It is situated o n the Beaulieu campus in Rennes between the Avenue du Général Leclerc and driveway Jean Perrin. - In the Digital Cluster Rennes Villejean (PNRV) o f 430 0 m². It is lo cated o n the site Villejean university o f Rennes nearby EREVE. - In the Digital Cluster Brest Bo uguen (pN2b) o f 170 0 m². It is lo cated o n the campus o f Bo uguen Brest near the university library. - In the Digital Cluster Brest Iro ise (PNBI) o f 2150 m². It is lo cated o n the BIA Techno po le Brest Avenue Alexis de Ro cho n. The develo pment o f the ICC is mainly effected within existing buildings. These fo ur buildings, are no t o nly a sho wcase o f the pro ject, but the o nly visible parts fro m o utside the develo ped digital campus. They thus have a stro ng ro le no t o nly fro m a functio nal po int o f view but also in terms o f symbo l and image to UBL C @ mpus particularly and UBL in general. The UBL ho ped that the design falls within an Enviro nmental Quality appro ach and ho pes that the candidate o btains the certificatio n issued by CERTIVEA H.Q.E® 20 11. The UBL brand and its enviro nmental co ncern and ado pt a sustainable develo pment appro ach which is no w reco gnized in all eco no mic secto rs and is reflected in the building by an appro ach kno wn as "High Enviro nmental Quality". On the o ther hand the fo ur buildings are under a perfo rmance co ntract between the manufacturer and the UBL. The case study belo w fo cuses o n the Po le Digital Rennes Beaulieu building. UEB has indeed since phase pro gram engaged in enviro nmental quality appro ach to o btain the NF HQE certificatio n issued by Co mmercial Building Certivéa. This appro ach is part o f a general search o f quality co nstructio n to limit building impacts and co nsumptio n o f natural reso urces while ensuring a healthy and co mfo rtable enviro nment fo r its users. To do this, UEB has used PPP, led by the pro ject co mpany Breizh Co nnect. Under the PPP, the co mpany Breizh Co nnect pro ject is surro unded by technical service pro viders fo r the different phases o f the pro ject, a gro up o f design-build batimentaire co mpo sed o f Eiffage Co nstructio n Bretagne, the architectural firm o f Michel Remo n, Egis prime co ntracto r buildings and digital design-build gro up which Orange is representative. The mastery o f wo rk teams, a co ntro l layer was added. It co nsists o f a co ntro l o ffice So co tec, an assistant in general co ntracto r fo r enviro nmental wo rk EGIS, an assistant in general co ntracto r o f INGEROP fo r technical bo o k. De scrizio ne archit e t t o nica : In the idea o f bringing to gether fo ur digital po les despite their geo graphical distance, the architect wanted the buildings, by design unit, thro ugh their fro ntal, their input sequence and lo bby designed "unifo rm", prepare geo graphical scenery to better build the virtual gathering, the "co nnectio n" o f their users. Fo r this, he put the key piece o f each building, Hall develo ped atrium to unite the functio ns it serves facing the same landscape element, a landscape element that brings to gether: the sky o f Britain. The architect has a plan area aro und a principle o f any height Hall co nceived as a "co nnecto r" functio nal units it serves. The vario us pro gram elements are then co nnect to this center, fo rming a principle figure o f a cro ss. Telepho to amphitheater fo rm o ne o f the branches o f this figure. The entrance directly reaches the center o f the figure, the lo bby, alo ng the mo no lith o f the amphitheater. Circulatio n levels o f lead in the hall balco ny o n each level to assert this desire to bring to gether users o f each building. The ro ute to this entrance to the raw co ncrete mo no lith o f the amphitheater, then sets "Site layo ut" fo r each building. The facade treatment is exactly the same fo r each o f the fo ur buildings: - The figurehead o f the TV amphitheater is co vered in gray plain po ured co ncrete with insulatio n o n the inside, carefully treating the thermal bridges. - The vo lume "slipped" abo ve the amphitheater blo ck is co ated with go ld metal cassettes with external insulatio n. - The rest o f the facades is co ated panels Eternit NATURALIS clear, tinted, with exterio r insulatio n. The o penings are o f fo ur types: - Ho rizo ntal windo ws the same height in the "branches grafted o nto the lo bby - Large rectangular windo ws o n the vo lume "o r" raised abo ve the TV amphitheater (A vertical identical pro tected bay o f shading / visual barrier illuminates o ne side o f the amphitheater) - Large curtain wall surfaces fo r the frame entries in buildings - And a large windo w framing the sky Breto n, resulting fro m the pro jectio n o f a rectangular figure fro m a particular po int o f view when in the lo bby, pro jected o n the façade as an anamo rphic Geo rges Ro usse o r Felice Varini. The amo unt was develo ped by a glo bal reaso ning and co st effectively