But rather than taking stock of what has been, I prefer to focus on the present moment that gradually slips into the future ...... so I’m not going to talk about the crisis, I want to talk about what we do, what we are good to do, and that above all we like: create and design SHOPPING EXPERIENCE. I start with a story. On Christmas Eve, a day of shopping for the big Christmas lunch, for the latest gifts. Next to the supermarket where I decide to go, there is a shoes shop, very large, a little anonymous. I leave the trolley at the entrance, and I forwarded between furniture. No element of attraction, two colors predominate, white and blue. I look at the brands on display, are medium-high level and consequently prices. I raise my head: the store is empty, there are more shop assistances to customers. They are are polite and professional, not pushy. But the shop is cold, the product alone can not make it interesting, there is something that doesn’t work. I continue to go around but I don’t enjoy it, I take some shoe in my hand, but I place immediately. I move to department leather goods, bags interesting, but any click starts, the need to buy something doesn’start that I remember this shopping experience, and that I would need a new wallet !!! I go out, and I begin to think of how important it is, especially in times as we are living, the “shopping experience”. It is not only important to buy, it is important to buy to get better, such as buying a souvenir after a nice holiday. Take an object because we remember a good experience, and make it clear to anyone with a small gift to our experience. From here the importance of the display box, and not only of the content. Becomes more important than the time of purchase that the purchased. An example of this, take a coffee at Florian in Piazza San Marco in Venice. It is not important to have a coffee, the thing that matters most is to have a coffee at Florian. It will be remembered forever “Florian Experience”, and not the coffee. Even the restaurant is becoming like retail. The feed intended as an experience where the customer becomes as important as the food. But what is the “shopping experience”? The first thing i remind is a friend, when you went shopping the lit up his eyes, he shrank the pupils, did not understand anything, and was lost in the experience of pure excitement. Beyond all the rhetoric, I think the “shopping experience” is a state that belongs to us since the dawn of time, a state that has evolved along with our story. The places where it was the exchange of goods, first as barter, then as a sale / purchase, have always been a focal point in the daily life of the community, so I like to think of markets as a primitive form of shopping malls, retailers that nomads have become sedentary, even if the markets continue to survive and to have their own importance. The shopping places have evolved with the needs of the consumer, who wants to spend not only to buy but also to spend his time pleasantly. Here is the importance of design the great sets for product display, where the customer feels actor and protagonist in a story, of a shopping experience that has to be unique. Here’s what we can do, design that experience that will remain as a pleasant time, and will own the purchased item to remind us. Massa Martana is part of the district of Perugia. The agreement between Biancoarancio and the mayor of this beautiful village, intended to value the territory, its interesting history and the enchanted nature which surrounds Massa Martana. L’ accordo tra Biancoarancio ed il Comune perugino vuole valorizzare il territorio Martano, l’ interessante storia in esso racchiusa così come l’incantevole natura nel quale è immerso. Biancoarancio assumed the role of general manager and general contractor with the responsibility to furnish exactly what is necessary to the success of the project. Essential characteristics for this goal are competence, control of the administrative processes capability, human resources management and prevision of critical situation. Biancoarancio has developed a collaboration network with different experts which can add their specific competences to guarantee the success of the ventures and the best relation of quality and price. “SPAKMARKET” a Pordenone L’incarico riguarda il recupero di un edificio artigianale in una zona sismicamente vulnerabile in Friuli Venezia Giulia. Biancoarancio ha assunto il ruolo di general manager e general contractor, con l’impegno di fornire esattamente ciò che serve per la riuscita del progetto. Le caratteristiche necessarie a tale scopo sono competenza, capacità di controllo dei pro- cessi amministrativi e realizzativi, gestione delle risorse umane e visione delle criticità. Biancoarancio ha sviluppato una rete di collaborazioni con diversi professionisti o organizzazioni che possono apportare le loro specifiche competenze per garantire la riuscita dell’iniziativa. INSIGHT - 9 Modular Hotel in Qatar, but not only there Feasibility & Master Planning Global Design Construction Management The proposed design is about a 500 bedrooms modular hotel, in two vertions: standard and de luxe. The building is developed over a plot of land 100 lm x 170 lm. A central body contains all the services, lobby, bar restaurant, tecnica services, over three storeys, is connected on sides with six branches, over two storeys, containing the bedrooms and identifying long and narrow internal gardens. On the second floor there is a spa with swimming pool. The whole hotel is inscribed in a piaster surrounded by a cladding system done in perforated panels defining an ornamental Project Management General Consulting pattern amenable to traditional mashrabiya. Lateral branches of bedrooms are articulated, on the internal fronts, in a game done with an overlap of little white overlying volumes, analogically refering to local architecture. At the second floor spa with swimming pool and restaurant are placed. The same decorative perforated panel carachterizing the external casing is used as cladding over the glass walls of the lobby and over the ceiling to achieve alight and scado game projected over internal surfaces. La proposta di progetto prevede la realizzazione di un hotel modulare con 500 camere n due versioni: standard e de luxe. L’edificio si sviluppa su un lotto da 100 ml x 170 ml. Ad un corpo centrale che contiene tutti i servizi, lobby, bar ristorante, servizi tecnici, su tre piani, si collegano sui due lati sei braccia, a due piani, che contengono le camere e che definiscono lunghi e stretti giardini interni. L’intero hotel è inscritto in una piastra contornata da un rivestimento in pannelli traforati che definiscono un motivo ornamentale riconducibile alla tradizionale mashrabiya. 10 - INSIGHT Le braccia laterali delle camere si articolano, sui prospetti interni, in un gioco di sovrapposizione di volumetti bianchi sovrapposti, che richiama analogicamente l’architettura del posto. Al secondo piano è posizionata la spa con piscina e il ristorante. Lo stesso pannello decorativo che caratterizza il rivestimento esterno è utilizzato come frangisole sulle pareti vetrate della lobby e sul soffitto a realizzare un gioco di luci ed ombre proiettate sulle superfici interne. INSIGHT - 11 Maximilian Hotel in Verona - Garda Lake Feasibility & Master Planning Global Design Construction Management The project consists of a new two-storey building with 14 rooms located on the shores of the Garda Lake Bay in Malcesine (Verona). Thanks to its overlooking the lake, it is possi- ble to enjoy wonderful views from each room, which represents the great added value the hotel can offer its guests. Each unit is conceived as a suite with a pri- vate entrance, a small living area and a dou- ble room; it is characterised by a wide glass wall, an external area or terrace overlooking the lake. Inside, the room can be divided into two parts thanks to a rollaway partition wall which can enclose the living area and turn it into a room for children. Also the bathrooms feature a glass wall open- ing onto the external area, which can be cov- ered by wooden Venetian blinds. Project Management General Consulting Un nuovo edificio su due paini con 14 stanze viene costruito sulle rive di una baia del Lago di Garda a Malcesine (VR). La posizione direttamente sul lago fa si che la stupenda vista da ciascuna stanza sia il grande valore aggiunto offerto alla clientela dell’albergo. Ogni unità, concepita come suite con accesso indipendente, piccola zona giorno, camera matrimoniale, gode di un’ampia vetrata e di uno spazio esterno o terrazza con visuale aperta sul lago. All’interno la stanza è divisibile in due parti attraverso una partizione “a scomparsa” che consente di chiudere la zona giorno trasformabile in cameretta per bambini. Anche i bagni hanno una vetrata aperta verso l’esterno, chiudibile con veneziana in legno. 1 4 3 5 6 2 7 12 - INSIGHT 8 INSIGHT - 13 Two proposals for the internal finishings were proposed to the Client: a “soft mood” one, featur- ing warm and soft colors, and a “young club” one, with bright colors and vibrant graphics. Thus it was possible to offer diversified options to the Client. The existing hall was also revisited: its layout was modified and it was opened onto the bay; the main route connections between the hall bar and the restaurant were emphasized by a soft, sinuous game of curved walls, ceiling ribs and seats. Le finiture interne sono state proposte alla Committenza in due soluzioni: “soft mood”, con colori caldi e morbidi, e “young club” con colori accesi e grafica stimolante, per offrire una proposta differenziata alla clientela. E’ stata rivisitata anche la hall esistente modificando il distributivo interno ed aprendo una vista panoramica sulla baia antistante, la maggiore comunicazione dei percorsi tra hall bar e ristorante è stata accentuata da un gioco morbido e sinuoso di: pareti curve, velette a soffitto e sedute. Foto esterno realizzato. 