Arkimedica S.p.A.: Nasce Domani Sereno Real Estate
Già definito il primo investimento in due residenze per anziani in Piemonte
Cape Natixis SGR S.p.A. e State Street Global Investments SGR S.p.A., in partnership
con Arkimedica S.p.A., hanno effettuato il primo closing di Domani Sereno Real Estate (“Domani
Sereno RE”), fondo di investimento immobiliare chiuso riservato ad investitori qualificati.
Domani Sereno RE ha l’obiettivo di investire in beni immobili da concedere in locazione a primarie
società operanti nei settori della cura, della salute e dell’assistenza agli anziani e a persone non
autosufficienti, sia in Italia che all’estero.
Il focus principale di investimento sarà rappresentato dalle residenze sanitarie assistenziali per
anziani non autosufficienti (RSA).
Il Fondo è promosso da Cape Natixis SGR S.p.A., primo Advisor italiano di fondi chiusi per
numero di operazioni di investimento in piccole e medie aziende di successo, nonché azionista di
riferimento di Arkimedica S.p.A. Il coinvolgimento di Arkimedica nel ruolo di consulente del
Fondo, garantirà a Domani Sereno RE un accesso privilegiato al mercato di riferimento ed un
supporto “professionale” per individuare le migliori opportunità di investimento in tempi
estremamente rapidi.
La gestione operativa "day by day" è affidata a State Street Global Investments, società di gestione
del risparmio già attiva nel settore del Real Estate tramite Nicher Real Estate, fondo ad apporto
dedicato ad operazioni di sviluppo immobiliare.
Oltre ai soggetti precedentemente citati, anche Cape Live S.p.A. (Cape Listed Investment Vehicle
in Equity), l’ investment company promossa da Cimino e Associati Private Equity e quotata dal 19
luglio 2007 sul segmento MTF della Borsa di Milano, ha aderito all'iniziativa sottoscrivendo quote
in Domani Sereno RE per un totale di € 15,5 milioni.
DSREF partirà con una dotazione di € 25 mln, con un target massimo di raccolta pari a € 200 mln,
e, da subito, investirà € 7 milioni in due RSA situate in Piemonte, con una dotazione di 143 posti
letto, mentre una terza struttura è in fase di negoziazione ed è prevedibile che altri immobili
possano essere conferiti o venduti al Fondo nel resto dell'anno.
Torquato Bonilauri, Vice Presidente di Arkimedica, ha dichiarato: "Arkimedica intende
raggiungere 5.000 posti letto gestiti entro il 2010 e, per questo motivo, il supporto di un fondo
immobiliare specializzato in questo settore ci permetterà di concentrare le nostre risorse finanziarie
esclusivamente nell’acquisizione della gestione di RSA, lasciando ad un partner specializzato
l’acquisizione della parte immobiliare, massimizzando in questo modo il return on investment di
ogni singola operazione e la creazione di valore per i nostri azionisti".
Marco Vismara, AD di Cape Natixis, ha dichiarato: "Non sarà un fondo "captive" in quanto DSREF
intende investire anche in RSA non gestite da Arkimedica. Il mercato italiano delle RSA, con circa
200.000 posti letto privati esistenti e molti ancora da creare, è caratterizzato da un'enorme
frammentazione di operatori, proprietari dell'immobile e gestori al tempo stesso".
Giuseppe Campanella, AD di State Street Global Investments, ha dichiarato: "La collaborazione
con un operatore industriale di primo piano come Arkimedica e il know-how già acquisito da State
Street nella gestione di fondi immobiliari costituiscono delle ottime premesse affinchè Domani
Sereno RE diventi un’importante realtà nel panorama delle RSA in Italia”.

Arkimedica S.p.A.: Domani Sereno Real Estate Is Launched
First investment made in two nursing homes in Piedmont
Cape Natixis SGR S.p.A. and State Street Global Investments SGR p.A., in partnership with
Arkimedica S.p.A., have performed the first closing of Domani Sereno Real Estate (“Domani
Sereno RE”), a closed-end real estate investment fund reserved to qualified investors.
Domani Sereno RE will invest in properties to be leased to leading companies in the healthcare,
retirement home and nursing home sectors in Italy and abroad.
The primary investment focus will be on nursing homes for the non self-sufficient elderly people.
The Fund is promoted by Cape Natixis SGR S.p.A., the leading Italian Advisor for closed-end
funds (based on number of investment transactions in successful small and medium companies)
and majority shareholder in Arkimedica S.p.A. Thanks to Arkimedica’s role as Fund consultant,
Domani Sereno RE will be guaranteed privileged access to the reference market as well as
professional support for the best investment opportunities.
"Day by day" operations are assigned to State Street Global Investments, an investment fund
operating in the real estate sector through Nicher Real Estate, a capital contribution fund devoted
to real estate development transactions.
In addition to the above partners, Cape Live S.p.A. (Cape Listed Investment Vehicle in Equity), the
investment company promoted by Cimino e Associati Private Equity and listed in the MTF
segment of the Milan Stock Exchange since 19 July 2007, has taken part in the project by
underwriting € 15.5 million in DSREF shares.
Domani Sereno RE will begin operations with a commitment of € 25 million (with a maximum
target of € 200 million), and will immediately invest € 7 million in two nursing homes in Piedmont
with a total of 143 beds. A third structure is now being negotiated, and other properties are
expected to be contributed or sold to the Fund during the year.
Torquato Bonilauri, Vice President of Arkimedica, says: "Arkimedica intends to reach 5000
managed beds by 2010 and, for this reason, support by a real estate fund specialised in this sector
will permit us to allocate our financial resources exclusively to nursing home management, leaving
real estate acquisition to a specialised partner. This will maximise the return on investment of each
transaction and create value for our shareholders.”
Marco Vismara, Managing Director of Cape Natixis, adds: "This will not be a captive fund because
DSREF also intends to invest in nursing homes not managed by Arkimedica. The Italian nursing
home market, now with approximately 200,000 private beds and many more to be added, is
characterised by enormous fragmentation of operators, who are both landlords and managers.”
