Appro ccio de l pro prie t ario alla so st e nibilit à e ne rge t ica : This building very much fits in with the Ho rizo n 20 20
initiative set up by the Euro pean Co mmissio n. In effect, by that date, any new building must be “zero energy”. Neo build wanted
to get a six-year head start o n this regulatio n by co nstructing a building which heralds the arrival o f smart buildings and which
will use as much energy as it will generate. To do this, special heating and ventilatio n systems have been set up, which will be
supplied by a number o f renewable energy systems (such as so lar panels, geo thermal energy, ice sto res, etc.).
Alo ngside this purely enviro nmental aspect, a lo t o f impo rtance has been placed o n the co mfo rt o f users, an equally vital
co mpo nent. This building will be regularly mo nito red and its users will play a key participato ry ro le in this, being able to
determine the heating o r lighting levels, fo r example.
Finally, the co nstructio n techniques are o bvio usly in line with the latest pro ducts o n the market, o r even experimental o nes,
such as fo r insulatio n o r fo r planting ro o fs and walls.
De scrizio ne archit e t t o nica : The Neo build building is a two -level so lid timber structure standing o n a co ncrete lo wer
sto rey. The 50 0 m2 gro und flo o r is used fo r the plant ro o ms, a wo rksho p fo r training and a meeting space fo r pro fessio nals.
The two upper flo o rs co mprise o ffices, training and meeting ro o ms, with a to tal flo o r space o f 1,0 0 0 m2. The flat ro o fs are
used fo r plant and equipment; they have a useable surface area o f 56 0 m2. The new building is co nnected to the IFSB building
(Training Institute fo r the Co nstructio n Industry) by a triangular atrium made fro m a 3D web o f metal beams. Fo r mo ving
between the different entrances to IFSB, Neo build and the main private entrance to Neo build fro m the ro ad there are co ncreteco ated pan jo ist flo o rs. The net surface area o f this zo ne is 30 0 m2. The main building is split in two vertically by a glass
co rrido r, creating two staggered units perpendicular to the existing building. On o ne o f these units, the wo o den facade is
arranged vertically whilst o n the o ther it is ho rizo ntal, based o n the aspect and expo sure to the sun o f the units. The external
wo o dwo rk is fitted with o ver-sized frames in o rder to emphasise the vo lume o f wo o d o ver the co ncrete base.
The atrium is partially enclo sed at the sides using glass curtain walls in o rder to highlight the transparency o f its ro le as a
co nnectio n. Sectio ns have been left vacant fo r experimental purpo ses. In o rder to target a reductio n in energy usage and
greenho use gas emissio ns, inno vative enviro nmentally friendly, high-perfo rmance pro ducts have been used. These pro ducts
meet the requirements fo r passive buildings, such as so me o f the windo ws which have electro chro mic panes o f glass.
Different types o f insulatio n have been fitted in each o f the external walls and their behavio ur is mo nito red using pro bes.
The building, pro duced in acco rdance with "passive" energy requirements, is air-co nditio ned thro ugho ut
(heating/ventilatio n/co o ling). In additio n, three ro o ms have new gro und-heating systems. The energy is supplied fro m a
number o f renewable so urces such as geo thermal wells, ice sto res o r bins o r simply the o utside air. Three heat pumps juggle
the different energy so urces to test the o ptimum co nfiguratio n. Eleven lighting designs were assessed using LED
techno lo gies. The po wer required is less than 10 W/m2.
The internal layo ut has been created by taking acco unt, in part, o f the lighting designs and the precise aco ustic ratings to be
achieved. As a result, a variety o f different types o f screed, indo o r wo o dwo rk, false ceilings and aco ustic wall panels are used.
The part-planted ro o f ho uses the so lar panels, the weather statio n, the urban greenho uses with hydro po nic o r even aero po nic
systems, alo ng with empty spaces fo r future develo pments (such as a so lar co ncentrato r).

the architect.
In effect, this wo uld have allo wed the building to be better designed and its co nstructio n co uld have been planned better, under
the keen eye o f the architect.
As the building is experimental, cho ices had to be made in the selectio n o f materials used.
Yet, new materials are being develo ped co nstantly.
We are fo rtunate, therefo re, that we can co ntinually evo lve the building, able to change this o r that material o ver time.

satisfactio n questio nnaire to the o ccupants o f the building and to visito rs, in o rder to gather their views and co mments and to
assess any po tential areas fo r impro vement. These surveys have helped to enhance the level o f co mfo rt o f the o ccupants.
The results sho wed that the o ccupants particularly appreciated the lighting levels (e.g. electro chro mic glass), the visible
wo o den structure which gives Neo build Inno vatio n Centre a welco ming feel, the ro o f-to p greenho use and garden, the spo rts
equipment, the user-friendly kitchenettes and the individual co ntro l o f the lights and the o utdo o r blinds.

