Informazioni generali sulla zona circostante:
Il terreno degli appartamenti e la mezza villa, si trovano approssimativamente a 100 m dal Mar
Mediterraneo (Ionio), ai confini del paese di Capo Rizzuto. Esso è situato nella regione Calabria, in
provincia di Crotone e nel comune di Isola Capo Rizzuto. L’ambiente può essere descritto come molto
tranquillo, un’area rurale con natura incontaminata, perfino durante l’alta stagione. Le montagne (altezza
massima 1800 m) del Parco Nazionale della Sila, sono approssimativamente a 15 minuti di automobile. Si
può arrivare sulle spiagge del Mar Ionio a piedi ed è un piacere per chi pratica fish watching e immersioni.
Una spiaggia per nudisti (Pizzo Greco) è nelle vicinanze.
In questa zona del comune non si trovano bar, locali all’aperto o discoteche ad ogni angolo, comunque a
luglio e agosto c’è sicuramente qualcosa da fare (per i giovani) nelle vicinanze.
Capo Rizzuto può essere – a parte con i mezzi privati – raggiunta con gli autobus, con il treno (Crotone &
Catanzaro) e con l’aereo (Crotone & Lamezia Terme, rispettivamente a 10 & 60 minuti di automobile).
Informazioni generali sugli appartamenti:
I due appartamenti fanno parte di una villa di recente costruzione. I proprietari occupano la mezza villa di
piano terra, mentre gli appartamenti sono attici, ognuno con una superficie abitabile
approssimativamente di 98 mq, con in più 70 mq di terrazze esposte a nord e/o a sud degli appartamenti,
entrambe con vista sulla baia del Mar Ionio.
Gli appartamenti sono così costituiti: 3 stanze da letto doppie, 1 bagno spazioso, 1 soggiorno-cucina (la
cucina è completamente attrezzata, con fornelli a gas naturale, forno, microonde, frigorifero e un
congelatore); perciò adatte per un massimo di 6 persone.
Informazioni generali su la mezza villa:
Come gli appartamenti, la mezza villa (nuovo di 2006) è completamente attrezzata. I diversi in più con gli
appartamenti sono: La superficie abitabile di 160 mq, con in più 90 mq di terrazze esposte a sud e ovest
della villa. Sono costituito cosi: un ampio ingresso, 1 soggiorno spazioso; 1 cucina completamente
attrezzata inclusi lavastoviglie e microonde, 1 bagno del giorno, 3 stanze da letto doppie (1 con bagno,
lavabo e doccia), 1 bagno spazioso (water/bidet/doppio lavabo/vasca e 2x docce), perciò adatte per un
massimo di 10 persone.

I terreni attorno alla villa sono chiusi e sicuri, includono - se necessario - un garage coperto;
Il costo dell’affitto per l’appartamento e/o meta villa comprende la cucina completamente
attrezzata, radio, tv, internet, i lenzuoli per i letti, asciugamani, corrente elettrica, gas naturale
e l’uso di una lavatrice;
Il prezzo include anche i mobili del terrazzo, ombrello e/o gazebo e bbq;
Per i bambini è disponibile: culle, seggiolini e passeggini;
Dentro il terreno è una piscina (per i bambini) disponibile (3,50 x 0,75 m), in estate;
Per il mare è un surf, mute e ombrelle disponibili;
Da prendere in considerazione la possibilità di usare il telefono, fax e biciclette;
Su richiesta può lasciare fare pedicure e ceretta a casa;
Se entrambi gli appartamenti sono fittati nello stesso periodo da un unico gruppo, per esempio da
un gruppo di 12 persone, c’è uno sconto del 10% sulla somma totale dell’affitto;

In agosto l’affitto può essere - per principio - solo mensile (mai meno di due settimane). Durante
gli altri mesi è possibile prendere in affitto settimanalmente;
Se qualcuno desidera fittare per più di un mese, per esempio per una permanenza che duri tutto

I membri dell’I.P.A. hanno diritto ad uno sconto del 10%, eccetto luglio e agosto;

Appena l’inquilino e il proprietario si mettono d’accordo sul periodo e sul costo d’affitto,
l’inquilino deve pagare il 50% dell’importo stabilito, o in contanti, oppure sul conto bancario del
proprietario (in Italia o in Olanda). Appena questa somma è pagata o registrata sul conto bancario,
la prenotazione è effettiva e la convenzione sarà direttamente data o mandato via posta
all’inquilino;
Il rimanente 50% del costo dell’affitto deve essere pagato in contanti all’arrivo dopo un controllo
dell’appartamento(i), o mezza villa, dall’inquilino;
Quando richiesto, un formale contratto d’affitto – con le condizioni generali – è consegnabile per