17 14 - INSIGHT INSIGHT - 15 A Supermarket in the Camping “Villaggio Europa” in Grado - Gorizia Feasibility & Master Planning Global Design Construction Management Project Management Il Villaggio Turistico Europa situato nei pressi della laguna di Grado lungo la costa adriatica, è una struttura polifunzionale che offre molteplici soluzioni di vacanza, mette a disposizione bungalow villini e chalet oltre al classico servizio di campeggiamento; al suo interno sono presenti bar, ristorante e un piccolo supermercato. General Consulting 1. Il nostro incarico prevedeva la ristrutturazione totale del supermercato adeguandolo alle necessità del campeggio in continua evoluzione. Gli stessi clienti provenienti da tutta Europa sono sempre più attratti dalle primizie del nostro paese. La ricerca progettuale sugli spazi, sulle ambientazioni e sui colori è stata centrata nel carpire immediatamente l’attenzione di una clientela estremamente eterogenea. Normalmente un supermercato ha bisogno di alcuni mesi o un anno prima di suscitare interesse, in questo caso il tempo a disposizione è di una sola giornata. Per una clientela settimanale, è necessario che il punto vendita venga percepito e “scoperto” immediatamente, entro poche ore. Per questo motivo il negozio deve avere delle particolarità visive fortemente caratterizzanti che assolvano contemporaneamente alle necessità commerciali. Planimetricamente il progetto prevede un’ ampliamento che raddoppia la superficie esistente, l’inserimento di un’area cantina dedicata, il completamento di alcuni reparti quali ortofrutta e gastronomia. Il restyling totale dell’immagine con particolare attenzione alle caratteristiche marittime dei luoghi, propone un ambiente accogliente, innovativo ma legato alla tradizione e al territorio. The “Europa Touristic Village” located in the neighbourhoods of Grado lagoon on the adriatic coast, is a multy-functional structure that offers many different solution for holidays. It offers bungalows, villas, chalets and the classic camping service. Inside his space it is possible to find bar, restaurant and a supermarket. Our assignment was the design of the total refurbishment of the supermarket to update it to the village necessity, that are continuously in evolution. The customers of the village, coming from all Europe, are always attracted by italian delights. The design research about spaces, settings and colours has been centered in immediately cathing the attention of an extremely heterogeneous clientele. Usually, after the construction of a supermarket, months or an year are necessary to capture the attention of clients. In this case we have just one day. For the weekly clients, it is necessary to perceive and “discover” the store immediately within few hours. The total renovation of the immane, with specifics attention to the sea regional features, proposes a cosy setting, modern but, in the same time, connected to tradition and to the territory. The wine cellar is inserted and designed to sale local and traditional wine, located in the half of the distributive path, shows a lot of tipical wines from all the region in a comfortable space. The project envisages the renovation of the farm and the creation of the adjacent outbuilding. The building will be emptied by keeping the exposed stone perimetral walls and the roofing made of chestnut wood and flat cotto tiles. Inside the building, will be insert some functional blocks detached from the original structure. They are composed of the staircase, centrally located, and of the first floor rooms. The typical architectural details characterising the local area are combined with more contemporary elements such as the resin floor and the minimal furniture. Il Podere di Santa Croce fa parte di un piano di lottizzazione di un villaggio a destinazione ricettiva situato sulle colline di uliveti e sottobosco della maremma toscana, precisamente a Gavorrano (GR). Il progetto prevede la ristrutturazione del podere e la realizzazione di annesso adiacente. L’edificio viene svuotato mantenendo i muri in pietra perimetrali faccia a vista e la copertura in legno di castagno e pianelle in cotto. Al suo interno vengono inseriti dei blocchi funzionali, staccati dalla struttura originaria, costituiti dalla scala, posta centralmente, e dalle camere posizionate al piano primo. I caratteri tipici architettonici del territorio si integrano con elementi più contemporanei come il pavimento in resina e l’arredamento minimale. 2 3 The disposal of the offices of a public entità occupaying the first floors of a tower for residential and offices in Corso del Popolo in Mestre – Venice, has requie the valorization of the immobiliar asset through the insertion of a new function, totally different from the previous one: a three star hotel, dedicated to a medium level target, attrackted by the proximity of the hotel to Venice. Venice is reachable from the hotel with public transports. The design has provided the construction of a first lobby at the ground floor while, at the first floor, all the public services have been putted: bar, reception, breakfast room toilets. All the available spaces have been converted in hotel bedrooms and a number of 72 bedrooms have been obtained. The shape of the building has allowed to destinate a part of the bedrooms as “Apart-hotel” to be rented for medium and long term rental periods, wih indipendent entrance. External viability has been modified tallo the parking to busses. New elevator and safety stairs have been inserted to adapt the existing building to the new function. 18 - INSIGHT La dismissione degli uffici di un ente pubblico che occupava i primi piani di una torre direzionale e residenziale in Corso del Popolo a Mestre (Venezia) ha richiesto la valorizzazione dell’asseto immobiliare attraverso l’inserimento di una nuova funzione completamente diversa dalla precedente: un albergo a tre stelle, dedicato ad un target medio, attratto dalla vicinanza del posto con Venezia, che dall’albergo è raggiungibile con mezzi pubblici. Il progetto ha previsto la realizzazione di una prima lobby di ingresso al piano terra e di tutti i servizi collettivi: reception, bar, sala colazione, servizi igienici al primo piano. Tutti gli spazi disponibili sono stati dedicati alla riconversione in camere di albergo e sono state ottenute così 72 camere. La conformazione dell’edificio ha consentito di destinare una parte delle camere ad Apart-hotel per affitti di media/lunga durata, con accesso indipendente. La viabilità esterna è stata adattata per consentire il parcheggio di autobus turistici. The concept is similar to the Buruburu estate in Eastlands’ area of Nairobi, with the houses being in clusters / courts with generous green areas. Houses will be maisonnettes of about 250 square meters with a target selling price of about KShs.7.5 to 8 Million per unit. The developer also proposes to develop a shoping mall to serve the neighbourhood. The objective of this market study is to determine if there is a demand base for the proposed mixed use project by evaluating the factors of demand and supply that would impact the success of the proposed development and its market position. Overview of Kenya: Kenya’s GDP expanded by 5.6% in 2010, after suppressed growths of 1.5% and 2.6% in 2008 and 2009, respectively. These developments were against a background of macroeconomic stability, increased credit to the private sector, low inflationary pressure, and improved prices of the main exports and increased remittances from abroad resulting from the global economic recovery. Despite the campaigns associated with the 2010 constitutional referendum, business and consumer confidence remained largely intact thereby boosting the economic growth. However, 2011 has brought a number of challenges: high fuel prices, high inflationary pressure resulting in reduced consumer spending, prolonged dry weather conditions leading to drought, weakened shilling against major world currencies, increased bank lending rates and prospects of the 2012 general election. Despite these issues, demand for middle income homes in Kenya appears to be relatively strong as evidenced by transactions in the recent past. In addition, the projects that are currently in the pipeline and under construction are attracting considerable interest, such as Thika Greens, Fourways Junction, Eden Ville and Fivestar Meadows all in Kaimbu County. Our research found out that the rise in demand for residential real estate within proximity to Nairobi is as a result of growth in real incomes (increased purchasing power) of the population, increased availability of credit, increased optimism post the new constitution and demographic factors while supply is influenced by availability of inputs (e.g. change of user & serviced land), improvement in building technology, difficult or risky alternative investment environment and changes in personal tastes and preferences. Demand and supply would influence the rental return and expected capital appreciation of the project. It is however feared that this trend may stagnate in the near future owing to the recent erratic increases in inflation rates, high cost of living, weakening Kenya shillings and the forthcoming general elections in 2012. Departures area from the parking 2. The design proposal has arisen from the request of a modularly developed terminal conceived to meet the rise in demand. The whole design process has been structured following the idea of modularity in all the elements, both large-scale and small-scale elements, composing the terminal. This allows for an easy assembling of all units which, as in the Lego game, can be removed or added in time within an always coordinated system, which includes the structural beam-column spans, the façade panels and its accessories, the internal units for offices and the units for business. This system also brings out the opportunity to customize the design in order for it to meet to the local conditions, the customer’s needs and the qualitative standards. 22 - INSIGHT 3. La proposta progettuale è basata sulla richiesta di un terminal sviluppato in maniera modulare per poter adeguarsi alla crescita della domanda. Tutta la progettazione è stata impostata nel rispetto di una modularità degli elementi che compongono il terminal: dalla piccola alla grande scala. Questo consente una facile aggregabilità di tutti i componenti che, come in un “Lego”, possono essere sottratti o aggiunti nel tempo in un sistema sempre coordinato: dalle campate strutturali travi-pilastri ai pannelli di facciata e ai loro accessori, dai moduli interni per uffici ai moduli per gli spazi commerciali. The object of the study refers both to the reorganization and requalification of the settlement processes and industrial and commercial businesses located along such highway and in the industrial settlement plan area of Giare, and to the location of new businesses and business services. 