A Star is Born
Un progetto innovativo a Jesolo, che si ispira all’architettura tipica di Venezia e a quella
delle costruzioni rurali della laguna. Un’opera di grande respiro nel massimo rispetto
ambientale e paesaggistico.
An innovative project in Jesolo, inspired by
Venetian architecture and by the rural buildings of the lagoon. A great comprehensive
project carried out with the utmost respect for
the surrounding environment and landscape.
La mia idea di moderno, di architettura nel contemporaneo, consiste proprio nella diversità,
l’idea di costruire ogni volta qualcosa di nuovo che sia il risultato di un esame dettagliatissimo
del contesto e delle circostanze che sono intorno alla costruzione ...
... la mia architettura cerca di rispondere in modo originale alle condizioni particolari dei
singoli progetti. Ciò significa che è molto difficile stabilire un tratto comune, un’unità di
paragone tra gli edifici che ho realizzato a Lione piuttosto che a Copenhagen o a Lucerna.
Non è mai la stessa cosa: si tratta ogni volta di tradurre l’idea architettonica attraverso
espressioni molto diverse: l’architettura è un modo unico di provocare emozioni.
My idea of what is modern, of architecture in contemporary times, lies precisely in the idea
of diversity – the idea of building something new every time, which is the result of a very
detailed assessment of the context and of the circumstances surrounding the building…
... my architecture seeks to respond in an original way to the distinctive circumstances of
each individual project. This means that it is very difficult to establish a common feature,
a term of comparison between the buildings I have designed in Lyon or in Copenhagen or
Lucerne.
It is never the same: each time, it’s a case of translating the architectural idea through very
different expressions – architecture is a unique way to inspire emotions.

Jean Nouvel è considerato uno dei più importanti architetti del nostro tempo, autore di
alcune fondamentali testimonianze dell’architettura contemporanea fra le quali l’Istituto del
Mondo Arabo e la Foundation Cartier a Parigi, l’Opera de Lyon a Lione, il Musikhalle di Lucerna, la Galerie Lafayette a Berlino. Tra le opere recenti troviamo l’ampliamento del Museo
Reina Sofia a Madrid e la Torre Agbar a Barcellona. Nella particolare poetica architettonica
di Nouvel è evidente il valore della diversità, manifestato nella particolare attenzione alle
condizioni del luogo, inteso sia in senso fisico che culturale. La sua architettura, sensibile
alle mutazioni del mondo contemporaneo, esprime ogni volta in modo diverso, linguaggi
e forme che interpretano il luogo e il contesto. Le sue opere sono sospese tra due poli: il
desiderio dell’estetica della de-materializzazione dell’architettura e la volontà di ri-affermare
la massa solida della terra, creando volumi che plasmano un landscape artificiale introiettando spazi e funzioni urbane.

Jean Nouvel is widely recognised to be one of the most important architects of our time,
responsible for several fundamental examples of contemporary architecture, such as the
Institut du Monde Arabe and the Fondation Cartier in Paris, the Opera Nouvel in Lyon, the
Musikhalle of Lucerne and the Galerie Lafayette in Berlin. Among his most recent projects
are the Reina Sofia Museum expansion in Madrid and the Agbar Tower in Barcelona.
In Nouvel’s distinctive architectural vision, one can find a clear appraisal of the importance of
diversity. This is manifested through the special consideration given to the contextual conditions of a project, intended both in a physical dimension (the place) and in its cultural sense.
His architecture, receptive to the changes of the modern world, expresses a variety of languages and shapes that interpret the place and context – the result is different with each
project. Nouvel’s works are suspended between two opposite poles: the desire for an architecture dematerialisation aesthetics and the wish to reiterate the Earth’s solid mass by
creating volumes that mould an artificial landscape introjectingspaces and urban functions.

