The postal payment slips will be given out individually upon arrival of the tenant at the Servizio Alloggi counter.

The guarantee deposit of CHF 1000. - must be paid to the postal account payable to the Università della
Svizzera Italiana at least 3 weeks prior to arrival in Lugano.
Failure to abide to the payment deadlines shall give USI the right to rent the room to other potential tenants.
At the end of the rental period a member of the USI staff will inspect the premises to check the condition of the
bedroom. If there is no damage and the room is in perfect conditions, CHF 900.-- will be returned via bank
transfer only; CHF 100.-- will be withheld for administration and annual general cleaning.
At the beginning and end of the rental agreement will be drawn up by a head at USI an official report damage
The rent paid by tenant includes the following:
- heating and hot water, drinking water
- electricity
- lift
- TV in communal areas
- wireless: see Terms of Use and Conditions
- maintenance of fire-fighting system
- maintenance contracts
- electricity for collective appliances
- guard service
- air circulation
- drains, waste taxes and treatment
- depreciation of furniture
- insurance premiums for the building
- snow clearing
The rent may be adjusted following an increase in costs.
Special clauses of the rental agreement (April 2009)
All tenants must be full-aged. Sub-leasing is forbidden.
Priority: 1. Erasmus and exchange students, Swiss Government scholarships holders attending USI,
2. USI Students (Bachelor & Master), 3. Other students.
Should tenant give notice before the expiry of the rental period, he/she must present a suitable and solvent
person to take his/her place to Landlord otherwise he/she must pay in advance the full rent due until the
indicated expiry date of the agreement.
The second tenant of the bedroom will unconditionally accept the incoming tenant chosen by
Landlord
Tenant shall use the building with due care and attention and must respect the other tenants. In the case of
non-fulfilment, following written warning, Landlord may withdraw from the agreement herein at the end of the
current month. In case of damages the tenant will be asked to cover the costs caused.
Landlord is entitled to withdraw from this agreement at the end of the current month in the case of nonpayment of the rent in the set times.
Employees of USI or its representatives are entitled to enter the building for the purpose of inspection or
repair, also without the need to give the tenants prior notice. USI declines all responsibility for thefts and loss.
It is absolutely forbidden to keep animals in the building.
Once a bedroom is assigned is not anymore possible to change it.
Wireless connection: it is absolutely forbidden to download heavy files (f. ex. movies, music, etc.), Terms of
Use and Conditions apply.
It is absolutely forbidden to use or keep in the building illegal substances as defined by the Federal law on
narcotic drugs.
IT IS FORBIDDEN TO:
a. throw objects or cigarette butts from the windows and / or balcony;
b. use the balcony for the storage of objects or furniture of any kind;
c. throw any item or material in the toilet or kitchen and bathroom sinks that could obstruct the pipes. All
repairs resulting from improper use of these facilities will be charged to the tenant;
d. hang anything on the walls of the room;
e. play musical instruments;
f. use the kitchen and the bathroom improperly
g. deposit or abandon near all entrances (main and of each apartment) and/or in the open spaces any
object, in particular boxes, vases, skis, bicycles, strollers, shopping carts, umbrellas, etc.
Smoking is forbidden in the whole building.
Before checking‐out the Tenant must wash duvet, pillow and mattress‐protection.
Between 23:00 and 07:00 there must be no noise, shouting or other behaviour which could disturb the
peace and quiet of others.
The following represent an essential part of this agreement:

Moreover, the provisions of the Swiss Federal Code of Obligations regarding rental agreements apply.
In the case of disagreement over the application of this agreement, the parties will attempt to reach an
agreement; should this not be possible, the parties acknowledge that the court of Lugano holds
exclusive jurisdiction.

REGULATIONS CONCERNING THE USE OF COMMUNAL AREAS

The communal areas, kitchen and laundry room will be shared with the other tenants.
Laundry room
The use of the washing machine and dryer must be booked using the form kept in the laundry room.
Tenants are asked to respect the times indicated on the form. No objects of any type (cleaning products,
baskets, etc.) must be left in the communal areas. After use, appliances must be cleaned and left ready
for the next user.
Should Tenant notice faults or non‐optimal functioning of the appliances, he/she must leave a notice for
the other tenants and report the problem to the manager.
Kitchen
Tenant must clean and use the kitchen having respect for the other tenants, must wash kitchenware after
each use and must not leave any personal objects or perishable foods lying around.
Any dinner parties or invitations to third parties must be agreed on in advance with the other tenants and
must in any case comply with the clause regarding peace and quiet after 23:00.
Should Tenant notice faults or non‐optimal functioning of the appliances, he/she must leave a notice for
the other tenants and report the problem to the manager.
Tenant must read the instructions booklets of all appliances before using them.