A small part o f the building is dedicated to assessing the perfo rmance o f the phase change panels (made o f paraffin which
melts) with a view to co o ling the building.These panels are co o led with a heat exchanger lo cated in a buried tank which is
used to co llect rain water.
6 7 so lar panels fro m 7 manufacturers have been installed in o rder to co mpare their perfo rmance.In the immediate future,
Neo build expects to install energy sto rage to o ptimise the internal use o f the electricity generated.
Smart Building
BMS : All o f the building's technical so lutio ns are managed by a Central Building Management (CMB) system which can
also be accessed fro m to uchscreen tablets, to enable maintenance, as well as fo r an educatio nal to o l fo r Neo build staff.

matt finish fo r warm interio rs and at o ne with the enviro nment. Made fro m tall o il, Verdello ® is an entirely natural paint that

Greenskin Bo x - Greenskin DVMH has develo ped and patented a range o f green standardised, pre-assembled "ready to fit"
ro o fs which are mo dular and custo misable. It is a fully mo dular system, laid o n pads which can be fitted o n any type o f flat
o r gently slo ping ro o f.
Plant Bo x - Made o f sphagnum and steel, Plant Bo x is used to build planted internal and external walls fo r a range o f
applicatio ns, bo th aesthetical and architectural. To date, mo re than 20 0 planted walls have been erected by the Plant Design
co mpany.
Wo o bago - Wo o bago 's system and structures use 10 0 % bio degradable raw materials and lo cally so urced pro ducts, with
all that this implies in terms o f quality and beneficial impact fo r the so cial and eco no mic fabric o f yo ur regio n. Furthermo re,
these raw materials are rapidly renewable: bambo o , indigeno us wo o d, straw and lo cal clay.
CEMWOOD - CW20 0 0 - CW20 0 0 is a filling made o f wo o d shavings with a mineral co ating and defined cubic chip fo rm.
The special co mbinatio n o f materials allo ws the beneficial pro perties o f the wo o d and mineral substances to be practically
co mbined.

He alt h & co m f o rt : Neo build wanted to pay particular attentio n to co mfo rt and health issues in the building. Fo r
example, we avo ided using co nstructio n materials which co uld be derived fro m substances that are harmful to the health o f
future o ccupants. Fo r precisely this reaso n, the Neo build Inno vatio n Centre has several types o f senso r which measure
ambient humidity, light, temperature, VOCs and no ise levels in o rder to analyse the impact o f the materials o n the air quality
and o n wo rking co nditio ns.
The shaft o f natural light in the central co rrido r, the electro chro mic glass and the height o f the windo ws ensure an o ptimum
amo unt o f light fo r the co mfo rt o f the building’s o ccupants. If there is to o much light, each user can adjust the external blinds
o r the lights to their liking using their co mputer.
Similarly, a gym is pro vided fo r the health o f emplo yees. Anyo ne who wants to can use the electricity-generating bikes o r
take advantage o f a cardio sessio n held every Thursday and ro und-o ff their leisure time by using o ne o f the sho wers
pro vided.
In additio n to the criteria o f managing natural reso urces, energy-efficiency and respect fo r the enviro nment, the building is
guaranteed to be free fro m indo o r po llutants and, therefo re, it is guaranteed to pro tect the health o f the emplo yees wo rking
there. The Neo build Inno vatio n Centre demo nstrates that health, energy and passive co nstructio n are fully co mpatible.

airbo rne no ise, equipment no ise and impact and vibratio n no ises. In to tal, 44 measurements were taken in 14 lo catio ns in
the building. The values measured vary fro m 32dB (external airbo rne no ise) to 6 2dB (equipment no ise). Thanks to this
survey, weak po ints have been identified and will be dealt with as far as po ssible.

The co re o f the Acti 9 Co ntro l system, the new mo dular smart Acti 9 Smartlink interface, sends
the data fro m the Acti 9 devices to an auto mated co ntro ller o r a mo nito ring system, using the
Mo dbus serial line co nnectio n netwo rk.
All o f the data are sto red, such as number o f cycles, co nsumptio n, running time, even in the
event o f a lo ss o f po wer.
No co nfiguratio n is required fo r the pro ducts co nnected.
The co mmunicatio n adapts auto matically, when Acti 9 Smartlink is switched o n, to the
co mmunicatio n settings o f the Mo dbus master (PLC, mo nito r).

To start with, the wo rkers were resistant to this new material because they weren't used to
wo o den materials. The first two ro ws which were laid helped them to see that it is similar to fit to
