At the beginning of 2012, Gianpiero Aresi, Managing Director, turned Studio Tre into
GAD S.r.l.
In continuation of the previous working activity of Studio Tre (Association of Individual
Professionals, established in 1986), G.A.D. S.r.l. offers companies, firms of architects,
engineering companies, estate agents and individual professionals its collaboration to
develop and manage new construction projects. Its collaboration is devoted, in particular, to
assist its clients in the calculation of construction costs from the beginning of the
construction works to their conclusion, through a detailed costs analysis carried out
throughout the entire construction work implementation.
The experience acquired in the field of costs control brought G.A.D. to give constant
attention to the issue of project development. With its primary aim of reducing significantly
the risk margin and, consequently, higher costs G.A.D. can provide its Clients services of
Project Management in all aspect, assuming the role of Team Manager for complex projects.
G.A.D.’s knowledge of the market, even on the international scale, its access to the global
network and its significant relationships with the most important engineering companies,
enable G.A.D. to identify the best subjects for the development of the best projects.
Particular importance is given to the activities of project planning, safety coordination and
design for fire safety, carried out by qualified technicians.
Our Studio, at the present, can rely on a team of professionals with long-term experience in
the following sectors: project management, estimates calculation, preparation of terms of
reference and technical specifications, construction works supervision.

Our Services
Preparation of estimates and bill of quantities
With its own data base, market researches and the constant monitoring of the most
important construction works, GAD is able to manage even the most complex projects as
regards the economic aspect and provide estimates for every kind of business plan. During
each project phase (preliminary, definitive and executive), provisional cost calculations are
constantly and progressively improved, starting from parametric values to the drafting of bills
of quantities.
Terms of contract, technical specifications and tender documentation
For each kind of work, (new work, repair or renovation work) and type of client (private firms
and public entities), GAD prepares contract documents (contract, special tender
specifications, technical specifications). Working in close contact with designers, experts and
clients, GAD is able to adapt to all specific requirements thanks to its long-time work
experience and guarantee the exact correspondence between the project and its
implementation.
Consulting services for calls for tenders
GAD collaborates both in very close contact with the Customer (in accordance with the
Customer’s standards and requirements) and in total autonomy (following its own
procedures) to identify lists of qualified suppliers for any kind of contract and/or supply. GAD
collects tender documentation and makes it homogeneous. Moreover, it calls for tenders,
prepares comparative tabulations of the bids received, meets with suppliers and contractors
and assists the customer throughout negotiations, until the contractual agreement.
Project Management
GAD undertakes the role of Construction Project Manager for those clients (private firms and
public entities), whom GAD, during the phase of project planning, prepared tender
documents for. The experience of our building technicians, who work for the most important
firms in the construction industry, and the synergy with GAD professionals permit to minimize
risk and guarantee both the Client and the Designer the perfect correspondence between
the project and its development and implementation.
Health and Safety management at construction sites
Thanks to its own certified technicians, GAD undertakes the role of Health and Safety
Coordinator during the phases of project planning and project execution, in accordance with
D.lgs n.81 (9April2008). The strict connection between economic and contractual aspects,
the activity of construction works management (and a special attention given to the issue of
“Safety”), enables GAD to maintain at construction sites an approach as coherent as
possible with the project.

Gianpiero Aresi was born in Milan on 19th April
1967. Graduated at high school in 1986
(diploma in surveying), he was admitted in 1996
to the College of Surveyors and graduate
Surveyors of the Province of Milan.
He joined Studio Tre in 1987 as a consultant. He
became Studio Tre’s associate in 1992.
In January 2012, he established GAD S.r.l., a
firm specialized in Project Management.
Over the years, his work activity has been
focusing on:

Preparation of bills of quantities, pricing schedules of cost per unit, tender documents
in accordance with Italian law (Legge 109/1994; Regolamento Generale D.P.R.
554/1999) for both public or private works;