In the event of loss or theft, a new key will be given to Tenant against payment in cash of CHF 80.00

rooms are in order, suitable for use and without defects.
In case there is something broken or damaged tenant has 10 days from her/his arrival to inform the
landlord.

TERMS AND USE AND CONDITIONS
Appropriate Use:
· The customer is responsible of exercising legal, ethical, moral and appropriate internet and e-mail behavior
when using USIHome WiFi.
·
USIHome Administration reservs the right to terminate or restrict any customers' access to or usage of USIHome
WiFi at any time if these Terms of Use are breached.
Disclaimer:
We do not provide any warranties that Usihome WiFi is undisrupted, delay free, constant, error free or free from malicious
software such as computer virus.
We are not responsible for:
·
The functionality or content of any internet sire or service accessed via USIHome WiFi;
·
Loss caused by factors which could reasonably be considered to e outside our control such as faults in third party
equipment;
·
Loss of data loss of profits or revenue, and
·
Any loss to the extent that it is cause the customer, for example, through your negligence or breach of contract.
The tenant will indemnify the Università della Svizzera italiana for any loss of damage it may suffer as a result of any
negligent act performed by you.
We may immediately suspend or terminate your access to USIHome WiFi it:
a) You are in breach of the Terms of Use
b) We believe on reasonable grounds that there is a real risk of serious loss or damage to us or a third party if we
do not suspend or terminate your access
c) There is an emergency
d) There is an unusually high use of the Service

Le polizze di versamento saranno consegnate personalmente all'arrivo dell'inquilino/a presso lo
sportello del Servizio Alloggi.
Costi amministrativi addebitati all'inquilino:

Secondo richiamo e ulteriori richiami
CHF 20.CHF 50.-
Deposito di garanzia CHF 1000.--, da versare sul conto corrente postale intestato all'Università della
Svizzera Italiana almeno 3 settimane prima dell'arrivo a Lugano.
Qualora non venissero rispettati i termini di pagamento l'USI ha diritto ad affittare la stanza ad un altro
potenziale inquilno/a.
Al termine della locazione sarà effettuato un sopralluogo da parte di un responsabile USI per verificare lo stato
della camera. Qualora non saranno rilevati danni e la stessa è in perfetto stato e pulita, saranno resi CHF
900.--. solo tramite trasferimento bancario, CHF 100.-- sono trattenuti per l'apertura dossier e le pulizie
generali annuali.
Ad inizio e fine locazione verrà redatto da un responsabile USI il verbale di constatazione danni.
La pigione corrisposta dall'inquilino, comprende le seguenti spese:
- riscaldamento e acqua calda
- energia elettrica impianti collettivi
- elettricità
- servizio di custodia
- acqua potabile
- ventilazione
- ascensore
- fognatura, spazzatura e depurazione
- wireless: vedi Terms of use and conditions
- ammortamento mobili
- tv nei locali comuni
- assicurazione stabile
- manutenzione sistema anti-incendio
- sgombero neve
- abbonamenti di manutenzione
La pigione può essere adeguata in seguito ad un aumento delle spese.

