Green Office® €‹is a registered trademark of Bouygues Immobilier for a new generation of positive-energy buildings. The architectural
concept of this project is based on the analysis of the place and more specifically on the characteristics of the site.
The project is treated as a whole but in fact combines two administrative buildings. The two buildings occupy a total usable floor area of
35.000 m², respectively decomposed in 19.256m² for East building and 15.744m² for the West building. The volume of the project is a
response to the constraints arising from the creation of the future soft circulation masterplan, the location of railways and the
improvement of the connection to the Robert Schuman Square, located between the existing Arval/Cortal building and Ibis Hotel.
The resulting shape is a curve that slips between the constraints and molds itself to the irregularity of the site. The buildings are located
between the railroad tracks to the south and the residential area Jean Moulin to the north, which turns the building into a barrier against
noise. The project was developed while taking into account a strong environmental preoccupation, as the concept GREEN OFFICE ®
Bouygues Immobilier is designed to be emblematic of a new concept of tertiary real estate.

In order to save the energy of a traditional centralized ventilation, Green Office ® Rueil uses decentralized
ventilation units (ICU).They take air directly from the façade and offer great flexibility inside office spaces. Thanks
to their low speed, these units offer users a very good level of thermal comfort. Each unit of decentralized
ventilation can be controlled individually by the user. For better energy savings management, these units will be
linked to CO2 sensors that will control and adapt their operation based on the actual occupation.

The active slab system uses inertia of concrete structures of the building. The mass of concrete is used directly
as "tank" for heat and cold. The pipes for the transport of the coolant are integrated directly into the concrete
mass of the slab, at about 8 cm under lower surface.The system of active slab covers most needs for heat and
cold. This radiating system ensures a very large thermal comfort. The regulation of the temperature in the pipes
will then help ensure a constant surface temperature of the slab over the year. Coupled with geothermal
groundwater, the active slab system covers most needs for heatt and cold in Green Office ® €‹building of Rueil.

Office ® Rueil is an optimal combination of natural processes for comfort its occupants and cost-control.

Ambiente urbano : The field of operation is located in the city of Rueil-Malmaison (Hauts de Seine in region Ile de France) in a
formerly reserved for public service railway (SNCF and RATP) in urban areas. It is located in the BIA "Rueil 2000 Extension"
between rue des Deux Gares and pathways RATP close to the RER station. The land runs along its southern façade railways RFF /
RATP RER line A - Saint-Germain-en-Laye / Boissy-Saint-Leger. The urban environment is a dense built land, to the north it
extends to the Seine in the background with the hills of Chatou and Carrières-sur-Seine, and south a wide corridor occupied by the
railroads of the RER A.