3 The project aims at establishing the necessary supply of infrastructures and services, with particular reference to those aspects concerning the road network, the accessibility of such settlements, the landscape context and the environmental criticality level. The aim is to create an homogeneous productive sector characterised by the development of different activities. INSIGHT - 25 Footbridge: cutting-edge solutions – liaisons Feasibility & Master Planning Global Design Construction Management The project for a footbridge in Marcon (Venice) originated from the need to join the shopping centre Valecenter and the Multiplex nearby. It represents an important challenge and committment, which saw Biancoarancio face and develop innovative solutions in order to provide the best answer to the needs of the Client. This important task, however, rewarded the Biancoarancio multidisciplinary team with an award, in that they won the competition launched for designing the present work. General Consulting Il progetto Passerella Valecenter a Marcon (VE), nato dall’esigenza di creare un’unione tra il centro commerciale Valecenter e l’adiacente Multisala, rappresenta una sfida importante che ha visto Biancoarancio confrontarsi con soluzioni innovative per offrire la risposta migliore alle esigenze del committente. Un impegno che ha premiato il team multidisciplinare di Biancoarnacio, dal momento che il progetto ha vinto il concorso indetto per la progettazione dell’opera. 4 6-The lower part of the “shell”. After a careful series of analyses and studies carried out at the beginning of the project, a foot and bike bridge solution was chosen which could at the same time enhance the roles of the entrances to both structures. The project consists of an elliptical sectional footbridge having a rough centering. The structure is composed of an iron caissoned hull to which the centering is linked. The centering, in turn, holds up the cover and the side plexiglass panels. At night the lighting system marks the footbridge’s centering and longitudinal extent, making the relationship between the two poles evident. La passerella dal punto di vista di chi attraversa. Dopo un’attenta serie di analisi e studi iniziali volti a definire la migliore risposta progettuale, si è scelta una soluzione di sviluppo ciclo- pedonale congruente con la possibilità di valorizzare gli accessi delle due strutture. Il progetto si configura come una passerella-ponte a sezione ellittica caratterizzata da una centinatura a vista. La struttura è costituita da una “carena a cassone” in ferro sulla quale si collega la centinatura che, a sua volta, supporta copertura e pannelli laterali in plexiglass. Di notte il sistema d’illuminazione segna la centinatura e lo sviluppo longitudinale della passerella, rendendo ancora più evidente la relazione tra i poli. Cicli, pedoni e carrozzine possono percorrere la stessa strada, su pendenza non superiore all’8%. 7-A general view of the footbridge. Roseberry isn’t just a new “brand” for make-up, cosmetics, skincare and perfumes, but rather a complex also incorporating beauty services. Project Management General Consulting The ground floor looks like a big black box, wrapped in ribbon precious mosaics, which are placed inside the elegant display illuminated with gold trim or white leather. To the left one can find a selecyion of makeup brands, to the right ones a selection of perfumes and fragrances, and five gondolas at the centre for skincare products. Right next to the cash counter, one will find the respective access to the basement and first floor. “Roseberry” inizia la sua avventura a Malta, con l’apertura del primo shop di una catena che in tutta Europa, ma non solo un nuovo “brand” per il make up, la cosmesi, e la profumeria, con i relativi servizi di bellezza. “Roseberry” inaugura il suo primo negozio nella capitale maltese, La Valletta, lungo la prestigiosa Republic Street, all’incrocio con South Street, di fronte al nuovo Parlamento e allo storico teatro di epoca romana, cuore dello shopping cittadino. Lo spazio, progettato da Bianco Arancio, si estende su tre livelli, all’interno di uno degli edifici storici più importanti della città. L’ingresso al negozio dalla via pedonale, è stato lasciato libero da serramenti, per accogliere il cliente all’interno con una travolgente onda che avvolge tutto il volume come un nastro, in mosaico bianco e oro. Il piano terra si presenta come una grande scatola nera, avvolta dal prezioso nastro in mosaico, dove al suo interno trovano posto eleganti espositori illuminati, con finiture oro o in pelle bianca. A sinistra gli espositori dei brand per il make up, a destra quelli per i brand della profumeria, e al centro cinque gondole per i prodotti di cosmesi. Sul fondo il banco cassa, divide l’accesso al piano interrato e al piano primo. “Roseberry” opened its first store in the capital of Malta, Valletta, on the prestigious Republic Street, corner with South Street, and right the new Parliament and the historic Opera Site, the heart of Malta’s shopping district. The space, designed by Bianco Arancio, covers three levels, within one of the most important historic buildings of the city. The entrance to the store from the pedestrian street, was free from windows and doors, to an open and inviting inside with a sweeping wave that wraps around the volume like a ribbon in white and gold mosaic. 28 - INSIGHT INSIGHT - 29 Going down to the basement gives the feeling of stepping into another era. The two rooms that compose the downstairs space are entirely made with the typical Maltsese, also used for the arches that characterize the ceiling. On the three niches perimeter that let in light from the street level, were inserted wooden doors with glass decorated coloured patterns were installed, which creates a rainbow effect in the rooms that house the area Champagne Nail Bar in partnership with Laurent Perrier. Such area i salso used to offer makeup and manicure/pedicure services. The first floor has a modern context keeping it very minimalist yet cozy for beauty treatments. The white room is furnished with quality equipment coated with a warm essence “wenge”. Scendendo al piano interrato sembra di addentrarsi in un’altra epoca. Le due stanze che lo compongono sono interamente realizzate con la tipica pietra di Malta, utilizzata anche per le arcate che caratterizzano il soffitto. Sulle tre nicchie perimetrali che lasciano entrare la luce dal livello stradale, sono state inserite delle porte in legno con vetro decorato con piccoli inserti di tanti colori, tale da creare un effetto arcobaleno all’interno dei locali che ospitano l’area per Champagne Nail Bar in partnership con Laurent Perrier, offendo anche il servizio di make up e di pedicure. Al piano primo un contesto minimal ospita una moderna ma accogliente beautician cabinet per trattamenti body & visage. L’ambiente bianco è arredato con attrezzature di qualità rivestite con una calda essenza wengè. 30 - INSIGHT Publication of the project to the magazine “The Indipendent”. INSIGHT - 31 New Shoes Shop “Punto Scarpe” in Brescia Feasibility & Master Planning Global Design Construction Management Placed close to “Rovato” toll booth, long A4 motorway, just before Milan, the shop “Punto Scarpe” presents a new format, with a strong urban connotation. The crucial point where the building rises up, inspired the interpretation of the trade and travel hub image and the maze of streets suggestion. This theme was transposed in a spectacular plasterboard bands installation, suspended in air, that characterizes the whole retail store. Thanks to an unusual geometrical effect of continuous references and convergences, the customer is invited to walk through the four sections the shop is divided in. He is led both to move along the perimeter, and - above all - toward the core of the store. Indeed, the project gives its own answer to the critical feature of sales area, - already defined – that consists of nearly square shape of the building, without precise axis and directional paths. The central area oufitting, characterized by a low, elliptical and equipped wing, interrupts the rigid arrangement of surrounding furniture, representing the exception. Moreover, the hanging light truss points the customer out about the presence of a different and new space: like an overhead focus, even more emphasized by the visual convergence of all plasterboard bands. Clothing is placed here. Group’s partners wanted to emphasize and propose it as an innovation, integrating it to the wide footwear offer the brand is known for. Project Management General Consulting Posto in prossimità del casello autostradale di Rovato, lungo l’A4, poco prima di Milano, il negozio “Punto Scarpe” si presenta con un format nuovo, dalla forte connotazione urbana. Il punto nevralgico su cui sorge è stato spunto per interpretare l’immagine del nodo viario e la suggestione dell’intrico stradale. Questo tema, trasposto in una scenografica installazione aerea in fasce di cartongesso, caratterizza l’intero spazio commerciale. In un gioco di continui rimandi e convergenze, il cliente è invitato a percorrere i quattro reparti in cui si suddivide il punto vendita, stimolato sia a circolare perimetralmente, sia soprattutto, verso il centro del negozio. Infatti, la criticità dello spazio commerciale, già predefinito, a cui il progetto ha dato una propria risposta, consiste proprio nella forma pressoché quadrata dello stabile, privo di assialità precise e percorsi direzionati. La caratterizzazione dell’area centrale, connotata da una bassa quinta ellittica attrezzata, rompe la rigida disposizione degli arredi, rappresentando l’eccezione. Inoltre, la struttura americana sospesa che la sormonta, segnala al cliente la presenza di uno spazio diverso, nuovo: una sorta di focus aereo, ulteriormente accentuato dalla convergenza visiva di tutte le fasce in cartongesso. Qui è posizionato il reparto Abbigliamento, che i Soci del Gruppo hanno voluto enfatizzare e proporre come novità, integrandolo all’ampia offerta merceologica di calzature per la quale il marchio è noto. Global Design Centuriation was the most common practice of land measurement in the Roman times, arguably one of the oldest methods used for urban planning and land divisions. According to some, ‘centuriation was the result of the combination of different techniques which were originally from Egypt, Etruria and old Greece. Whatever the origin of this method was, it certainly represented a distinguishing mark of identity for the Roman towns and colonies, shaping the landscape into regular layouts, square grids traced using surveyor’s instruments. Canals, roads and agricultural plots were the visible result of this operation, a result which in most cases can still be appreciated now. It is the case of Italy, where the Roman centuriation has survived territorial development in many parts of it, so as to roads, land