Renzo Piano Building Workshop NUOVO CENTRO DIREZIONALE, TORINO / NEW OFFICE BUILDING, TURIN Il nuovo edificio per uffici, che rivoluziona i rapporti volumetrici del centro storico torinese, s’integra nelle funzioni urbane offrendo al suo interno ampi spazi di uso pubblico e si distingue per le innovative soluzioni tecnologiche che lo rendono un esempio di realizzazione a forte sostenibilità ambientale Revolutionising the volumetric proportions of Turin’s old city centre, a new skyscraper integrates with urban functions by offering appreciable spaces for public use inside, and is distinguished by innovative technological solutions that make it a shining example of environmental sustainability Foto/Photos Enrico Cano domus 994 Settembre / September 2015 28 GREEN DALLA RELAZIONE DI PROGETTO Il progetto per il nuovo centro direzionale Intesa Sanpaolo di Torino è al contempo un laboratorio ambientale e sociale e un progetto urbano, di un’urbanità discreta capace di stabilire un legame con gli abitanti della città. L’edificio è situato ai margini del centro storico, in prossimità della stazione di Porta Susa, all’incrocio nord-est tra corso Inghilterra e corso Vittorio Emanuele II; s’inserisce al centro di un’eccezionale concentrazione di servizi e attrezzature pubbliche a scala metropolitana, in una zona d’importanza strategica per la città. L’adiacente giardino Nicola Grosa è stato riqualificato e trasformato in spazio ludico, con alberi di differente altezza, prati e servizi per il quartiere. L’accesso al giardino da corso Inghilterra avviene tramite una galleria pubblica che attraversa la hall d’ingresso a piano terra del nuovo edificio. La torre, alta 166 m, si articola nel sottosuolo in tre livelli di parcheggio e un livello di locali tecnici e si affaccia su un giardino ribassato, attorno al quale si sviluppano il ristorante aziendale e l’asilo nido; fuori terra, si compone di 26 piani di uffici, un piano dei quali destinato alla formazione, nonché di spazi e servizi aperti al pubblico. Due volumi in particolare attestano la vocazione pubblica della torre: in basso, la sala conferenze, polifunzionale e flessibile, che, grazie a un solaio mobile e a un’acustica variabile, si trasforma in sala per esposizioni, concerti o spettacoli, a seconda delle necessità, e ospita 364 posti a sedere; in alto, la serra bioclimatica, ventilata naturalmente, che accoglie il pubblico su tre livelli: il ristorante con il giardino, la sala espositiva e la terrazza panoramica. A est e a ovest, la spina dorsale composta di ascensori e scale contribuisce all’effetto ‘dentellato’ del progetto, mentre a sud la scala di collegamento tra i vari piani incorpora un giardino d’inverno verticale, in cui i rampicanti filtrano la luce dietro facciate motorizzate, dotate di sfaccettature fotosensibili che cambiano a seconda del momento della giornata e della stagione. L’edificio è il risultato di una ricerca avanzata volta a sfruttare al meglio le fonti naturali di energia (acqua, aria, sole) e a limitarne il consumo complessivo. L’acqua di falda viene utilizzata per il raffrescamento degli uffici. L’energia solare viene catturata da pannelli fotovoltaici che rivestono l’intera facciata sud della torre. Gli uffici hanno un’altezza di 3,20 m e dispongono di un’illuminazione indiretta ottimizzata. Particolare attenzione è stata posta alle condizioni di lavoro dei dipendenti in termini di qualità di spazio, di luce e di comfort termico. La facciata vetrata a doppia pelle permette di limitare le dispersioni termiche in inverno e viene regolata in funzione degli apporti termici attraverso un sistema di aperture e schermature solari a lamelle motorizzate, che controllano l’irraggiamento e la luce nelle aree di lavoro. In estate, l’aria fresca notturna viene incanalata all’interno dei doppi solai in cemento che ne assorbono la freschezza per restituirla di giorno negli uffici con l’aiuto di pannelli radianti. L’insieme è gestito da sonde collegate al BMS (Building Management System) tecnologicamente più avanzato. Intorno a esso si dispongono il ristorante aziendale e l’asilo nido. Verso ovest si apre invece il parco urbano Nicola Grosa. In corrispondenza degli ultimi tre piani si sviluppa la serra bioclimatica. Al 35° piano si trova il giardino pensile