SORGENTE GROUP Building Collection The basis of our Group’s investment philosophy, has always consisted in the rewarding choice of acquiring buildings defined as “Historic, Trophy and Beautiful Buildings”, that is to say real “Our philosophy estate properties deemed of great value from a historic, architectural, stylistic and geographic point of view. This strategy enables Sorgente Group and its investors to rely on stable returns, since this type of real estate maintains its value even during times of greater market uncertainty. The following “Building Collection”, represents the Group’s hard work over the years: spanning from Rome to Milan, from of investment aims at the acquisition of historic, trophy & beautiful buildings London to New York and extending to smaller urban centres such as Monza and Carrara. Sorgente Group has always focused on the quality and beauty of buildings, which are real estate values that are deemed as indestructible and constant. We consider this incessant research to be the starting point of a tradition that takes us back in time, when in 1928-29, through a series of companies that have evolved over time but which are today still present within the Group, we contributed in constructing buildings “ which have made history, such as the Chrysler Building. A majority stake in this iconic skyscraper was subsequently purchased by our Group in 2005 and sold in 2008. Today, the Collection boasts significant examples of Art Déco, Liberty, Art Nouveau and neo-Romanesque architecture, as well as examples of modern buildings designed by important architects, such as La Rinascente in Piazza Fiume, a unique building designed by Franco Albini. Pearls of architecture, style and history which represent us all over Valter Mainetti the world and each building has an exclusive and distinct number which makes it unique. The Flatiron Building in New York, as its name suggests has the shape of an “iron”, towering like a ship leading the city towards progress. The style of Roman churches is re-evoked in the Fine Arts Building in Los Angeles, where architecture, sculpture and art are integrated in an exemplary way, while the Clock Tower Building dominates the Santa Monica bay with its four dial clock, visible even at great distances. The Renaissance influence, filtered from the Beaux Art experience, is the theme of the two cast-iron buildings on Greene Street New York. Whilst the three cast-iron buildings situated in the “Tribeca” district on White Street, date back to 1869 and are the subject of an enhancement project studied according to the most advanced sustainability principles aimed at safeguarding the environment. Across the ocean, the Queensberry House in the Mayfair district of London, is unique due to its elegant and sober style, revealing a much more lavish internal appearance compared to what the austere façade might suggest to the onlooker: rare materials such as Portuguese stone, Carrara marble and American walnut were used inside. The Collection also includes two ancient Châteaux, managed by Sorgente Group as five star hotels through the “Sorgente Hotels and Resorts” brand: Château de Codignat, a castle in the Auvergne region with façades in stone masonry, arkose and bricks which evoke its origins as feudal fortress and Château de Mirambeau, situated between the Bordeaux and Cognac regions which encapsulate the characteristics typically associated with the castles of the Loire Valley, an exemplary representation of Italian Renaissance. Art Nouveau distinguishes the Roman headquarters of our Group: a building dated 1910 and located at the beginning of via del Tritone, towards Piazza Barberini: Palazzo del Tritone, a stunning renovation of Roman liberty thanks to careful works of restoration and enhancement of the building. The Tritone Exhibition Space on the first floor of the building, a theatre for events and exhibitions, represents our contribution to the cultural life of the Roman Trident. Via del Tritone in the direction of via del Corso, leads to the Galleria Colonna re-baptized as Galleria Alberto Sordi, a prestigious showcase inspired by Parisian galleries and fully dedicated to shopping as well as a Palazzo del Tritone, Roma 2 Sorgente Group - Building Collection location for photographic exhibitions, concerts and artistic events. Sorgente Group - Building Collection 3 The Galleria which unites diverse styles, is today a crossroad for Roman citizens and tourists, rising among other historical and powerful buildings, such as Palazzo Chigi which hosts the House of Representatives, Palazzo Wedekind, the historical headquarters of the daily newspaper “Il Tempo” and Palazzo Ferrajoli. Another spot designated for shopping is La Rinascente in Piazza Fiume in Rome, designed by Franco Albini, which portrays the architectural styles of the Capital: a building strongly integrated with the square hosting it. The history behind the Roviano building, situated at the gates of Rome, is fused with the history of the religious orders and of the noble families, which previously owned the said building through the centuries: the Benedictine monks, around the 1100, the Colonna family until 1500 and finally the Missionary Oblates of Mary Immaculate which transformed it into a monastery. Today, following the plantation of the “Parco degli Ulivi”, Roviano is currently being studied with the aim of establishing a social-care home which responds to the typical ethical economic criteria. In the city of Carrara, the Palazzo delle Poste stands out: built with particular focus on its corner position, it is a work of art of the Thirties, and is the only building of its kind to be entirely coated with the most prestigious local marbles. White Carrara marble was also used for