divisions and canals have persisted until now, and are often part of current urbanisation. Shopping center “Le Centurie” (“The Centuries”) is a state-of-the-art center which houses a food hypermarket with a 3,500-sm shopping area and 41 shops, four of which are medium-sized. These are lined up in a wide gallery with a wooden ceiling and a large car park for 1,000 cars. Its colors and architectural details make “Le Centurie” stand out for its peculiar familiar and comfortable aspect, as the customers perceive it. The center is located in San Giorgio delle Pertiche, in the north-eastern side of Padua, in a strategic position. It has approximately 157,000 potential customers, to whom it takes 20 minutes by car to reach the center. La centuriazione rappresentava la pratica più comune di misurazione delle terre al tempo dei Romani, e senza dubbio uno dei metodi più antichi di pianificazione e divisione territoriale. Secondo alcuni, la centuriazione era il risultato della combinazione di tecniche differenti, originarie dell’Egitto, dell’Etruria e della Grecia. Qualunque sia l’origine di questo metodo, poteva considerarsi di certo un segno distintivo dell’identità delle città e delle colonie romane, che tracciava il territorio in layout regolari, griglie quadrangolari disegnate dagli strumenti dell’agromensore. Canali, strade e appezzamenti agricoli erano il risultato visibile di questa operazione, un risultato che in molti casi può essere apprezzato ancora oggi. Ne è un esempio il nostro Paese, dove la centuriazione romana è sopravvissuta allo sviluppo territoriale avvenuto in molte parti della penisola, cosicché strade, terreni e canali sono giunti fino a noi, e sono spesso parte dell’attuale situazione urbanistica. Padova e il “Graticolato Romano” in area veneta sono la concreta testimonianza del passato e della lunga storia dell’Italia. Il Centro Commerciale “Le Centurie” è un centro di ultima generazione che contiene un Ipermercato alimentare di 3500 mq di superficie di vendita e 41 negozi dei quali 4 di medie superfici, attestati lungo un’ampia galleria con copertura in legno e con un ampio parcheggio per 1000 posti auto. I colori e i dettagli architettonici conferiscono a “Le Centurie” un carattere del tutto particolare che si distingue per la sensazione di “familiarità” e di comfort percepito dal cliente. “Le Centurie” è situato nel comune di San Giorgio delle Pertiche, a nord-est di Padova, in posizione strategica. Può contare su un bacino di popolazione di circa 157.000 abitanti che possono comodamente raggiungerlo in 20 minuti di automobile. 4 5 6- The internal regular layout of shops and facilities recalls the old Roman land division system. The shopping center seen from the outside. 3 7 34 - INSIGHT INSIGHT - 35 Biancoarancio carried out the project for the 22.000-sm shopping center, consisting of a 5.500-sm superstore, four mediumsized sales outlets, approximately forty shops lining up along the central gallery and three small squares which represent the focal points of the shopping centre. The building is an L-shaped block which opens out to the northern and the western sides with a white cantilever roof that frames the façade, which is characterised by regular panels. In the central part, the rust-orange façade is covered by an irregular white grid which supports the climbing jasmine. Outside, a wide covering structure subtends the functional shopping units. In the gallery it is possible to see the laminated timber covering structure, whose lines follow their own path and are thus inconsistent with the direction of the routes below, which are highlighted by the floor pattern and by visual references such as lights and red tapes, running together like soft waves over the shop windows. The overall perception of the building from the outside is that of a tidy and appealing place. The sober, clean façade conveys an idea of modernity and up-to-dateness. Biancoarancio ha realizzato il progetto di un centro Commerciale di 22.000 mq, costituito da un ipermercato da 5.500 mq, quattro medie strutture di vendita, una quarantina di negozi che si attestano lungo la galleria centrale e tre piazzette che costituiscono i punti focali del percorso commerciale. L’edificio si presenta come un blocco edilizio ad “L” aperto sui fronti Nord ed ovest con una pensilina bianca che incornicia la facciata a pannelli regolari. Sulla zona centrale, la facciata color “arancio ruggine” è rivestita da un reticolo bianco irregolare che dà supporto a gelsomino rampicante. All’esterno un ampio piano di copertura sottende i blocchi funzionali dei negozi. Nella galleria è visibile la struttura in legno lamellare della copertura caratterizzata da un andamento autonomo e “incongruente” rispetto ai percorsi, che vengono evidenziati dal disegno della pavimentazione e da “richiami visuali” quali i corpi illuminanti e nastri rossi che si inseguono in morbide onde sopra le vetrine. La percezione dell’esterno del Centro è di un luogo ordinato ed invitante. Con una superficie di circa mq 2.000, il negozio è stato progettato e realizzato evolvendo l’immagine grafica pensata per il marchio e già da anni consolidata. I decori solitamente presenti solo a parete sono stati trasformati in elementi tridimensionali con l’inserimento di sette ambientazioni aeree sospese, che oltre a creare un’atmosfera più accogliente, permettono un buon risparmio energetico e una base per il posizionamento di fari ad incasso e accessoristica antincendio. All’ingresso il cliente è catturato da sfere bianche e luminose che si intersecano successivamente con le sette nuvole sospese, un impatto che sorprende e accompagna lo shopping shoes-dress. Opening in November 2014, the Conselve “Quellogiusto” shoes shop has been located in the Lando Shopping mall. It is the 11th born of the shop chain “Quellogiusto”. With a surface of almost 2.000 sqm. The shop design is been done evolving the graphic image already thought for the brand and from years consolidated. Decorative elements, usually setted just over the walls, have been transformed here in threedimentional elements by the insertion of 7 aerial hanging settings. These contributes creating a more cosy athosphere, a good energy saving, the base to put the recessed spotlights and all the fire protection staff. At the entrance the client’s sight is captured by white lighting spheres, intersecting, immediately after, with hanging clouds. It is a surprising strong impact attending to the shoe-dress shopping. 38 - INSIGHT INSIGHT - 39 New Supermarket “Spak Market” in Maniago Friuli Venezia Giulia Feasibility & Master Planning Global Design Construction Management Project Management General Consulting La scelta di recuperare un fabbricato artigianale degli anni ‘70, in cui insediare un supermercato alimentare a Maniago, in Friuli Venezia Giulia, ha presentato sin dall’inizio non poche difficoltà. In precedenza, altri tentativi di insediare in quel luogo un’attività imprenditoriale, avevano proposto la costruzione di un nuovo edificio, tralasciando l’apprezzabile particolarità costruttiva dell’edificio esistente, oltre che prevedendo costi di molto superiori a quelli di un’eventuale ristrutturazione. La volontà di recuperare l’esistente, è stata sostenuta invece dall’evidenza che quell’edificio avrebbe permesso di avere spazi dalle forme e dalle proporzioni molto superiori rispetto alla classica configurazione di un edificio artigianale di nuova costruzione. Le volte a botte realizzate con capriate reticolari in calcestruzzo, sicuramente non più in produzione, costituivano un elemento d’interesse nel panorama dell’archeologia industriale sicuramente non trascurabile. Le difficoltà principali sono state l’adeguamento alle normative vigenti e la predisposizione dell’edificio alla nuova funzione di supermercato. In particolare la localizzazione dell’edificio in un’area altamente sismica e la necessità di recepire la normativa antincendio hanno imposto un lavoro di un team di professionisti specializzati, coordinati con successo da Bianco Arancio, che ha portato a termine l’incarico di project management nei tempi e costi previsti. The decision to refurbish an industrial building of the 70s, to place a food supermarket in Maniago, Friuli Venezia Giulia, presented many difficulties from the start. Previously, other attempts to place other activities in that place, had proposed the construction of a new building, leaving the valuable special characters of the existing building, as well as providing much higher costs comphared to those of a possible refurbishment. The main difficulties have been adapting the old building to current standards and the preparation of the building for the new functions of the supermarket. In particular, the location of the building in a highly seismic zone and the need to implement the fire regulations, have imposed a work in team of specialized professionals, coordinated successfully by Bianco Arancio, who has completed the task of project management “in time” and “in budget”. The desire to renovate the existing one, was supported by the evidence that that building would allow to have spaces shapes and proportions much higher than the classic configuration of a new-built commercial building. The vaults built with concrete lattice trusses, definitely no longer in production, were an element of interest in the industrial architecture landscape, not negligible. 40 - INSIGHT INSIGHT - 41 From the architectural point of view we wanted to enhance the facades with the inclusion of large windows, which gave an amazing natural lighting environment. Structural reasons and thermal insulation led to the choice of replacing the existing concrete roof panels with “OSB” panels, obtaining a contemporary and contextualized interpretation of the wooden roof, which creates a welcoming environment as well as an industrial flavor. Then the entire building have been paved with beige tiles and striped coating in the tones of brown, to make a warm and minimal environment in which the products for sale can be brought out and enhanced. The renovation of the existing building has been completed, later, by an expansion to accommodate the technical spaces, thus completing the structures of this new building, bringing to fifteen the number of Spak Market outlets located between Italy and Croatia. Tutto l’edificio è stato poi rivestito con pavimenti di colore beige e rivestimenti righettati nelle nuance del marrone, per rendere caldo e minimale un ambiente nel quale i prodotti in vendita possano risaltare ed essere valorizzati. La ristrutturazione dell’edificio esistente è stata poi affiancata da un ampliamento per ospitare gli spazi tecnici, completando così le strutture di questa nuova attività commerciale, che porta a quindici il numero di punti vendita Spak Market dislocati tra Italia e Croazia. Dal punto di vista architettonico si è voluto valorizzare le facciate con l’inserimento di ampie vetrate, che hanno regalato una sorprendente illuminazione naturale agli ambienti. Ragioni strutturali e d’isolamento termico hanno poi portato alla scelta di sostituire le coppelle in cemento che costituivano la copertura con dei pannelli in “osb”, in un’interpretazione attuale e contestualizzata della copertura in legno, che ha reso accogliente l’ambiente di sapore prettamente industriale. 