FondiImmobiliari: [INVESTO BUILDING] by Massimiliano Sciullo il pozzo enza I fondo s l mattone come investimento-rifugio. Beh, dove sta la novità? Non serve certo essere un raffinato analista dei mercati finanziari per conoscere questa regola che vale ormai dalla notte dei tempi. Eppure investire in immobili si può fare, da qualche tempo a questa parte, in maniera diversa. Una modalità innovativa che se da un lato richiede comunque tempi di attesa medio lunghi prima di osservarne i frutti (come d’altra parte accadrebbe in qualunque caso di acquisto di un immobile come fonte di reddito), dall’altro libera l’investitore dall’obbligo di raggiungere una certa quota di patrimonio (propria, o tramite un mutuo) per realizzare l’acquisto. Questo nuovo strumento, che appartiene al più grande universo del risparmio gestito, è rappresentato dai Fondi comuni di investimento immobiliari. Well, is this a news? There is no need of being a fine financial markets analyst to know this rule that counts since the down of times. And yet, investing in real estate is something that can be done, for some time now, in a different way. An innovative procedure that if on one hand requires for mid-long waiting times before the results are shown (just like it would happen in whichever case of buying a real estate as source of income), on the other side sets the investor free from the obligation to reach a certain amount of assets (owned or by loan) to realize the purchase. This new tool, belonging to the big universe of the assets management, is represented by real estate investment funds. A kind of Ltd of the field, if we want to make it simple in which every single participant acquires the part that is able to pay and, cooperating to the “network” with other participants is able to realize the necessary fortune to buy for real one or more real estates. In Italia si ha traccia di queste nuove tipologie di investimento più o meno dal 1998 e fin da subito si sono distinti per la loro capacità di conservare il proprio valore nel tempo. Certo, anche questo settore non è immune dalle ondate negative che la crisi internazionale sta portando con sé in questi anni, ma messi a confronto con altre tipologie di investimento, qui si può parlare di un porto più riparato. Un altro aspetto accattivante, per chi ha un patrimonio da mettere in gioco e soprattutto ha tempo per aspettare (anche se esistono via d’uscita a breve termine, visto che non si tratta di una casa comprata personalmente, ma di una partecipazione a un fondo collettivo) è legato alla controtendenza che mette in luce nel momento in cui altri tipi di soluzioni garantiscono tassi di interesse in calo. E poi c’è la fiscalità: in Italia questi fondi sono esenti da imposte dirette e godono di un trattamento agevolato per imposte di registro e catastali. Sui dividenti del fondo, invece, si applica un’imposta del 20%: a titolo di acconto per le persone giuridiche, a titolo definitivo per le persone fisiche, i singoli risparmiatori insomma. And then there is taxation: in Italy these funds are direct tax free and enjoy a preferential treatment for stamp and cadastral duty. On the fund dividends, however, it is imposed a 20% tax: as an advanced payment for corporate entities, as a complete payment for individuals, the common savers, in short. But how do these funds work, concretely? Theoretically, once that the prearranged asset critical mass is reached, the fund administrator invests not less than two-thirds in real estates (or anyhow in property rights or shares in real estate companies). On the object of the purchase there are several possibilities: the fund may be used to buy residential buildings or buildings for come funzionano, concretamente, questi fondi? Sull’oggetto dell’acquisto ci sono varie possibilità: il fondo può decidere di comprare edifici residenziali, piuttosto che immobili a uso uffici, immobili commerciali – centri e gallerie, per esempio – oppure zone ancora da edificare o da ristrutturare. Si tratta di fondi chiusi, quindi prevedono il rimborso delle quote sottoscritte solo alla scadenza prefissata. Ma c’è comunque la possibilità di rimborsi anticipati, visto peraltro che molti di questi fondi sono anche quotati sui mercati finanziari. Certo, il rischio è che – avendo la necessità di monetizzare prima del previsto – ci si debba accontentare di una quota con un valore inferiore a quello preventivato. I fondi possono essere “retail” oppure riservati a investitori qualificati e possono adottare differenti politiche sulla distribuzione dei dividendi. Come durata, si va da un minimo di dieci anni a un massimo che può arrivare anche a trenta. Alla scadenza, il patrimonio viene ripartito e ridistribuito sulla base delle singole partecipazioni. Dunque, come ogni investimento, ci si deve scordare la certezza assoluta del successo. Ma senza dubbio il fondo immobiliare rappresenta un’alternativa interessante a mercati più tradizionali come quello dei fondi comuni, quello delle obbligazioni, delle azioni o delle polizze. I tempi medio-lunghi sono comunque gli stessi, ma con i fondi si va a office use, commercial properties - shopping centers and galleries, for example - or areas still to be built or renovated. They are closed-end funds, so they provide for the reimbursement of the subscribed shares only after the deadline. But there is still the possibility of early repayments, since many of these funds are also traded on financial markets. Of course, the risk is that - having the need to monetize ahead in advance - one should settle for a share valued less than estimated. The funds can be “retail” or reserved for qualified investors and can take different policies on the distribution of dividends. The duration ranges from a minimum of ten years to a maximum up to thirty. At the deadline, the assets is distributed and redistributed on the basis of individual investments. So, like any investment, you must forget the absolute certainty of success. But without a doubt the real estate fund is an attractive alternative to more traditional markets such as mutual funds, bonds, shares or policies. The mid-long terms are exactly the same, but the funds are going to explore a territory until now not covered by other financial instruments and especially not tied to indexes or volatile markets. “In a time of popular difficulties like this - says Alberto Bollea, CEO of the Sgr Academy, the management company specialized in INVESTO MAGAZINE 39 INVESTO BUILDING esplorare un territorio finora non coperto da altri strumenti finanziari e soprattutto non legato a indici o mercati volatili. “In un periodo come questo di diffusa difficoltà – commenta Alberto Bollea, amministratore delegato di Accademia Sgr, società specializzata in fondi immobiliari – non si possono certo fare miracoli, soprattutto con le banche che hanno ridotto il credito. Ma quello dei fondi immobiliari rappresenta comunque un settore alternativo a quelli tradizionali, adattissimo a chi intende diversificare i propri investimenti, soprattutto ora che i bond rendono poco e le azioni sono in altalena. Diciamo che il fondo immobiliare risulta più appetibile, un po’ come il private equity o il mercato delle opere d’arte“. Per i professionisti del settore, il punto di osservazione sul mercato è privilegiato: “In questo momento – dice ancora Bollea – riceviamo interessamenti soprattutto da investitori esteri, che vogliono entrare sul mercato a prezzi convenienti e in località primarie, come Roma o Milano e scommettere sul fatto che i prezzi torneranno a salire con la ripresa. Alcuni timidi segnali in questo senso ci sono già. Ma ci sono pure gli italiani che, tramite un supporto professionale, vogliono investire nei settori immobiliari stranieri. Per esempio partecipare all’acquisto di un supermercato in Brasile. Operazione che, da soli, non sarebbero in grado di fare”. E un altro aspetto interessante della flessibilità di strumenti come questo riguarda un possibile impiego nella gestione dei patrimoni che diventeranno eredità: “Invece di dividere le proprietà tra i figli a livello di singoli beni – dice ancora Bollea - è spesso più comodo e utile investire il patrimonio in un fondo immobiliare e poi dividere il tutto in quote, cui ogni erede avrà diritto al momento giusto”. There are already some mild signs of this. But there are also Italians who, through professional support, want to invest in foreign real estate sectors. For example, participating in the purchase of a supermarket in Brazil.
