Existing walls were plated with gypsumcoated panels, coupled with linings and fibers
conducive to thermal and acoustic insulation,
and a double-layer gypsum fiber board fixed
to the outer layers.
The new interior walls were partitioned using
a drywall a system with double-layer gypsum
fiber board, mineral wool insulation inside the
cavity, and a gypsum panel coupled with
an acoustic insulation layer, in order to meet
thermal and acoustic insulation performance
levels required by law and to deliver indoor
comfort and wellbeing. A new three-layer
insulation system was installed on the loadbearing floor, with systems applied on the
next layer, and finished floor on top.
Alle murature esistenti sono state associate,
tramite placcaggio, lastre di gesso rivestito
accoppiate a manti e fibre atti a svolgere
isolamento termo-acustico, chiuse con
doppia lastra di fibrogesso.
Le nuove pareti interne sono state realizzate
a secco, costituite da doppia lastra di
fibrogesso, con all’interno lana minerale e
pannello composto da gesso accoppiato
a manto fonoisolante al fine di soddisfare
l’isolamento termo acustico previsto per
legge e raggiungere lo stato di comfort
abitativo.
Ai solai esistenti è stato aggiunto un
pacchetto di isolamento acustico composto
da tre strati, sopra il quale poi sono stati
alloggiati gli impianti e infine i pavimenti.

KNAUF VIDIWALL SYSTEM
Vidiwall metal framework walls consist in
U-shaped and C-shaped metal sub-structures
and a double layer of Knauf Vidiwall XL
gypsum fiber board (gypsum combined
with cellulose and additives) on each side
of the frame. The framework is attached to
construction slabs and to adjacent perimeter
walls. Insulation materials as well as electrical,
hydraulic, etc. systems can be lodged within
the wall cavity.
When designing the metal framework,
expansion joints of the existing building should
be considered. Where continuous walls
exist, expansion joints should be installed
at a spacing of 8 -10 m. In case of specific
requirements (walls which demand high
levels of sound insulation), you can install two
rows of parallel studs – adjacent or distanced
– in order to house systems within the walls
(wall for systems installations W366).

Le pareti ad orditura metallica Vidiwall sono
composte da un’orditura di profili metallici ad
“U” e a “C” e da un rivestimento su entrambi
i lati di due strati di lastre in gesso additivate
e cellulosa Knauf Vidiwall XL. L’orditura viene
fissata alle solette e alle pareti perimetrali
adiacenti.
Nell’intercapedine della parete si possono
inserire i materiali isolanti e le istallazioni
impiantistiche (elettriche, idrauliche ecc.).
Progettando l’orditura metallica è necessario
rispettare i giunti di dilatazione dell’edificio
esistente. Nel caso di pareti continue è
necessario realizzare i giunti di dilatazione
ogni circa 8 - 10 m. Nel caso di requisiti
particolari (ottenimento di un alto potere
fonoisolante della parete), è possibile
montare due file di montanti paralleli
adiacenti o distanziati per l’inserimento degli
impianti all’interno della parete (parete per
installazioni impiantistiche W366).

The Aquapanel® System is an advanced
drylining system for exterior and interior
applications under extreme conditions: walls,
supporting walls, ceilings, and façades,
possessing severe moisture and thermal
exposure resistance and high performance
solutions.
The panel consists in a cement board with
reinforcing mesh applied on both sides. It
is lightweight and easy to use, suitable for
interior applications with particularly high
and/or aggressive moisture conditions.

Stone wool slabs with thermosetting resins,
chemically neutral, non-combustible,
reaction to fire A1 (melting point above
1000°C). Water-repellent, providing water
vapor permeability, long-term stability; does
not promote growth of micro-organisms.
Environmentally compatible because it
contains fibers that have low biopersistence,
in compliance with EEC Regulation 97/69/
CE. Polyrock is not a carcinogenic material
and therefore not considered dangerous
to your health. It is used as a thermal and
soundproofing product in partition walls made
out of brick or plasterboard, in metal box
sections for correcting sound transmission,
in perimeter walls, roofs, attics, continuous
façades and ventilated walls. It is also used
as a soundproofing product in wooden and
concrete/masonry floor slabs (with particularly
high density) to lessen impact noise.

Thermomax N is a self-supporting breathable,
acoustic and thermal insulation panel for
double brick or drywall systems. It is an
innovative product that uses a unique
process to deliver a soft surface on one side
and a rigid surface on the other, making it
suitable to apply other high performance
products to offer additional properties. It is
made of 100% polyester fiber, heat-fused
without adhesives, entirely recyclable, nondrip Class 1 flame-retardant, with absent
smoke toxicity and opacity, classification
F1. The panel does not generate fibers and/
or dust after extensive stress tests, providing
excellent water vapor permeability, and does
not support micro-organism growth.
It provides soundproofing and thermal
insulation for walls and supporting walls, within
wall cavities, especially exterior walls or as
a visible aesthetic solution protected with
technical fabric or perforated sheet.