42 - INSIGHT INSIGHT - 43 New Shoes Shop “Quellogiusto” to “Emisfero” Shopping Mall in Treviso Feasibility & Master Planning Global Design Construction Management Project Management General Consulting The new shop in Silea, opening in March 2015, represents, for the brand Quellogiusto, the will to reinforce its presence, in bigger scale, in the Shopping Mall Emisfero. The chain, until December 2014, owned a 600 sqm shop in the shopping mall, indeed. With the enlargement o the shopping mall a surface of 1.500 sqm has became available. This surface, now, allowes to host a larger products range giving to the client a more satisfying choice. The shop has been designed and built following the format and the graphic design consolidated year by year in the numerous shops of the group Quellogiusto. In the entrace we decided to set a lighting gate, done by 15 cubes, to allow the visibilità of the shop from the gallery but, in the same time, the gate becomes a design object to expose the products in an original and charming way, exciting the curiosity of the client srolling through the gallery and inviting to enter the shop. Il nuovo negozio a Silea, inaugurato a Marzo 2015, rappresenta, per il marchio Quellogiusto, la volontà di rafforzare la propria presenza, a scala più grande, all’interno del centro commerciale Emisfero. La catena, infatti, fino a dicembre 2014, possedeva con un negozio di 600 mq all’interno del centro commerciale; con l’ampliamento del centro, si è reso disponibile un negozio di 1500 mq, superficie che consente al punto vendita di ospitare una più ampia gamma di prodotti e garantire così al cliente una possibilità di scelta più soddisfacente. Il negozio è stato progettato e realizzato secondo il format e l’immagine grafica da anni consolidata nei molti punti vendita del gruppo “Quellogiusto”. All’ingresso si è voluto realizzare un portale luminoso, formato da 15 cubi, che permette la visibilità del negozio dalla galleria, ma nello stesso tempo diventa oggetto di design per esporre il prodotto in modo originale e accattivante, per incuriosire il cliente che passeggia in galleria e invitarlo ad entrare nel negozio. 44 - INSIGHT Once entered the shop, attention is captured by lighting spheres, as hanging clouds, making atmosphere suggestive and light. They concur to make the client feels that sense of comfort and of lightness necessary to be psicologically connected in the moment of the shoe try. The client experience is always in the center. The graphic design, with geometric patterns in rubin red over withe, visually differentiates the different areas of the shop: men’s, women’s, kid’s, sport’s, leather departments. Clothing is concentrated over the long white “gates” separating the sale area in three large zones. Although the shop keeps dimentions of a “big store”, the lay-out, well studied in details, and the use of refined forniture pieces, as red sophas in the rest areas, and the big flowerpots, contributes the client perciving a “product staging” of an exclusive boutique. Una volta varcata la soglia d’ingresso l’attenzione è catturata da sfere luminose che, come nuvole sospese sui prodotti esposti, rendono l’atmosfera suggestiva, leggera, e contribuiscono a far percepire al cliente quel senso di “comfort” e di “leggerezza” che è necessario essere associato al momento della prova della calzatura. L’esperienza del cliente è sempre al centro. La grafica con motivi geometrici in rosso rubino su bianco, differenzia visivamente le diverse aree del negozio: reparto donna, uomo, bambino, sport, pelletteria. L’abbigliamento è concentrato sui lunghi portali bianchi che suddividono l’area del punto vendita in tre grandi zone. Pur avendo dimensioni da grande magazzino, il lay-out studiato nei dettagli e l’uso di raffinati elementi di arredo, come i divanetti rossi sulle aree di sosta e le grandi fioriere disposte a formare contrappunti verdi, contribuisce a far percepire al cliente una messa in scena del prodotto da boutique esclusiva. INSIGHT - 45 New Jewelry Store “Goldart” in Treviso Feasibility & Master Planning Global Design Construction Management Placed close to “Rovato” toll booth, long A4 motorway, just before Milan, the shop “Punto Scarpe” presents a new format, with a strong urban connotation. The crucial point where the building rises up, inspired the interpretation of the trade and travel hub image and the maze of streets suggestion. This theme was transposed in a spectacular plasterboard bands installation, suspended in air, that characterizes the whole retail store. Thanks to an unusual geometrical effect of continuous references and convergences, the customer is invited to walk through the four sections the shop is divided in. He is led both to move along the perimeter, and - above all - toward the core of the store. Indeed, the project gives its own answer to the critical feature of sales area, - already defined – that consists of nearly square shape of the building, without precise axis and directional paths. The central area oufitting, characterized by a low, elliptical and equipped wing, interrupts the rigid arrangement of surrounding furniture, representing the exception. Moreover, the hanging light truss points the customer out about the presence of a different and new space: like an overhead focus, even more emphasized by the visual convergence of all plasterboard bands. Clothing is placed here. Group’s partners wanted to emphasize and propose it as an innovation, integrating it to the wide footwear offer the brand is known for. 46 - INSIGHT Project Management General Consulting Goldart partecipa all’ambizioso progetto “Silea Mare”, ampliamento del centro commerciale di Silea, di cui occupa la location d’angolo tra le due gallerie al piano terra, strategicamente l’unità più importante in termini di visibilità dai flussi di clientela. Da tali considerazioni deriva la scelta di caratterizzare il perimetro con la massima permeabilità degli accessi, concependo la porzione curva come vetrina principale del negozio. La gioielleria si presenta con una rivisitazione del format sviluppato per il punto vendita di Roma, declinato coerentemente con gli altri supporti espositivi specifici di questo layout. Il bancone ottagonale riproposto, evoca un diamante incastonato; in questo cuore prezioso sono esposti gli articoli di maggior valore. Simbolicamente, la luce del diamante si rifrange sulla porzione di parete bianca retrostante, su cui è applicato un decoro a specchio che ne evoca i riflessi. Le ali laterali in legno, leggermente ruotate per abbracciare lo spazio espositivo e dal volume movimentato da un gioco di sporgenze, completano la quinta su cui si staglia lo scrigno centrale. Il leit-motiv dell’incastonatura cromata di gemme brillanti viene declinata anche negli altri elementi di arredo: teche, vetrine, tavoli e cubi espositivi sono tutti caratterizzati da gambe lucide slanciate, che sorreggono volumi sfaccettati e trasparenti, con la massima cura per il dettaglio. La palette di tonalità e materiali proposti e un attento studio della luce rendono l’atmosfera della gioielleria elegante, accogliente e carica di charme. INSIGHT - 47 New Shoes Shop “Quellogiusto” in “Valecenter” Shopping Complex in Venice Feasibility & Master Planning Global Design Construction Management The fitting-out of Quellogiusto’s shoe shop in Marcon – Venice confront the thema of adapting and increasing a tried format. The building where the shop is situated is round, with a 2.500 sqm of total sales area, divided in two storey. A new escalator has been provided, to connect the two storey trough a double highness space, in front of the entrance. Usually the scenography fitted by the format is characterized by the long portals which part the different merchandising areas of the shop orthogonally. Here the presence of a circular space is been solved by using visual round devices: concentric hanging circles, recalling analogically the circle in the water. This time we tried to represent the sensations of “lightness”, of Project Management General Consulting “comfort”, of “relaxing”, sensations that the client has to feel and has to combine with the shopping experience, with a setting slightly evocating the image transpiring when we are under the water and lookup to the surface: bubble, concentric circle, irregular lighting games. As someone enter the shop, white spheres, like little bubble in the water, are rising in the double highness space, and lead the client to visually joint the two storey. During the visit in the shop, the client is totally absorbed into a shopping experience that , through the setting and the scenography elements, produces a strong and sure emotional imprinting. L’allestimento del negozio Quellogiusto di Marcon, affronta il tema dell’adattamento e dell’implementazione di un format collaudato. L’edificio in cui è stato inserito il negozio è rotondo, con una superficie complessiva di 2.500 mq di vendita, suddivisa in due piani.E’ stato previsto l’inserimento di una nuova scala mobile, a collegare i due piani, all’interno di uno spazio a doppia altezza, posto frontalmente all’ingresso. Normalmente l’ambientazione indicata dal format è improntata a seguire i lunghi portali che ripartiscono le aree merceologiche del negozio, in senso ortogonale. Qui, la presenza di uno spazio circolare è stata risolta utilizzando dispositivi visuali rotondi: cerchi concentrici sospesi che richiamano analogicamente i cerchi sull’acqua. Questa volta si è cercato di rappresentare le sensazioni di “leggerezza”, di “confort”, di “rilassamento”, sensazioni che è opportuno siano associati dal cliente all’esperienza dell’acquisto, con un’ambientazione che evoca vagamente l’immagine che traspare, stando sott’acqua e guardando verso la superficie: bolle, cerchi concentrici, giochi di luce irregolari. 