during the Co mpetitive Dialo gue PPP by many ro und trips between the designer and o perato r. The uses are in line with expectatio ns o f the UBL. Space heating is pro vided by lo w inertia radiato rs (that o ptimize co nsumptio n per unit based o n internal and so lar gains), except in the lo bby where flo o r heating is intro duced, and in amphitheater where the air handling unit equipped with a CO2 senso r pro vides the dual functio n o f ventilatio n and heating perio d o f o ccupatio n. Two o ther air handling units are installed fo r ventilatio n o f premises, in additio n to mechanique co ntro lled ventilatio n in sanitary and o ther premises with specific po llutio n depressurized. Digital classro o ms are treated to blo w into the lo cal and extract it to a technical cabinet, it helps to have a go o d scan and to co nfine the heat lo ads o f the servers directly in the ventilatio n extractio n.There are no active co o ling except in the co ntro l ro o ms o f sho o ting and reco rding studio where internal heat gains are the mo st impo rtant. Fo r the co o ling pro ductio n o f refrigeratio n units with heat reco very are in place, to enhance the heat energy o f refrigeratio n units. The creatio n o f lo cal is related to functio nality, they are treated depressio n by a simple flo w ventilatio n which limits transfers o f issuers o do rs. He alt h & co m f o rt : Hygro thermal co mfo rt:All premises are equipped with radiant certified transmitters with thermo static co ntro l (EUBAC) which regulates the mo re finely the temperature in each ro o m.The amphitheater is equipped with an air handling unit that pro vides ventilatio n and heating in the perio d o f o ccupatio n. The air handling unit is equipped with a CO2 pro be o n the reco very that allo ws to o perate the ventilatio n acco rding to the rando m o ccupatio n o f the amphitheater.Sunscreens implemented so that users can act o n natural lighting are external directio nal suns breezes related to building management o r internal blinds adjusted by the o ccupant.Co nsistent with the o bjective, 10 0 % o f the premises extended / sensitive use have access to daylight and views o utside (no t digital pro gram). The o nly lo cal blind are so me technical areas, so me lo cal sto rage are no t to be co nverted into o ffices, and so me traffic. The internal aco ustic treatment can effectively o verco me the co nstraints o f vo lume and fo rme.- Fo r TV amphitheater , the vo lume is slightly higher than necessary height o f the false ceiling is adjusted to o btain a mo re suitable vo lume . - Aco ustic panels are set up in the TV arena , the lo bby and the go verned. The PNRB Beaulieu is lo cated o n the campus at the so uthern entrance fro m the Avenue du Général Beaulieu campus is part o f a district lo cated in the no rtheast quadrant o f the city, the neighbo rho o d. By 20 20 , the building will be at 5 min walk fro m Beaulieu- Eto ile Statio n Line b metro Rennes. Meanwhile, the site is served by several bus lines in the no rthern part , o n the avenue General Leclerc , the statio n the mo st interesting being " To urnebride ". The majo rity o f the lines to take Republic in the center o f Rennes in a sense, to the municipalities west o f Rennes in the o ther. The co nso rtium develo ps this appro ach aro und 3 axis : Reducing charges fo r the future user o f the building: a glo bal co st study allo wed to identify the mo st interesting technical so lutio ns fo r building management. The building was tested fo r air-tightness and reached the French thermal regulatio n level minus 38 %. Numero us meters are linked to the BMS, which allo ws centralized system management and ho urly pro gramatio n. Also the BMS is co nnected to a meteo ro lo gic pro be to adapt to o utdo o r temperatures. To to p it o ff, exterio r so lar pro tectio ns keep the building fro m o verheating and heat lo sses, they are co ntro lled thro ugh meteo ro lo gic pro bes and also manually. Users' well-being: all materials in co ntact with o utdo o r air are class A o r A+ to ensure healthy indo o r air, light co mfo rt is ensured thro ugh the use o f very clear flo o r co vers and wall claddings. A thermo dynamic simulatio n was led during the design phase to guarantee thermal co mfo rt o f the users, even tho ugh there is no implemented co o ling system. A CMMS allo ws building suers to send their requests to the facility management. The insertio n o f the building in its site, highlighting the effo rts made to adapt to lo cal co nstraints, the building o ffers very few parking lo ts to favo r the use o f public transpo rtatio n, existing parking lo ts are permeable to rain waters, and many bike parks (9 4 spo ts) are installed and the site is co nnected to cycling tracks, Buses are o nly 150 m away fro m the building and by 20 18 , a metro statio n will be implemented 40 0 m away. To to p it o ff, the ro ff is vegetalized.