Member of commissions to award contracts for public and private projects for civil
works;

Work supervision and help for accounting at construction sites.
From 1996 to 2012, Aresi held the position of Studio Tre’s Managing Director. Now he is
Managing Director of GAD S.r.l., and collaborates with world-renowned architects and
engineering companies, assisting them in each phase of their project, with particular
attention to the economic aspects of the project.
At present, his activity concerns mainly the project management, with particular attention to
the project’s operative phase and consists in: costs budgeting; project planning; planning of
subdivision for tenders; examination of tenders; consulting services during the phases of
contract negotiation and contract conclusion; assistance and construction works supervision
in course of action; costs management for public and private entities.
He held two seminars at the Polytechnic of Milan in the Construction Management class,
focusing on case studies Involving GAD Studio.

Giovanni Paolo D’Adda

Giovanni Paolo D’Adda was born in Busto
Arsizio (Varese, Italy) on 11th September 1968.
He granted a surveyor diploma in 1987 and
graduated in Civil Engineering (specializing in
Structures) at the Polytechnic University of
Milan in 1995.
In the same year, he joined Studio Tre as a
consultant. In 1997, he was admitted to the
Association of Engineers (Ordine degli
Ingegneri) of the Province of Milan.
In 1998, he completed the certified course in
"Coordination for safety in construction design
and execution" (3° level), organized and issued
by the Association of Engineers of the Province
of Milan.
In January 2012, he became Gianpiero Aresi’s partner for GAD s.r.l. (Global Assistance
Development).
In 2015, he received a certificate of attendance at the course “Specialization in Fire
Prevention” and he is registered in the lists of the Ministry of Interior according to the Italian
Law D.Lgs 139/2006 art. 16.
Over the years, his work activity mainly concerns:

Project Management for complex projects.

The preparation of bill of quantities, price per unit lists, and all the necessary tender
documentation in accordance with Italian law (Legge 109/1994; Regolamento
Generale D.P.R. 554/1999) for both public or private works;

The draft of calculation and static tests on reinforced concrete and steel structures;

Works supervision (“Direzione Lavori); technical supervision (“Direzione Tecnica”)
and help for accounting;

Coordination during the planning and the implementation of safety measures in
accordance with Italian law (D.Lgs. 81/2008) for public and private works.
Today, he holds the position of Technical Director of GAD (previously, he had been
Technical Director for Studio Tre). Now his activity concerns mainly the project management,
with particular attention to the operative phase which consists in: costs budgeting; project
planning; planning of subdivision for tenders; examination of tenders; consulting services
during the phases of contract negotiation and contract conclusion; assistance and
construction works supervision in course of action; costs management for public and private
entities. He is then General Construction Supervisor and Construction Safety Coordinator.

During the international competition held in 2011 GAD has supported five of the main
candidates. Morphosis in ATI with Nemesis was awarded the first prize and the task of
designing the new ENI and SMAM headquarters in San Donato Milanese.
At the end of 2014 the final design was delivered and in the coming months it will start the
tender. GAD has prepared all the project’s economic documentation up to the race, indicating
the best strategies for the development of the same.

From 2011 to 2012, GAD Studio carried out for IKEA the following activities: costs budgeting;
preparation of tender documents; preparation of bills of quantities and technical specifications
for structural, civil, finishing works and the refurbishment of the external areas.
As regards the new store in Pisa Navicelli, GAD Studio collaborated from the preliminary to the
project execution phase. For the new store in Perugia, GAD followed the works from the initial
to the final phase; for the store in Rome Pescaccio, GAD collaborated during the preliminary
phase for the expansion of the already-existing store in Genoa Campi. Moreover, the GAD
Studio’s team prepared the guidelines for the definition of the IKEA pricing schedules and
technical specifications. It then prepared the bill of quantities, carried out the costs budgeting
activity, in order to homogenize, from an economic point of view, the IKEA real estate
investments in Italy.