48 - INSIGHT Già dall’ingresso sfere bianche, come bollicine nell’acqua, salgono nello spazio a doppia altezza e portano il cliente a collegare visivamente i due piani. Durante la visita al negozio il cliente è completamente “immerso” in una shopping esperienze che, attraverso l’ambientazione e gli elementi scenografici, produce un sicuro e forte imprinting emozionale. INSIGHT - 49 Department Store in Brest - Belarus Feasibility & Master Planning Global Design Construction Management Project Management General Consulting Completion of Retail Park “Zero Center”: the NEW BRANDS Feasibility & Master Planning 1 3 Global Design Construction Management Project Management General Consulting Trony, one of the best known italian chain of home appliances and electronics, with over 200 stores, decided to open a new store of 1500 square meters in the Shopping Complex “Zero Center”, in Treviso. The respect of the processing times and management of administrative practices were followed with some care; architectural design and plant design and coordination of the construction site were traveling in the same time and in the particular period of year (August). Good management, the knowledge and professionalism of suppliers of Biancoarancio have respected the deadlines agreed with the customer. The shades of gray dominate the internal concept: the ceiling was painted of a charcoal gray, dark gray tiles choices are “concrete effect”. The aerial plant, galvanized steel is in perfect harmony with the architectural imagine, creating a scenographic effect generally pleasant. 2 The Department Store “Brest” will be built in the historic centre of Brest (Belarus) and will involve the reconversion and enlargement of some existing buildings, which will be turned into a new commercial complex. The project envisages the settling of new commercial activities, most of which belonging to the fashion industry, a restaurant, a bar, and wellness-related businesses such as a wellness & fitness area. The proposed solution aims at recovering the façades of the previous buildings, marked by quality decorative elements such as string-courses, cornices and pilasters. The building will be developed in a regularly modular fashion which will allow for a sequence of more than one building - located in different levels and with different heights and depths of their prospects - which will contribute to enhancing the existing architecture and making it emerge. The project will result in only one building. Il “Department Store Brest” verrà costruito nel centro storico della città di Brest (Bielorussia) e comporterà la riconversione e l’ampliamento di alcuni edifici esistenti in un nuovo complesso commerciale. Il progetto prevede l’insediamento di attività commerciali, soprattutto del settore fashion, un ristorante, un bar, e attività di cura della persona con la presenza di un’area wellness e fitness. La soluzione progettuale proposta mira al recupero delle facciate degli edifici esistenti, connotate da particolari decorativi di pregio quali marcapiani, cornicioni e lesene, che saranno comprese e integrate nella nuova costruzione. Questa si svilupperà con una modularità costante che permetterà di articolare i prospetti principali come una successione di più costruzioni, poste su allineamenti diversi, di altezza e profondità di affaccio differenti, che contribuiranno a valorizzare e a far emergere le architetture preesistenti. Il risultato progettuale sarà quello di un unico edificio con uno sviluppo in pianta idoneo a soddisfare le esigenze di utilizzo e di fruizione sia da parte degli avventori, sia da parte delle persone impiegate al suo interno. L’intento progettuale è stato quello di creare non solo un insieme di negozi e servizi ma, soprattutto, un luogo che diventi punto di riferimento e aggregazione sociale. Trony, una delle catene di elettrodomestici ed elettronica più conosciute in Italia, con oltre 200 punti vendita in tutto il Paese, ha deciso di aprire un nuovo negozio di 1500 mq nel Parco Commerciale “Zero Center”, nel Comune di Zero Branco (TV). Il rispetto delle tempistiche delle lavorazioni e la gestione delle pratiche sono stati seguiti con una certa cura; mentre la progettazione architettonica, impiantistica e il coordinamento di cantiere sono avanzate di pari passo in modo da raggiungere l’obbiettivo finale nei tempi ristretti e visto il particolare periodo dell’anno (Agosto). Una buona gestione della commessa, la conoscenza e professionalità dei fornitori di Biancoarancio hanno garantito il rispetto delle tempistiche concordate con il cliente. Le tonalità del grigio dominano l’ambientazione interna: il soffitto della sala vendita è stato tinteggiato di un grigio antracite, le piastrelle scelte sono grigio scuro “effetto cemento”. L’impiantistica aerea, in acciaio zincato, è in perfetta sintonia con l’ambiente, creando un effetto scenografico generale piacevole. INSIGHT - 51 The new shop “Bai-li Bazar”, in an sales area about 3.800 sqm, integrates the shopping complex “Zero Center”. The opening of this new shop in short time (2 mounths) has been possible by the multidisciplinary coordination of several companies involved in the project. The architectural design, the technical systems design and the site management have been carried out at the same time to reach the final target. The ceiling of the shopping area has been painted in light brown “sepia” and the walls in light beige. The hanging plants, painted in the same color of the ceiling, is not visible, versus the dark color of the ceiling. The lighting system, done with spotlights, makes the space precious. The wall aginst the storage-room is been painted in full orange to give a live sensation and, in the same time, it doesn’t disturb the general setting in the tones of brown and beige. L’incarico prevedeva, in tempi molto brevi, la realizzazione delle finiture e impianti di 3800 mq destinati alla vendita di prodotti non alimentari di vario genere. Il coordinamento multidisciplinare è stato fondamentale per rispettare le scadenze. La progettazione architettonica e impiantistica sulla base delle esigenze del cliente e le tempistiche di cantiere viaggiavano parallele per riuscire ad ottenere il risultato in meno di due mesi. Il soffitto della sala vendita è stato tinteggiato di un marrone seppia e le pareti di un beige chiaro. L’impiantistica aerea, verniciata in tinta, si perde con il colore scuro del soffitto. Un’illuminazione a proiettori e non la classica a blindo impreziosisce lo spazio. La parete di divisione dal magazzino è stata tinteggiata di un’arancione vivo che ravviva ma al tempo stesso non disturba l’ambientazione sobria delle tinte beige-marrone. 52 - INSIGHT In the retail center “Zero Center”, in the municipality of Zero Branco (TV) was opened the new store for pet products Maxi Zoo, chain of Fressnapf’s group, leader in Europe with more than 1,300 outlets. Un mese: questo era il tempo a disposizione per definire la progettazione architettonica degli spazi (servizi igienici, spogliatoi, sala vendita e magazzino), coordinare la progettazione multidisciplinare impiantistica e di prevenzione incendi, eseguire e coordinare le lavorazioni e i fornitori che si trovavano a lavorare in 600 mq di superficie. La velocità di esecuzione delle lavorazioni, e la scelta di soluzioni costruttive alternative alle classiche tecniche edilizie hanno permesso di ridurre i tempi di esecuzione di alcune lavorazioni garantendo le date di consegna concordate con il cliente. Biancoarancio ha seguito il coordinamento tra i professionisti, ha controllato le tempistiche di cantiere, ha selezionato i fornitori. For this reason Paganini charged Bianco Arancio the project for upgrading the department of gastronomy and wine cellar, and insert, in the restricted spaces, a totally equiped kitchen to prepare convenience foods. The wine cellar has been increased as dimention and as development of exposed product. In a little recess, a space all covered by wood,. in curve shaped boards, has been setted. The shelving and the forniture have been completed by exhibitor with the same features. Il supermercato Paganini è una realtà commerciale inserita in un piccolo contesto urbano, quello di Friola nel comune di Pozzoleone in provincia di Vicenza. Cortesia e attenzione nei confronti della clientela contraddistinguono questa attività. Attenzione alle materie prime e cura del servizio al cliente sono da sempre il loro punto di forza. Per questo motivi è stato affidato a bianco arancio l’incarico di rinnovare e ristrutturare il reparto gastronomia e cantina, e inserire nei pochi spazi una cucina completamente attrezzata per la preparazione di cibi pronti. L’obbiettivo era di trasformare con pochi elementi un’ambiente ormai datato in un angolo caldo e familiare, che proponesse al cliente affezionato prodotti dedicati. La cantina è aumentata di superficie e metri lineari di esposizione prodotto, in una nicchia è stato ricavato uno spazio interamente rivestito in legno, controsoffittato con un gioco di linee morbide e curve generate da tavole di legno sagomate. L’arredo e le scaffalature sono state integrate da mobili ed espositori delle medesime caratteristiche; l’effetto ricercato è quello di dare la sensazione di essere usciti dal supermercato ed essere entrati in un ambiente rustico e confortevole. La gastronomia ha visto l’inserimento di un nuovo banco dalle forme davvero innovative per il settore. Colori e curve riprendono i tratti geometrici della cantina adiacente. Un gioco soffuso di luci e colori mantiene e sottolinea le caratteristiche di familiarità a attenzione che da sempre contraddistinguono il supermercato. Confinante e comunicante con la gastronomia, la cucina completamente nuova è attrezzata per la preparazione e cottura di: primi, secondi di carne o pesce, contorni e dolci. INSIGHT - 65 Tradition and innovation in wineries planning: the modular winery Feasibility & Master Planning Global Design “Architecture is the skilful, rigourous and magnificent play of volumes in the light.” Le Corbusier, Towards a new architecture (1923) A research on the most recent wineries projects both in Italy and abroad has highlighted how the planning of contemporary wineries is characterised by some necessary starting conditions. The first condition is the necessity to invest in the winery development, which is combined with the buyer’s awareness that nowadays the world of wine is connected with other themes such as communication, food, culture and entertainment. The last condition, but not the least important, is the necessity to create a project that combines the functional needs at the core of good winemaking with the development of a sustainable architecture, with a high aesthetic value, which can be associated with the new image of a company that turns into a place for sharing wine experiences and enjoying cultural and commercial activities, a place that becomes a hub for enhancing the whole territory. From this study some fundamental characteristics have derived that a contemporary winery project has to have: - The search for a rationalization in winemaking processes that pays great attention to the environment, since it influences the quality of wine; - The presence of areas dedicated to hospitality activities that support the manufacturing activities; - The persistence of the territory’s features in the building materials and techniques; - The inclusion of new, recognizable but never obtrusive structures alongside existing buildings; - The restoration and appreciation of the existing buildings. As a matter of fact, with respect to the construction of new buildings there is a growing interest in the restoration of historic buildings, which have been hosting wine companies for decades. 