con ristorante panoramico, al 36° una sala espositiva, al 37° una caffetteria con terrazza. Sotto la superficie verde è in via di realizzazione un parcheggio pubblico 0 10M SEZIONE LONGITUDINALE SULLA SERRA/ LONGITUDINAL SECTION THROUGH THE THREE WINTER GARDEN LEVELS domus 994 Settembre / September 2015 30 GREEN FROM THE ARCHITECTS’ PROJECT DESCRIPTION The project for the new head office of the Italian bank Intesa Sanpaolo in Turin was designed to be environmentally advanced and partially open to the public, with a discreet urbanity that unites it with the city’s inhabitants. The building is located on the edge of the historic centre near the Porta Susa railway station, at the northeastern intersection between Corso Inghilterra and Corso Vittorio Emanuele II. It lies in close proximity to an exceptional concentration of public services and facilities on the metropolitan scale in a zone of strategic importance for the city. The adjoining park, Giardino Nicola Grosa, has been upgraded and transformed into a playful area, with trees of different heights, lawns and neighbourhood facilities. Access to the park from Corso Inghilterra is provided by a public gallery that traverses the building’s entrance hall on the ground floor. Underground, the 166-metre-tall tower features three levels of parking garages, one level of utility rooms and a sunken garden around which are laid out the employees’ restaurant and kindergarten. Of the floors aboveground, 26 are for offices, including one for company training. The building also hosts spaces and services open to the public. Two volumes in particular contain the tower’s public functions. The lower one, on floors three and four, is the multi-purpose, flexible conference room with 364 seats. A movable platform allows it to be transformed into an exhibition, concert or performance hall with adjustable acoustics. Higher up, on floors 35-37, a naturally ventilated winter garden welcomes the public on three levels divided into a restaurant with garden, Sopra: il fronte sud, con il volume centrale aggettante che ospita un vano scale con un giardino d’inverno verticale, le cui piante rampicanti filtrano la luce proveniente dall’esterno. To the east and west, the building’s spines consisting of elevators and stairs contribute to enlivening the exterior and giving it a “dentellated” look. To the south, the staircase connecting the floors incorporates a vertical winter garden where creepers filter the light behind motorised facades fitted with lightsensitive louvres that change direction according to the time of day and the season. The building is the result of advanced research intended to take advantage of the surrounding natural sources of energy (water, air, sunlight) and limit overall consumption. Groundwater is used for cooling the offices. Solar energy is captured by photovoltaic panels covering the tower’s whole south facade. The 3.2-metre-high ceilings of the offices are equipped with indirect lighting, specifically modulated for the work environment. Particular attention was paid to the working conditions of employees in terms of quality of space, lighting and thermal comfort. Double glazing limits heat loss in winter. Heat input is controlled by a system of apertures and solar screens with motorised louvres that regulate indirect and direct lighting in the work areas. In summer, night air is channelled inside through the double concrete floor slabs, which give the offices coolness by day with the help of radiating panels. The indoor climate is controlled by probes linked to a technologically advanced building management system (BMS). Like the snow-capped mountains that form the backdrop to the city of Turin, the tower is covered with bright white materials (glass, lacquered aluminium and opalescent glass) that make it almost immaterial and as luminescent as ice. • Above: partial view of the giant beams on the utility level above the auditorium, during construction. This side of the building is mounted with 1,600 square metres of photovoltaic panels. The west-facing facade (opposite page, seen from the Nicola Grosa park) and the eastern one are constructed with a double skin, equipped with rotating louvres that guarantee ventilation in summer and thermal insulation in winter.
