Located in the Hebei province, around 45 kilometers f rom Beijing, the building houses management, marketing and the technical department and sales division. T he two-storey building, with slopping walls and in the shape of a pyramid with cut-out top, is the workplace of 54 employees. T hey enjoy a range of f acilities on the company site, which is shared with the nearby VELUX window f actory. T he of f ice was completed in June 2013. It has signif icantly lower energy consumption than standard Chinese of f ice building. T he new Velux of f ice in Langf ang has been designed and built to meet several objectives: A real estate objective: - Co nso lidat e t he o perat io ns o n a single sit e (2 sit es bef o re) - Being a sho wc ase o f t he Velux pro duc t s - Sho w t he c o mmit ment o f t he Danish c o mpany t o sust ainabilit y and lo w c arbo n c o rpo rat e po lic y. This o bjective required engineering ingenuity as well as architectural experience. This building achives the right balance between passive so lar heating in winter, so lar shading in the summer, daylight harvest and natural ventilatio n. In particular, abo ve standard fresh air renewal rate have been planned. This was calibrated at 30 % abo ve euro pean standard requirements. This has been bo th a requirement in terms o f IAQ and a mean to achieve thermal co mfo rt o nly blo wing fresh air in spaces (thanks to the TABS co ntributio n to daily thermal lo ad leveling). Mo reo ver it is po ssible to use o perable Windo ws to increase fresh air everywhere in the building. He alt h & co m f o rt : Thermal co mfo rt is very go o d thanks to radiant system bo th in the flo o rs and ceilings. Besides the temperature difference between slabs and ro o m air is lo wer than usually is with radiant systems fo r three reaso ns: The slabs are "lo aded" during the night therefo re during the day the surface temperature has already varied to ward ro o m temperature, The water pipes are in the mid plan o f the slab, meaning the actual slab surface temperature is quite different fro m that o f the water, and lastly the radiant system ensures to meet the "base lo ad" whereas the fresh air system meets the daily variable lo ads meaning that the system is no t sized with large temperature difference to meet high lo ads. Since fresh air o nly is used to bring additio nal co mfo rt, users are no t subject to heavy draught induced by large airflo w rates. No t o nly the envelo pe is very efficient but the HVAC systems are well co mbined, a pro per mix between efficient techno lo gies and inno vatio n. We must mentio n that co mbining VAV dedicated o utdo o r air system, radiant slabs/ceilings based o n extreme thermal mass effect and gro und so urce heat pump was a challenge in China and a lo t o f effo rt has been put o n the integratio n o f systems and o n quality insurance. Lastly the BMS has been carefully designed and defined to just meet the need (no extra/unnecessary functio ns, the prio rity has been given to the use) - The building also aims at very go o d co mfo rt level. The target co mfo rt and indo o r air quality level have been defined as per CEN reco mmendatio n repo rt 1752:19 9 9 Class B - Fresh air rate has been increased by 30 % co mpared to the abo ve mentio ned Baseline bo th in o rder to impro ve IAQ and to meet co mfo rt zo ne. Indeed the pro ject is so efficient that o nly preco nditio nned fresh air is required to meet co mfo rt. This is also po ssible thanks to the principle o f TABS (Thermally Active Building Slab) that make best use o f thermal mass - Co mfo rt and Health is also ensured by an abundant daylight. One can say that Velux has designed the architecture o f the pro ject aro und daylight, that it is the DNA o f the building. As a result indo o r spaces are very pleasant. Daylight and views o n o utdo o r space (large green spaces with "happy farm" co ncept are visible fro m o ne side o f the building) are kno wn to be impo rtant facto rs fo r wo rkers well-being.
