Characteristics
The Castello di Petroro property is situated in the
village of Petroro, within the district of Todi, along
the B-road which connects the small town of
Ponterio to the village of Bastardo.
The 13th century property is 400 metres above
sea level and enjoys rather mild winters and cool
summers. It overlooks one of the finest valleys of
central Umbria, offering views of woods and
footpaths which are ideal for trekking and horseriding, while in the distance can be seen the ridge
of Todi.
The property, with a total surface area of about
2,500 square metres, is made up of four main 2-3
storey buildings about 7 to 12 metres high
arranged in such a way as to create a small piazza within. A fifth building, of
typically Medieval exterior, encloses the piazza.
The five buildings together form a homogenous unit, enlivened by
distinguishing features such as the tower on the South side and the pigeon
tower on the East side.
The property is just a few kilometres from Todi and near other historic towns
such as Perugia and Assisi (about 60 km), Orvieto and Spoleto (about 50 km),
Roma (130 km) and Firenze (180 km).
The property is easy to reach. From the E45 Orte-Ravenna dual carriageway,
take the Todi exit and. proceed for a few kilometres along the road which leads
to Foligno (the B-road Ponterio-Duesanti-Bastardo).

Potential projects:
The property is near Todi, well known for its cultural activities and economic
dynamism. It is the town of choice for artists and business people due to its
tranquil setting, wide range of services, well developed local economy and
vicinity to Rome.
All these elements make the property an ideal investment opportunity,
particularly as a high quality hotel. Given its characteristics and panoramic
location, the property will be used as a hotel and restaurant. The management
will be determined by a public bid to tender.
Current type of use:
Tourist development; agricultural land
Potential economic sectors:
The property known as Castello di Petroro will, according to the guidelines of
the Todi Town Council, be transformed into a hotel. The restoration of the
building into a hotel provides for deluxe living accommodation in an
exceptional natural context while maintaining the architectural integrity of the
building.
A restaurant offering local dishes adapted and structured to international
standards is planned, which in conjunction with the use of the Roman temple
of San Martino will be able to enter the banqueting and haute cuisine market.
The restaurant will also allow local people to enjoy this property which will in
turn give visibility to producers and local companies involved in this type of
business. The surrounding land, mainly woods and fields owned by the local
authority plus a 10 hectare vineyard, will be able to provide added value to the
property through its usability and food production interest.