Parlare di Venezia vuol dire parlare non solo di una città ma soprattutto di un luogo fuori
dal tempo e dallo spazio, immersi in sensazioni magiche fino a perdere la sensazione
della realtà. Nata sulle isole della laguna, gli edifici scorrono uno a ridosso dell’altro in
un unico e denso tessuto ricco di arte e tradizione. Chiese, grandi palazzi nobiliari, magazzini, laboratori, arsenali e abitazioni convivono insieme in una rara armonia. Ricca di
manifestazioni artistiche e culturali, Venezia rappresenta, senza dubbio, il cuore pulsante
dell’arte italiana.
To write about Venice does not only mean to describe a city but, above all, to portray a
place beyond time or space, immersed in magical impressions that lead you to a loss of
all sense of reality. Established on the islands of the lagoon, the city’s buildings follow
one another in a unique and dense urban fabric, rich with art and traditions. Churches,
grand noble palaces, warehouses, workshops, dockyards and residential houses coexist
in rare harmony. With its countless art and cultural exhibitions, Venice is without doubt

Materiali e dettagli si coniugano con le suggestioni dell’architettura veneziana. Una struttura
semplice di aste e travi che si susseguono in un ritmo preciso per creare e dare corpo alle
diverse residenze.
Sospesa su un prato e affacciata sul mare, Stella del Mar esprime il carattere del luogo per
immedesimarsi armonicamente nell’ambiente che la circonda.
Materials and details combine with the inspirations from Venetian architecture. A simple
structure of shafts and beams alternating in a precise rhythm create and give shape to the
different residential units.
Suspended above a lawn and overlooking the sea, Stella del Mar expresses the character of
its setting, blending harmoniously with the surrounding landscape.

potranno scegliere sia la disposizione dei locali che le loro finiture.
The finely designed residential units represent the heart of the project. Private and intimate
places where everyday life is experienced among refined details and elegant features.
Naturally, every residential unit can be customised according to individual tastes: owners can
choose the room layout as well as the fixtures and fittings.

Tutto è stato curato nei minimi dettagli fin dall’impianto urbanistico. Aree verdi, le destinazioni alberghiera e residenziale, i coni visivi per dare trasparenza all’edificio, la circolazione,
agevole e intuitiva, la razionalizzazione dei passaggi pedonali. Un progetto che tiene conto
delle esigenze della famiglia e del vivere a contatto con la natura.
All has been meticulously designed, down to the last detail, starting from the urban layout. Green spaces, the different residential and hotel areas, the view cones that give greater
transparency to the building,– an easy and instinctive traffic circulation, the optimisation of
pedestrian crossings and walkways. A project that puts the family first as well as answering
to the need of living close to nature.

Anche dalla planimetria del complesso, emerge il carattere fortemente rivolto alla relazione
del costruito con l’ambiente. Gli ampi spazi verdi sia comuni che privati, sono pensati per
creare un vero polmone verde oltre che a creare la privacy necessaria alle varie proprietà. Nella progettazione è stata data estrema importanza ai rapporti tra natura ed edificio nel rispetto
della massima compatibilità ambientale.
The project’s true nature, which is strongly centred on the connections between the building
and its environment, also emerges from the layout of the residential complex. The vast green
areas, both communal and private, are designed to create a veritable green lung within the
complex as well as to ensure the necessary privacy for the different residential units. During
the planning process, great consideration was given to the relationship between the natural
landscape and the residential complex while observing the highest environmental standards.

Stella del Mar è un complesso residenziale fortemente caratterizzato dall’impiego di tecnologie volte al risparmio energetico e alla sostenibilità ambientale. Nel progetto è stata data
particolare attenzione all’impiego di materiali ecosostenibili per i rivestimenti delle facciate,
utilizzando materiali amici dell’ambiente: i serramenti in legno, l’uso di legni europei per i
pavimenti interni, il recupero dell’acqua piovana per l’irrigazione dei giardini, l’installazione
di pannelli fotovoltaici e solari termici ed un ampio uso di tecnologia domotica. Tutte le residenze, oltre a godere di tutti i comfort legati all’impiego di soluzioni costruttive e materiali
di pregio, sono caratterizzate da un’elevata efficienza energetica che permette l’abbattimento
sensibile dei costi per la climatizzazione e la produzione dell’acqua calda.
Stella del Mar is a residential complex that is strongly marked by the use of technology to
save energy and maintain environmental sustainability standards. Special consideration was
given to the use of environmentally sustainable material for the facades and in many other
contexts: the use of wooden closing fixtures and of European wood for indoor flooring, the
recovery of rainwater for garden irrigation, the installation of solar panels and solar thermal
collectors as well as a widespread use of domotics technology. All residential units benefit
from the use of quality materials and building solutions and are marked by high energetic efficiency resulting in substantially lower costs for air-conditioning and hot water production.