66 - INSIGHT Construction Management Project Management General Consulting 1-The area hosting activities such as wine tasting and exhibition. Ultima ad emergere, ma non meno importante, è stata la necessità di dare origine ad un progetto integrato che sappia coniugare le esigenze funzionali, che sono alla base della produzione di un buon vino, con la realizzazione di un’architettura ecosostenibile, di grande qualità estetica; che possa essere associata alla nuova immagine di un’azienda che si trasforma in un luogo di condivisione di esperienze legate al vino e spazi per attività culturali e commerciali, che diventa fulcro per la valorizzazione di un intero territorio. Da tale studio sono emerse alcune caratteristiche fondamentali che il progetto di una cantina contemporanea deve seguire: - La ricerca di una razionalizzazione dei processi di vinificazione, con estrema attenzione al contesto ambientale, che influenza la qualità del vino; - La presenza di aree adibite ad attività ricettive di supporto a quella produttiva; - La persistenza dei caratteri del territorio nei materiali e tecniche costruttive; - L’affiancamento agli edifici esistenti di interventi nuovi e riconoscibili ma mai invadenti; - Il recupero e la valorizzazione degli edifici esistenti. A fronte della realizzazione di nuovi edifici, si assiste infatti ad un crescente interesse verso il recupero dei fabbricati storici, sedi di aziende vinicole da decenni. The present work aims at defining the planning criteria combining the aspects highlighted by the research on the state of the art with the need for cost- and time-effective projects that are easily standardizable but at the same time customizable. These projects should effectively meet the needs of quality winemaking and contribute to achieving the company’s goals by relaunching its peculiar features and promoting a tangible integration with the environment. The dynamicity of the manufacturing industry has led us to think about a great space flexibility since the beginning of the project. The space should adapt to be easily reorganized and offer immediate opportunities for expanding the company activities. In those areas where the wine is first manufactured and bottled, which are more affected by technological changes, the development of well-lighted areas where intermediate structural elements are kept to a minimum and easily separable is essential. The use of prebuilt modular elements placed on grids that follow the dimensions of the various tools (tanks, bottling lines and packaging lines) helps coordinating the structural choices as far as different development options are concerned. Il presente lavoro mira a definire i criteri progettuali che possano coniugare gli aspetti evidenziati dalla ricerca sullo stato dell’arte con l’esigenza d’interventi a costi contenuti, di rapida realizzazione, facilmente standardizzabili ma al tempo stesso personalizzabili, che rispondano efficacemente alle necessità poste dal processo di produzione di vini di qualità, e contribuiscano alla realizzazione degli obiettivi dell’azienda rilanciandone le caratteristiche identitarie e favorendone una sensibile integrazione nel paesaggio. La dinamicità del comparto produttivo ha portato a pensare, fin dall’impostazione del progetto, a una grande flessibilità degli spazi, che si prestino a facili riconfigurazioni e offrano immediate possibilità di espansione dell’attività aziendale. Nelle aree di prima lavorazione e imbottigliamento, più sensibili all’aggiornamento tecnologico, è fondamentale la realizzazione di spazi coperti da grandi luci senza (o con minimi) elementi strutturali intermedi, facilmente suddividibili. L’impiego di elementi modulari prefabbricati, posizionati secondo griglie ordinatrici impostate sulle dimensioni delle attrezzature (tanks, linee di imbottigliamento, linee di packaging) aiuta a coordinare le scelte strutturali in relazione alle diverse alternative di crescita. 2-The modernity of new structures goes together with the tradition of old buildings in contemporary wineries. The increasingly frequent presence of visitors and the importance given to wine tourism - which has become very popular in those areas characterised by quality winemaking - have enriched wineries with new functions, that complement the strictly manufacturing activities and therefore require a new modulation. The areas targeted to visitors represent a great attraction for wine and food tourism, and more generally for rural tourism in that specific area. In order for the project to be successful, a good integration of the visitors’ areas with the operational areas is essential, as well as the reduction of the visitors’ obtrusiveness in the manufacturing areas. The visitor’s route will follow the whole wine manufacturing process, including those areas directly involved in the wine transformation, by means of itineraries that follow the production cycle but that are hosted in separate areas. Suspended boardwalks equipped with suitable protective elements will achieve this goal. La sempre più frequente presenza di visitatori in azienda e l’importanza oggi attribuita all’enoturismo, divenuto molto diffuso nei territori caratterizzati da produzioni e paesaggi vitivinicoli di pregio, arricchiscono le cantine di nuove funzioni che integrano quelle strettamente produttive e chiedono per queste ultime una nuova modulazione. Gli spazi di visita delle cantine costituiscono un notevole attrattore per il turismo enogastronomico o più in generale per il turismo rurale nell’area interessata. Per il successo del progetto diventa essenziale una buona integrazione degli spazi di visita con quelli operativi, e al tempo stesso la riduzione dell’interferenza della presenza di visitatori nelle aree di lavorazione. Il percorso del visitatore accompagnerà infatti l’intero processo di produzione del vino, comprese le aree direttamente a servizio della trasformazione, mediante percorsi che seguono il ciclo produttivo ma che trovano una sede differenziata dalle aree frequentate dagli addetti e dai mezzi. Passerelle aeree dotate di adeguati elementi di protezione possono prestarsi a tale scopo. 5 La cantina è inoltre attrezzata con locali di rappresentanza e di accoglienza per i visitatori e comunica in essi i tratti caratteristici del proprio prodotto. Lo stretto rapporto tra vino e territorio può essere efficacemente comunicato in questi spazi se si riesce ad organizzare per il visitatore un’ “esperienza di percezione del vino” atta di informazione, di degustazione, di godimento del paesaggio, di piacevolezza. Una Particolare importanza è stata attribuita ad ambienti specificamente riservati alla degustazione, dotati di banchi attrezzati, tavoli e aree di servizio per il pubblico che, in relazione ai possibili abbinamenti alimentari che caratterizzano la degustazione, possono essere integrati con una cucina utilizzabile per la preparazione dei prodotti. All’area di degustazione ed espositiva viene conferita una grande rilevanza, sia in termini di superfici destinate, sia per la qualità architettonica, essendo delegato ad essa il compito di esprimere le caratteristiche peculiari e l’immagine dell’azienda. In relazione agli spazi di ampliamento disponibili, tale area può essere connessa con vere e proprie attrezzature turistico-culturali: spazi ricettivi, ristoranti, musei del vino, mostre d’arte, spazi espositivi o per eventi quali concerti, letture, spettacoli. 4/5/6-The three solutions for developing. Le tre soluzioni di sviluppo proposte nel progetto. 6 68 - INSIGHT INSIGHT - 69 The different aspects of planning have been necessarily designed taking in consideration building sustainability as a guideline. Building sustainability is seen as a method that distinguishes the whole construction and building management process through solid, decisive choices. Thus we analyzed those matters related both to the way the whole manufacturing building is conceived and to the peculiar functional, architectural and technical features. More specifically, the problem of controlling the internal microclimate which is considered particularly relevant in order to obtain quality products - has led us to devise a planning solution adopting passive systems. These systems contemplate the necessity of creating a great thermal inertia with materials providing a big mass, thus obtaining a thermal flywheel effect of the dominant winds, of heliothermal exposure, of the presence of vegetation nearby and of soil morphology. I diversi aspetti della progettazione sono stati necessariamente studiati considerando come linea guida la sostenibilità edilizia, intesa come metodo che contraddistingue, mediante scelte concrete e determinanti, l’intero processo di realizzazione e gestione dei fabbricati nel tempo. In tal senso sono state analizzate le questioni legate sia alla concezione complessiva dello stabilimento produttivo, sia alle specifiche caratteristiche funzionali e tecnico-costruttive. In particolare, il problema del controllo del microclima interno, ritenuto particolarmente rilevante per ottenere un prodotto di qualità, ha portato a pensare ad una soluzione progettuale che adotti sistemi passivi, che considerino la necessità di realizzare una grande inerzia termica con materiali in grado di fornire una grande massa per ottenere l’effetto volano termico, dei venti dominanti, dell’esposizione eliotermica, della presenza di vegetazione in prossimità, della morfologia del terreno. 