The total value of the properties covered by the IPD
Databank results was €13.8 bn, representing 24% of
the value of the holdings of the financial institutions and
property companies.
Metodologia
L’indice IPD misura i rendimenti di investimenti
immobiliari diretti professionalmente gestiti e detenuti in
portafoglio per la durata dell’intero anno, ed è calcolato
con metodo “time-weighted” conformemente ai Global
Investment Performance Standards (GIPS). I singoli
rendimenti mensili sul capitale impiegato sono
capitalizzati trimestralmente, annualmente, o per periodi
di tempo più lunghi ove necessario. I componenti di
Capital Growth e di Income Return sono calcolati
individualmente con la stessa metodologia, e pertanto
per periodi di tempo superiori al mese possono non
sommare esattamente al valore del Total Return.

Methodology
IPD Indices measure returns to professionally managed
direct property investments held from one open market
valuation to the next, and are calculated on a timeweighted basis - in full compliance with the Global
Investment Performance Standards (GIPS). Single month
returns on capital employed are compounded over
quarters, years or longer periods as required. Capital
growth and income return components are each
computed in the same way, and so for periods of more
than one month they may not sum exactly to total return.
