SECTION II: OBJECT OF THE CONTRACT (SERVICES)
II.1) Description
II.1.1) Title attributed to the contract by the contracting authority
30-year contract (with a fee adjusted over the 30 years) for the functional and economic management of the
municipal facility “Antico Collegio” to be converted into a hotel with tourism-related services, territory
development and food and beverage services in general.
The contract includes for the awarded company the design and implementation of renewal works, the
structural adjustment of systems to comply with regulations as well as the global technical and functional
inspection and the commissioning of the accommodation facility.
The contract fee (premium) to be paid to the municipality, with anticipated half-yearly installments of half the
yearly installment, is thus established:
- Euros 30,000.00 for the first 5 years, Euros 60,000.00 from the sixth to the tenth year, Euros
75,000.00 from the eleventh to the twentieth year, Euros 90,000.00 from the twenty-first to the
thirtieth year.
- The fee shall not change, except for national ISTAT variation related to every year.
The annual average revenue of the facility, calculated on a 50% average use of rooms, is established in the
mid-term to approximately 600,000.00 €/year

II.1.3) Short description of contract
The object of the contract to be awarded is the functional and economic management of the facility known
as “Antico Collegio” belonging to the municipality mentioned above, in order to complete and run an
accommodation facility and tourism-related services for territory development .
The contract includes the design and implementation of renewal works and the structural adjustment of
systems to comply with regulations as well as the global functional and technical inspection and the
commissioning of the accommodation and tourism facility in general, entertainment, catering, food and
beverage services in general, territory development.
The contract includes construction works (for a lump sum of Euros 200,000.00) for commissioning, ordinary
and extraordinary maintenance of rooms and equipment, as well as design and construction works for
completing the building and obtaining the necessary permissions for commissioning the accommodation
facility, as well as:
- energy-saving retrofit upgrades of the facility, if necessary;
- completion works on systems and connections, as well as adjustment of safety systems;
- landscaping works.

III.1) Specifications
HOTEL “ANTICO COLLEGIO”:
- 34 double rooms, some of which can be equipped with beds for children under 12.
- a conference room with 99 seats;
- a restaurant with 86 seats;
- an ancient chapel to be converted into a wine house or wine tasting bar or exhibition center;
- provided with a garden and a scenic terrace;
The facility offers various excursions and entertainment activities in the neighborhood, both walking and riding bikes, mountain
bikes or horses exploiting local riding schools.
It can be a hotel, a restaurant, a center for tourist information and territory development promoting typical products and in particular
local wines, in relation to the nomination as UNESCO world heritage.

The tourist accommodation facility of Castelnuovo don Bosco is located in the former Salesian school Collegio Salesiano don
Bosco, the first institute founded by don Bosco in 1880 in Piedmont for hosting students and preparing them for a future job. It is 35
km away from Turin and from Asti, halfway between Turin with its residences of the Royal House of Savory and Asti, a historical
medieval town, both destinations of cultural tourism in Piedmont.
UNESCO LAND
The area Castelnuovo don Bosco - defined as “core zone” of ‘FREISA’ vine variety - is UNESCO nominee for Vinicultural
Landscapes of Langhe, Roero and Monferrato.
LAND OF SAINTS
The historical center of Castelnuovo don Bosco is three kilometers away from the Basilica Pontificia del Colle don Bosco, visited by
about 800,000 pilgrims willing to see Don Bosco’s house and the houses where Saint Giuseppe Cafasso, Blessed Giuseppe
Allamano and Cardinal Giovanni Cagliero lived.
LAND OF WINES
Castelnuovo is surrounded by a large area where vines are cultivated, with wine cooperatives for the production, promotion and
marketing of FREISA, MALVASIA Doc – BONARDA, ALBUGNANO, COLLINELLO, BARBERA wines.
WOODS AND COUNTRY ROUTES
The territory of Castelnuovo don Bosco includes two environmentally protected natural areas:
- In Mondonio: Areale della Madonna di Raseto – walking and mountain bike riding routes surrounded by nature
- In Nevissano: Areale della Madonna di Cornareto – walking and mountain bike riding route – from Castelnuovo don Bosco to the
Abbazia di Vezzolano.
THE ROMANESQUE
Castelnuovo don Bosco is the capital of Romanesque in the Asti territory with three Romanesque chapels: S. Eusebio, S. Maria di
Cornareto, S. Maria di Raseto, all of which date back to the 12th century, and is three kilometers away from Canonica Regolare di
Santa Maria di Vezzolano, better known as Abbazia di Vezzolano, a gem of European Romanesque and Gothic architecture which is
part of Europe’s Trans-Romanesque circuit.
SHOPPING AND SERVICES
A weekly market (on Thursdays) with 80 stalls enlivens Castelnuovo’s streets and places, together with about seventy shops among
which two supermarkets and a shopping mall as well as many craftmen’s shops.