Appartementen en halve villa te huur aan de kust
van Zuid-Italië
Algemene informatie m.b.t. de omgeving:
De betreffende appartementen en halve villa zijn gelegen op plm. 100 mt. van de Middellandse Zee (Ionische
Zee), aan de rand van het dorp Capo Rizzuto; dat bevindt zich in de streek Calabrië, provincie Crotone en
gemeente Isola Capo Rizzuto. De omgeving kan worden omschreven als zeer rustig met veel ongerepte natuur,
zelfs in het hoogseizoen. De bergen (tot max. 1.800 mt. hoogte) van het Nationale Park “Sila”, zijn vanaf plm.
15 min. rijden. De Midd. Zee is op loopafstand (350 mtr) en zeer prettig om o.a. te zwemmen en te
snorkelen. Een naturistenstrand (Pizzo Greco) is in de nabijheid.
In dit dorp vindt men niet op elke hoek van de straat een bar, ijssalon, terrasje of discotheek, hoewel dat in
juli en augustus (zeker voor de jeugd) op korte afstand aanwezig is.
Capo Rizzuto is - naast het eigen vervoer - bereikbaar per bus, trein (Crotone & Catanzaro) en vliegtuig
(Crotone & Lamezia Terme, resp. 10 & 60 min. rijden).

De 2 volledig ingerichte appartementen maken onderdeel uit van een nieuw gebouwde villa. De eigenaren
bewonen een benedengedeelte en de appartementen mogen worden ingeschat als een soort penthouse, ieder
met een oppervlakte van plm. 95 mt. woonoppervlak, plus plm. 80 mt. noord- en/of zuidterrassen, inclusief
uitzicht over de Middellandse (Ionische) Zee.
De indeling per appartement bestaat uit: 3 dubbele slaapkamers, een ruime badkamer en een woonkamerkeuken; (keuken volledig ingericht, met gasfornuis, oven, magnetron, koelkast en diepvries); derhalve
geschikt voor 6 personen.
Algemene informatie m.b.t. de halve villa:
Zoals bij de appartementen is de halve villa (nieuwbouw en medio 2006 in gebruik genomen) volledig
ingericht. De verschillen met de appartementen zijn: het woonoppervlak is 160 m2, plus plm. 90 m2 terrassen
aan de zuid en westzijde. De indeling bestaat uit: ruime inkomsthal met toilet, ruime huiskamer, luxe keuken
met o.a. afwasmachine en magnetron, 3 slaapkamers (waarvan 1 met toilet, wastafel en douche), ruime
badkamer met dubbele wasbakken, wc, bidet, ligbad en 2 douches; derhalve geschikt voor max. 10 personen.

Zodra huurder en verhuurder akkoord zijn over de huurperiode en huurprijs, dient de huurder 50%
van deze overeengekomen huurprijs of cash te betalen, of over te maken op de aan te geven
bankrekening (NL of IT). Zodra deze som is betaald c.q. bij de bank is gearriveerd, is de

Apartments and a half villa for rent on the
southcoast of South-Italy
General information about the surroundings:
The concerning apartments and the half villa are located at approximately 100 mt. from the Mediterranean
(Ionian) See, bordering the village Capo Rizzuto. This is located in region Calabria, province Crotone and
municipality Isola Capo Rizzuto. The environment can be described as a very quiet, rural area with untouched
nature, even in the high-season. The highlands (until max. 1.800 mt.) of the National Park “Sila”, is from
approx. 15 min by car. The Ionian See can be reached by foot (300 mt) and is a pleasure for snorkelling and
scuba diving. A naturist beach Pizzo Greco is nearby
At this site of the municipality you won’t find a bar, terrace or disco on every corner, however in July and
August it is (certainly for youngsters) nearby.
Capo Rizzuto can – apart from private transportation – be reached by bus, train (Crotone & Catanzaro) and
airplane (Crotone & Lamezia Terme, resp. 10 & 60 min. drive).

The two apartments are part of a newly constructed villa. The owners occupy the ground floor, while the
apartments are penthouses, each with a living-surface of approx. 95 m2, with in addition approx. 80 m2
terraces at the north and/or south of the apartments, both with a bay view of the Ionian See.
The apartments consist of: 3 double bedrooms, 1 spacious bathroom and one (1) living room/kitchen
combination; (kitchen is fully equipped, with natural gas-stove, microwave, oven, refrigerator and deep
freezer); therefore suitable for 6 persons.
General information about the half villa:
The fully equipt half villa (finished its construction in 2006) is a part of the Casa-Bahati domain. The extra
differences with the apartments are: living-surface of approx. 160 m2, terraces approx. 90 m2 at the south
and west of the villa. The half villa consist: large income with bathroom, spacious living-room, luxury kitchen
with dishwasher and microwave, 3 double bedrooms (one with bathroom, wash-stand and shower), spacious
bathroom (double wash-stands, toilet, bidet, bath, 2x shower). This half villa is suitable for 6 to 10 persons.

Grounds around the villa are closed and secured, including - if necessary - a secured garage;

As soon as the owner and the principal tenant agree about the rental period and rental fee, the
principal tenant has to pay 50% of the agreed fee, either in cash, or at the owner’s bank account
(in Italy or Holland). As soon as this sum is paid or booked into account, the reservation is a fact
and the original agreement will be directly given or sent by mail to the principal tenant;
The remaining 50% of the rental fee is to be paid cash upon arrival and after inspection of the
apartment(s) or half villa by the principle tenant;
With the first paid 50% in mind, it might be considerable to take out insurance (in case you need