Thermomax N è un pannello traspirante
autoportante per l’isolamento termoacustico
di pareti doppie in laterizio o a secco. E’
un prodotto innovativo e mediante un
particolare processo viene reso morbido
da un lato e rigido dall’altro , sul quale
si potranno accoppiare altri prodotti
particolarmente performanti per offrire
altre prestazioni. E’ composto da fibre di
poliestere al 100%, termo legate senza
collanti, totalmente riciclabili, autoestinguenti
Classe 1 non gocciolanti, con tossicità ed
opacità dei fumi assente con classificazione
F1. Il pannello non rilascia fibre e/o polveri
anche se sollecitato a lungo , ha un’ottima
permeabilità al vapore ed è inattaccabile da
microrganismi

Low-thickness dry lining panel made with a
15 mm gypsum-coated board coupled with
a 5 mm thick Polyprill soundproofing layer
consisting of a mix of reclaimed natural and
synthetic vulcanized rubbers. Manufactured
by Polymaxfactory, this lining is specifically
designed for wall and ceiling applications
with poor soundproofing caused by faulty
insulation installation or poor quality insulation
systems. The boards are installed on steel
studs or, in certain cases, they can be applied
directly onto walls and ceilings with a specific
adhesive and plastic wall plugs/dowels. The
superior soundproofing power of this product
allows upgrading untreated walls. To provide
optimal sound dampening levels, the system
should be topped with second gypsum board
layer laid with staggered joints.
Pannello per controplaccaggi a basso
spessore composto da una lastra di gesso
rivestito da 15 mm accoppiata ad un manto
fonoisolante Polyprill, costituito da una
miscela di gomme vulcanizzate naturali e
sintetiche provenienti da eco-riciclo spessore
5 mm. Prodotto da Polymaxfactory , viene
usato come rifodera di pareti e soffitti
particolarmente deboli acusticamente per
difetto di posa o di qualità dell’isolamento.
Si applica su orditura metallica oppure, in
alcuni casi, può essere anche direttamente
fissato mediante apposito collante e tasselli in
plastica, alla superficie verticale da trattare.
Il potere fonoisolante del prodotto è così
alto da poter recuperare anche pareti non
trattate. Per una ottimizzazione acustica il
sistema dovrà essere racchiuso da un’altra
lastra di gesso rivestito a giunti sfalsati.

The special Fermacell dry flooring system
consists of two 10 mm or 12.5 mm thick
Fermacell gypsum fibreboards glued
together. The two boards are offset from
one another, so that there is a 50 mm wide
rabbeted edge. The element dimensions are
1500 x 500 (with 0.75 m² surface area).

Original stone floors in common areas
were refurbished and, where necessary,
integrated.
Venetian terrazzo flooring in the traditional
style was created in ground, first and second
floor residential units. Third floor mansard units
have beautiful walnut plank flooring.
Marble slabs adorn bathroom walls, floors and
shower trays.
The pedestrian entrance and the canal
entrance were in part restored and in part
improved to provide superior technical
performance.
Entrances to individual residential
apartments have Class 4 reinforced, burglarresistant doors, with excellent thermal and
soundproofing qualities and wood finish.
Double-paned exterior windows and doors
with walnut wood finish, and low-e glass,
provide the highest sound and thermal
requirements. Shutters are made of wood
and hand-varnished as required by the
Superintendency.
There are three kinds of interior doors,
depending to individual apartment
characteristics: lacquered, walnut or poplar
root.

Nelle parti comuni sono state recuperate e,

Nelle unità abitative dei piani terra, primo e
secondo è stato realizzato un pavimento in
terrazzo alla veneziana, secondo la tecnica
tradizionale; al piano terzo, mansardato, il
pavimento è in splendide tavole di noce.
Le stanze da bagno hanno pavimenti,
rivestimenti e piatti doccia in marmo.
I portoni d’ingresso pedonale e ad acqua
sono stati in parte restaurati ed in parte
migliorati nelle prestazioni tecniche
I portoncini d’ingresso alle unità abitative
sono di tipo blindato, classe 4 antieffrazione
con isolamento acustico e termico e finitura
con pannelli in legno.
I serramenti esterni sono in legno, tinta noce,
completi di vetrocamera con vetro basso
emissivo, con i migliori requisiti termo- acustici.
Gli scuri sono in legno, verniciati a mano,
come richiesto dalla Soprintendenza.
Le porte interne sono di tre tipologie, a
seconda delle caratteristiche delle singole
unità: laccate, in noce o in radica di pioppo.

Margraf’s contribution: modern restyling of
bathroom areas, Fior di Pesco, Carnico,
New Calacatta and Emperador Dark tiling
with open vein laying according to old
traditions. Flooring and wall claddings were
applied on-site with adhesives onto prepared
sub-floor or wall, with an average bedding
slab of 4-6 cm for floors (ca. 5 m2) and wall
cladding (ca. 24.00 m2). The marble slabs are
2 cm thick and were cut to size.