the building on via Balestra in Lugano, situated in the financial centre of the Canton Ticino. The building on via Senato in Milan, renews Sorgente Group’s preference for Liberty style, re-interpreted by the architect Campanini according to the Milanese school. Today it is the headquarters of a bank situated in the heart of the fashion capital. Completely different but equally majestic is the complex which dominates via Cordusio and the relative square: a modern heart in a building which evokes classical architecture, as well as being a renowned trophy building of the Milanese capital. At the gates of Milan, in the delicious city of Monza, La Rinascente: completely in harmony with the architectural Hapsburg models of the city, the “big department stores” recall the Viennese villas of mid-19th century with big circular towers and the neo-classical façade which distinguish them. The creation of a Building Collection of such value, has been possible due to Sorgente Group’s particular structure, currently present in several international markets through three holding companies that operate in a number of countries throughout the world: Sorgente Group SpA (Italy), Sorgente Group of America Corporation (USA and Brazil), Sorgente Group International Holding Ltd. The local presence, through autonomous and well-established structures, in the target countries allows for a diligent and straightforward monitoring of the market, as well as the possibility of taking hold of the best local real estate investment opportunities. Sorgente Group also specializes in building requalification and restoration works, especially in New York where renovation works of historical buildings, such as those situated on Greene Street in SoHo and on White Street at Tribeca, drastically improved the value of the assets, and with the fractional sale of the buildings, have provided and will provide excellent returns for the funds. Today the overall value of the real estate portfolio, owned and managed by our funds, amounts to 4.3 billion Euros, and the buildings which we chose to describe in this Collection stand out as a tangible result of our constant research endeavors. Il Flatiron Building di New York reca già nel nome l’indicazione della sua forma a “ferro da stiro”, svettando come una nave che guida la città verso il progresso. Lo stile delle chiese romaniche permea il Fine Arts Building di Los Angeles dove architettura, scultura e pittura si fondono in maniera esemplare, mentre il Clock Tower Building domina la baia di Santa Monica con il suo orologio a quattro quadranti, visibile a grandi distanze. Il Rinascimento, filtrato dall’esperienza Beaux Art, fa da filo conduttore per i due edifici in ghisa di Greene Street. I tre edifici in ghisa, ubicati invece nel quartiere “Tribeca” a White Street risalgono al 1869 e sono sottoposti ad un progetto di valorizzazione, studiato secondo i più avanzati principi di ecosostenibilità, con l’obiettivo di salvaguardare l’ambiente. Al di là dell’Oceano, a Londra, la Queensberry House nel quartiere di Mayfair si distingue per sobrietà ed eleganza, rivelando interni ben più sontuosi e ricercati di quanto la facciata austera faccia presagire: sono utilizzati materiali rari come la pietra del Portogallo, il marmo di Carrara e il legno di noce americano. Nella Collezione sono presenti poi due antichi Chateux che Sorgente Group, attaverso il brand Sorgente Hotels and Resorts, gestisce come alberghi a cinque stelle: Château de Codignat, castello della Regione dell’Auvergne le cui merlature in pietra, arcosia e mattoni ricordano le proprie origini di fortezza feudale e Château de Mirambeau, tra le regioni di Bordeaux e Cognac che riassume le caratteristiche dei tipici castelli della Loira, un richiamo esemplare al Rinascimento italiano. L’Art Nouveau contraddistingue la sede romana del nostro Gruppo: un immobile del 1910, su via del Tritone, nel tratto più vicino a Piazza Barberini: Palazzo del Tritone, splendido recupero della Roma Liberty grazie a un attento lavoro di valorizzazione e restauro. Al piano terra dell’immobile lo Spazio Espositivo Tritone, teatro di eventi e mostre, rappresenta un nostro contributo alla vita culturale del Tridente romano. Nella direttrice di via del Tritone che culmina su via del Corso, la Galleria Colonna ribattezzata Alberto Sordi, prestigiosa vetrina dello shopping liberamente ispirata alle galleries parigine, ospita anche mostre fotografiche, concerti e installazioni artistiche. La Galleria, Clock Tower Building, Santa Monica 6 Sorgente Group - Building Collection che fonde più stili, è oggi il crocevia di cittadini romani e turisti in un percorso che si articola tra Sorgente Group - Building Collection 7 storici palazzi di potere come Palazzo Chigi, che ospita il Consiglio dei Ministri, Palazzo Wedekind, sede storica del quotidiano “Il Tempo” e Palazzo Ferrajoli. Altro luogo deputato allo shopping è La Rinascente di Piazza Fiume a Roma, progettata da Franco Albini, che rivisita in chiave moderna gli stilemi dell’architettura della Capitale: un complesso fortemente integrato con la piazza che lo ospita. La storia dell’immobile di Roviano, alle porte di Roma, si intreccia con quella degli ordini religiosi e delle nobili famiglie ai quali è appartenuto nei secoli: i monaci Benedettini intorno al 1100, la famiglia Colonna fino al 1500 e infine i Missionari Oblati di Maria Immacolata che lo hanno trasformato in monastero. Oggi, dopo la piantumazione del “Parco degli Ulivi”, è oggetto di studio per una struttura socio-assistenziale che risponda a criteri economici di tipo etico. Nella cittadina di Carrara spicca il Palazzo delle Poste costruito intorno all’elemento architettonico dell’angolo, opera degli anni Trenta, è l’unico edificio del genere