Delivered in late 20 11 in Po rt city in the Reunio n Island, the ho using pro jects Malacca and Flo res are designed as an urban
co mplex and fo rms the entrance o f the develo pment zo ne Mail de l'Ocean, which aims to o pen the city to the po rt. This is a 9 sto rey blo ck o f functio nal mixity with 138 so cial ho using units divided into 53 student apartments, 24 so cial rented ho usings
and 6 1 intermediate rental ho usings. On the gro und flo o r services and businesses: tax o ffice, po st o ffice and a restaurant. In
additio n to the co ncepts o f diversity and energy savings, the pro ject is finely adapted to the climatic co nstraints.

urban co mplex fo rming the entrance o f the mall Ocean, which o riginally sho uld have been ho sting the tram-train. "The who le
design was guided by the questio n o f sustainable develo pment", says Philippe Jo uanen. This is true fo r energy with the
installatio n o f a pho to vo ltaic plant with a capacity o f 6 9 0 kWh, and so lar co llecto rs with an individualized sto rage per
apartment, "to empo wer peo ple." But also fo r the treatment o f bio climatic buildings: buildings implantatio n party, thro ugh its
faults, its ho llo w effects, these green squares, favo rs venturi effects and breakdo wn o f the two islands.
The acco mmo datio ns meet the reco mmendatio ns o f PERENE repo sito ry. These wo rkers thus receive a thro ugh natural
ventilatio n (high po ro sity, thin building, o rientatio n depending o n prevailing winds), the heat gains are limited by effective
sunscreens (walkways, ro o f o verhangs, caps, o n-ro o f) the greening o f buildings aro und is dense and based o n a plant palette
rich in endemic dry area.

Lo cated in a BIA in the city center, o n a rectangular plo t split in half diago nally, Flo res Malacca ho sts 138 so cial ho using units
divided into 53 student apartments, 24 so cial rented ho using and 6 1 intermediate rental ho using. On the gro und flo o r services
and businesses: tax o ffice, po st o ffice and a restaurant. In the No rth, 3 buildings make up the Malacca residence; So uth, Flo res
co nsists o f two buildings, all cro ssed by vegetatio n. The who le o peratio n in R 7 is strictly drawn, with sharp base, dressed
basalt sto nes, currents flo o rs with varied treatments and a cro wning o f attics, types o f ho uses in duplex o verlo o king.
Fractio natio n o f high vo lumes partially mitigates the perceptio n o f height. Bo th plo ts plurio rientées raise the issue o f the
management o f the sunshine o n the directio ns east and west. The answers vary depending o n the o rientatio n and berries to
pro tect: lo uvered verandas, co rrido rs depo rted, caps, vertical blades. Parking is under the building fo r co nvenience o f access
and co mfo rt reaso ns and fo r bio climatic reaso ns, since the building is so surro unded by green spaces, no t paved areas,
increasing the heat island effect urban.
Perennial materials were cho sen fo r their intrinsic qualities in a setting simple and co nsistent wo rk. The cho ice was also
fo cused o n safe building pro ducts fo r health, benefiting labels. It may well include wo o d (pine class IV), which is a renewable

thermal panels tro pical climate and no t dictate the metro po lis regulatio ns, inclusive to the ro o f. Such a settlement limit, in fact,
the ventilatio n po ssibilities o f the panels and therefo re increases their o verheating with a co nsequent decrease in yields.

and families, has led to tensio ns within the residences. This so lutio n requires a prio r tenant awareness and a learning amo ng
peo ple fo r living to gether.

necessarily desired. The multiplicatio n o peratio ns o ffering qualities similar spaces sho uld o verco me this inco nvenience.

internal temperature o f the premises do es no t exceed the o utside temperature. To be sure, dynamic thermal simulatio ns
(STD) were co nducted fo r each dwelling and specific studies fo r each sunscreen.All apartments are naturally ventilated with

Am bie nt e urbano : Flo res Malacca is intimately linked to the will o f the municipality to set a stro ng urban pro ject reviving
the sea the "Mail de l'Ocean" So with its o rigins. This is a pilo t pro ject that prefigures the amenities o f the develo pment zo ne
"Mail de l'Ocean" and embo dies the sustainable city pro per guidance by the municipality and by the SIDR. It reco nciles
sustainability, urban marking (height), identity and so cial ho using sentiment while creating a link between the district and the
heart o f to wn. The co mpact pro gram induces a high density o f 50 9 dwellings per hectare in a framewo rk o f qualitative life fro m
bio climatic co ncerns, enviro nmental, so cial and co mfo rt o f users o f ho using and the city.
On the gro und flo o r o f buildings, include services and sho ps, such as the tax o ffice, a po st o ffice and a restaurant. Permeable
areas in the center o f the o peratio n and aro und 24% o f to tal land easement that are planted and raised. So me vegetated walls
and facades feet are vegetated with species adapted to the enviro nment that requires little watering and maintenance. The
pro ject is a harmo nio us relatio nship with its immediate enviro nment by pro mo ting particular:

duplex pentho use withdrawal, respecting the neighbo rho o d level and o verall future velum.