9 10 The project envisages storage areas defined by completely or partially underground shells, roofs covered by rows of vines and thick walls in order to advantageously combine the lag of the thermal wave with the natural cooling through ventilation. The natural lighting is ensured by the skylights going through the opening, which bring zenithal light into the structure. The inclined covering can easily host solar power and photovoltaic systems, according to the company’s energy needs. The reuse of rainwater will guarantee a water resource for wastewater, irrigation and the internal cleaning of the winery. L’iIlluminazione naturale viene garantita dai lucernari che attraversano la copertura, portando la luce zenitale all’interno della struttura. La copertura inclinata si presta agevolmente ad ospitare impianti solari e fotovoltaici, a seconda del fabbisogno energetico dell’azienda. In fact, it is on the type of product that the importance of the different sections depends, as well as the global concept of the building. La progettazione dei fabbricati per la produzione vinicola deve avere come punto di riferimento il programma dello specifico ciclo produttivo. Dal prodotto realizzato dipende infatti l’importanza relativa assunta dai diversi reparti, così come la concezione globale dell’edificio. Nonostante la grande differenziazione delle esigenze produttive, si è voluto pensare ad una “cantina tipo”, che produca circa 1.000.000 (un milione) di bottiglie di vino all’anno, alla quale afferiscano circa 150 ettari di produzione. 15 Some macro-areas were identified which are usually present in all wineries, to each of which an approximate surface area has been assigned: - Raw materials delivery area, 1,000 sm; - Fermentation and refinement area, 1,000 sm; - Product storage and preservation area, 1,000 sm; - Bottling, packaging, warehousing and sales area, 1,000 sm. The modular winery project by Biancoarancio is therefore characterised by its strong innovative drive, which is expressed by the original concept. The project envisages an evolution of the traditional winery exclusively devoted to manufacturing and operational activities into a multifunctional structure designed to meet new tourism and cultural needs. Sono state individuate delle macroaree, generalmente presenti in tutte le cantine, a ciascuna delle quali è stata assegnata una superficie indicativa: - Area ricevimento materie prime, 1000mq; - Area fermentazione e affinamento, 1000mq; - Area stoccaggio e conservazione prodotto finito, 1000mq; - Area imbottigliamento, confezionamento, magazzino e vendita, 1000 mq. Questo schema ha portato a concepire degli elementi prefabbricati e modulari che possano risolvere in modo funzionale le quattro macroaree, ma che ne permettano al tempo stesso l’ampliamento e l’integrazione con altre microaree in modo estremamente flessibile. Il progetto della cantina modulare di Biancoarancio si caratterizza quindi per la sua forte carica di innovazione, manifestata nell’originale concept. General Consulting l locale si presenta allo stato attuale in buono stato, le volte a crociera e il colore dei mattoni rendono già suggestiva l’atmosfera, mentre un altro piccolo locale con il soffitto a botte, si presta bene per la riserva dei vini. In the center of Mantova city, the basement of an old palace becomes a private hospitable place to spend enjoyable evenings and meetings. Il punto di partenza del progetto è stato proprio quello di alterare il meno possibile l’architettura esistente e non sopprimerla attraverso l’inserimento di arredi. The place is in good condition, the cross vaults and the bricks’ color create a striking atmosphere, while another small room with the barrel ceiling reveals itself as the excellent place for the wine reserve. The starting point of the project was to change the least possible the existent architecture and to not abolish it with the insertion of the furnishing. The main room were divided in areas: the kitchen, the tastingcorner, the table for 20 people and the relaxing corner. The kitchen is the most important area, the heart where all the rest turns around. It is chosen a steel worktable, while a white wood covers the vertical section. The kitchen is perfectly equipped, with high performance appliances. In the tasting-corner we find a glasses display, a fridge cellar and an “old” slicer Berkel. 1 4 Il locale principale è stato suddiviso in zone: la cucina, l’angolo degustazione, con il tavolo per 20 persone e l’angolo relax. La cucina è la zona più importante, l’anima attorno alla quale ruota tutto il resto. È stato scelto il piano di lavoro in acciaio, mentre un legno sbiancato ha rivestito le parti verticali. E’ un’isola perfettamente attrezzata, con elettrodomestici ad alte prestazioni. Nel corner dedicato al “tasting” troviamo un espositore di bicchieri, una cantina frigo, e una “vecchia” affettatrice Berkel. Come la vetrina di una gioielleria, un serramento leggero e trasparente, divide il locale dalla cantina, arredata per contenere bottiglie di vino eccellente, ed essere anche punto di “tasting”. L’allestimento leggero e trasparente, mette in risalto la struttura architettonica originaria. Starting from the entrance, the route is characterised by a cosy waiting area which goes on to a kids play area with a bar and customer facilities, and ends in the restaurant hall; by crossing the hall one arrives at the open-plan kitchen and the different staff and utility rooms. 16-An innovative detail of the dividing panels. It is located near the Affi tollbooth (Brennero motorway), in a strategic intersection of roads on which both local and non-local tourists usually drive. It has a covered area of 367 sm and inside is a shopping room, where the products are highlighted by a catchy wall graphic pattern. In the central area of the building stands a restaurant isolated from the rest of the shop, with a bar, a buffet and refrigerator cases for product tasting. The whole area is surmounted by a coloured plasterboard partition which highlights it and distinguishes it from the remaining areas. The external facing is characterised by wooden boards having a design with horizontal staves. The same material is found for the internal shelves. Brand identity and façade design are again closely connected in this project developed by Biancoarancio. La sua posizione in prossimità del casello autostradale di Affi (autostrada del brennero), lo colloca in un crocevia di strade percorse da un turismo locale e non. Ha una superficie coperta di 367 mq e al suo interno trova posto una sala vendita i cui prodotti sono evidenziati da una grafica a parete accattivante ed elegante. Nella zona centrale c’è un’isola ristorazione con bar, caffetteria e banchi frigo per la degustazione dei prodotti venduti all’interno. Il tutto è sormontato da una veletta colorata in cartongesso che la evidenzia e la differenzia dal resto del locale. Il rivestimento esterno è caratterizzato da assi di legno con effetto dogato orizzontale. Lo stesso materiale lo ritroviamo per la realizzazione della scaffalatura interna. The design involves the expansion up to 3000 sm of the sale area and the integration between the clothing and footwear department. The task of the design is creating a singular space from a very articulated one and low, driving the customer in the discovery of every part of the store. The proposal is to set a scenic installation, remembering a “ramification” which extends for the whole ceiling surface. This setting is composed of main boles, which form the main “arteries” of the system, and by secondary elements of regular section, extending onto the very peripheral spaces. The new lighting system is integrated inside the scenic installation. The scenic installation, with its ramifications, descends from the ceiling shaping many focal points, wraps around pillars, and pervades trough the fitted walls and the fitting rooms, and becomes itself exibition support to show products. L’obiettivo del progetto era di realizzare un unico ambiente da uno spazio molto articolato e basso, e di accompagnare il cliente a scoprire tutte le The need to design the lay-out and the interior area of the Supermarket in Malta, demands firstly to understand the local market and the different principles which regulate the visual identity and the commercial flows inside the food stores. In Malta the space is scarce and precious, so it is necessary to develop in height. Car parks become an underground multi-floor and the sales floor, starting from the ground floor, climbs down to the basement. The supermarket will be placed inside an existing building, completely reviewed and located in one panoramic area of the Malta island. Three of the five underground floors will be occupied by a car park, one by the storehouse and one by the sales area. On the ground floor will be placed another sales area with the entrance from the main road, while on the three floors upside the supermarket will be realized residential lodgings. 82 - INSIGHT L’esigenza di progettare il lay-out e l’interior di un supermercato a Malta, ha dettato la necessità di capire prima il mercato locale, e quindi capire i diversi principi che regolano la visual identity e i flussi all’interno dei negozi food. A Malta lo spazio è un bene prezioso, ed è quindi necessario svilupparsi in altezza. I parcheggi diventano un multipiano interrato, così come pure la sala vendita, che parte dal piano terra per scendere al piano sottostante. Il supermercato oggetto di progettazione verrà collocato all’interno di un’edificio esistente, completamente rivisto, che si trova in una zona panoramica dell’isola di Malta. Nei 5 piani interrati troveranno posto 3 piani di parcheggio, un piano per il magazzino del supermercato e uno per la sala vendita. Al piano terra l’altra parte di sala vendita con ingresso dalla strada principale, e negli altri 3 piani sopra il supermercato verranno realizzati alloggi residenziali. parti del negozio, anche le più nascoste. La proposta è di realizzare una installazione scenografica sinuosa, che ricorda una “ramificazione” che si estende per tutta la superficie del soffitto. L’installazione è composta da “tronchi” principali sagomati che formano le principali “arterie” del sistema e da elementi secondari, di sezione regolare, che si estendono fino all’interno degli spazi più periferici. Il nuovo impianto luci, è integrato nell’installazione scenografica. L’installazione scenografica, con le sue ramificazioni, scende dal soffitto a formare alcuni punti focali, avvolge i pilastri e si insinua tra le pareti attrezzate ed i camerini di prova e diventa essa stessa supporto espositivo per esporre i prodotti.