ad essere interamente rivestito dai più pregiati marmi locali. Marmi bianchi di Carrara anche per l’immobile di via Balestra a Lugano, collocato nel centro finanziario del Canton Ticino. L’immobile di via Senato a Milano rinnova la predilezione del Gruppo per il Liberty, reinterpretato dall’architetto Campanini secondo la scuola milanese: oggi sede di una banca, si trova nel cuore del quadrilatero della moda. Decisamente diverso, ma altrettanto maestoso, è il complesso che domina via Cordusio e la relativa piazza: cuore moderno in un palazzo dai richiami architettonici classici, è un trophy building noto nel capoluogo milanese. Alle porte di Milano, nella deliziosa città di Monza, La Rinascente: pienamente in armonia con i modelli architettonici asburgici della città, i “grandi magazzini” ricordano le ville viennesi di metà Ottocento con le grandi torri circolari e la facciata neoclassica che li contraddistinguono. La realizzazione di una collezione di questo valore è stata possibile grazie all’organizzazione del Gruppo, presente oggi in molti mercati internazionali, attraverso una struttura che si articola con tre holding operative in diversi Paesi del mondo: Sorgente Group SpA (Italia), Sorgente Group of America Corporation (USA e Brasile), Sorgente Group International Holding (Regno Unito, Svizzera, Lussemburgo, Francia, Emirati Arabi). La presenza, con strutture autonome e ben inserite nel territorio, permette di monitorare il mercato con grande facilità e di cogliere le migliori opportunità d’investimento locale. The building is situated on the upper part of via del Tritone towards Piazza Barberini, in the block bound by via del Tritone, via del Boccaccio and via degli Avignonesi. Its construction, which was completed in 1910, was part of the building programme planned to create the modern via del Tritone, that began in 1885 and which continued until 1925 as part of the urban upheaval to prepare Rome for its role as a national Capital. In 2011, after an elegant renewal of the façade and the renovation works of the interiors headed by Paola Mainetti, the Vice President of Fondazione Sorgente Group, the building has been designated as Sorgente Group’s head office. The building has eight floors above ground and two below, and it has maintained its original volume, to which at a later unknown date, the Venetian roof terrace set back from the cornice was added – facing via del Tritone, and a second portion on the street behind, on via degli Avignonesi, more articulate and lower than the first part. The two parts of the building are structurally and statically joined by a load-bearing core. The construction of virtually all the buildings on the right side of via del Tritone, between Largo Tritone and Piazza Barberini, facing the square, as well as the consequent widening of the street itself, was contracted almost entirely to the Società Italiana per Imprese Fondiarie (it is not clear whether the acronym of the company, also found on the façade of the headquarters of Sorgente Group, is SIFI or SIIF). Taken altogether, the buildings built by the above-mentioned company over the course of a decade exemplify, each in its own way, the most mature and streamlined expression of that mittel-European Art Nouveau that derived from the Jugendstil, which in the early years of the twentieth century replaced the imaginative and highly ornate floral quality of the French version in vogue in the last decade of the previous century. This international style is clearly reflected in the building in via del Tritone, completed in 1910, as the stylized date over the entrance suggests, under the direction of the Engineer Pietro Satti, in pursuance of the project designed by the architect Prof. G. B. Boni and by the Engineer Menegazzo, as can be noted from the collection of loose photographs entitled Case e Palazzi d’Italia (Houses and Palaces of Italy) (Milan, Casa Editrice d’Arte Bestetti & Tumminelli). Stylistically, the building figures as transitional: the basic design is traditional though the verticality of perspective reflects a modernity enhanced by the decoration that emphasizes the vertical structures. Classical stylistic features and typical decorative elements of the late 19th century academicism mingle with structural elements and the stylized, geometric and floral decorations in Liberty style. The façade overlooking via del Tritone is severely symmetrical, divided up by a huge double order on the first two floors to a single order on the successive floors, and whose pilaster strips change from being smooth to grooved from the third floor upwards. The vegetal and geometrical decorative elements lend an Art Nouveau feel to the traditional travertine wainscoting and the large bays located at the base of the pilasters, which are still eclectic to a large extent. I due corpi sono uniti strutturalmente e staticamente da un’anima interna portante. Sotto il profilo stilistico deve considerarsi un edificio di transizione: tradizionale nell’impostazione, risulta moderno nelle proporzioni stirate in altezza e accentuate da una decorazione che esalta gli elementi verticali. Stilemi classici ed elementi decorativi dell’accademismo di fine ‘800 si mescolano a membrature e decorazioni stilizzate, geometriche e floreali, di gusto Liberty. La facciata su via del Tritone è rigorosamente simmetrica, scompartita da un ordine gigante doppio per i primi due piani e singolo nei piani successivi fino all’attacco della trabeazione, con le paraste che si trasformano da lisce a scanalate. Mentre i costrutti decorativi vegetali e geometrici traducono in stile Liberty sia la tradizionale zoccolatura in travertino che le grandi bugne collocate alla base delle paraste, tutto sommato ancora di gusto eclettico.