Clausole particolari del contratto di locazione (aprile 2009)
Ogni inquilino deve essere maggiorenne. La sublocazione è vietata.
Visitatori non possono pernottare presso USIHome.
Priorità: 1. Studenti Erasmus e di Mobilità, borsisti federali che frequentano l'USI, 2. Studenti USI (bachelor ,
master, PHD) 3. Studenti e praticanti esterni.
Una volta assegnata la stanza non è possibile cambiarla.
Per ogni disdetta fuori termine il partente deve presentare al locatore un inquilino subentrante idoneo e
solvente, in caso contrario sarà tenuto a pagare anticipatamente e per intero la pigione fino a regolare
scadenza del contratto.
Il secondo conduttore della camera accetterà senza condizioni il subentrante scelto dal locatore.
Il conduttore è tenuto alla diligenza nell'uso dello stabile e ad usare riguardo verso gli abitanti dello stabile. In
caso di inadempienza, dopo un richiamo scritto del locatore, il locatore può recedere il
presente contratto per la fine del corrente mese. In caso di danni sarà chiamato a coprire i costi causati.
Il locatore può recedere il presente contratto per la fine di ogni mese, in caso di mancato versamento della
pigione nei termini stabiliti.
Gli impiegati dell'USI o i suoi rappresentanti sono autorizzati ad accedere allo stabile per verificare lo stato dei
locali o per riparazioni, anche senza preavviso agli inquilini. Si declina ogni responsabilità in caso di furto e
smarrimento.
È assolutamente vietata l'introduzione di animali nello stabile.
Connessione Internet: è assolutamente vietato scaricare files pesanti (come ad es. film, musica, ecc.). Si
applica il regolamento USIHOME wireless connection Terms of use and Conditions
È assolutamente vietato l'uso e l'introduzione nello stabile di sostanze illegali in base alla legge Federale sugli
stupefacenti.
Il conduttore è tenuto ad avvisare immediatamente il custode o il locatore in caso noti qualcosa di anormale
nello stabile o nella camera.
Se un conduttore trasporta qualcosa che macchia o sporca è tenuto a pulire.
Il conduttore è tenuto ad osservare le regole per la raccolta differenziata dell'immondizia.
In caso di temporale, le finestre devono essere chiuse e le tapparelle abbassate.

gettare oggetti o mozziconi dalle finestre e/o dal balcone;
usare il balcone per il deposito di oggetti o mobili di ogni tipo;

eventuali riparazioni saranno a carico del conduttore;
appendere qualsiasi cosa alle pareti della camera;
suonare strumenti musicali;
usare la cucina e il bagno per usi impropri;
abbandonare vicino all'entrata, all'ingresso, al di fuori della propria porta, negli spazi comuni,
qualsiasi oggetto e in particolare scatole, scatoloni, vasi, sci, biciclette, passeggini, carrelli del
supermercato, ombrelli,…
In tutto lo stabile è vietato fumare.
Al termine della locazione il conduttore è tenuto a lavare piumone, cuscino e copri-materasso.
Dalle ore 23.00 alle ore 07.00 sono vietati schiamazzi, urla e ogni altro comportamento suscettibile di turbare
la quiete notturna.

Sono, per il resto, vincolanti le norme relative al contratto di locazione del codice svizzero delle obbligazioni.
In caso di divergenze sull'applicazioni del presente contratto, le parti cercheranno di trovare un accordo, in
caso di mancato accordo, le parti riconoscono la competenza esclusiva del foro di Lugano.

REGOLAMENTO D'UTILIZZAZIONE DEI LOCALI COMUNI

I locali comuni, cucina e lavanderia, sono da utilizzare in condivisione con gli altri inquilini.
Lavanderia
L'utilizzo della lavatrice e dell'asciugatrice è da prenotare tramite apposito formulario esposto nel locale
lavanderia. Gli inquilini sono pregati di rispettare i turni esposti. È vietato il deposito di ogni oggetto (detersivi,
ceste, altro) nei locali comuni. Dopo ogni utilizzo gli apparecchi sono da lasciare puliti e pronti per il prossimo
utilizzo.
Se il conduttore riscontra un guasto o un funzionamento non ideale, è tenuto ad informare gli altri inquilini
tramite affissione di un cartello e di comunicare al responsabile il problema.
Cucina
Il conduttore è tenuto a pulire e ad usare la cucina nel rispetto degli altri inquilini, a lavare e riporre le stoviglie
dopo ogni singolo uso, a non lasciare depositato nessun oggetto personale o alimento deperibile.
Eventuali cene ed inviti a terze persone sono da concordare in anticipo con gli altri inquilini e devono
comunque rispettare la clausola del rispetto della quiete notturna a partire dalle ore 23.00.
Se il conduttore riscontra un guasto o un funzionamento non ideale, è tenuto ad informare gli altri inquilini
tramite affissione di un cartello e a comunicare al responsabile il problema.
Il conduttore è tenuto a leggere attentamente il libretto di istruzioni di ogni apparecchio prima
dell'utilizzo.
