Giuseppe Luraschi Una piramide luminosa A light pyramid Nella ristrutturazione di una banca nel cuore di Milano, è stata realizzata una piramide in alluminio e vetro con il sistema Teknowall W50p The refurbishment of a bank in the heart of Milan achieves an aluminium and glass pyramid by the Teknowall W50p system Un pregevole edificio dei primi del Novecento, ubicato in via Santa Maria Fulcorina 9, nel pieno centro storico di Milano, che ha avuto il singolare destino di essere stato edificato come sede di banca e, a distanza di anni, di essere ritornato a questa funzione, in modo quasi casuale, dopo esser stato per diverso tempo inutilizzato. L’edificio è stato costruito, sulla base di una richiesta di nulla osta risalente al dicembre 1909 e ad una licenza di occupazione rilasciata dal Comune di Milano nel settembre 1910, dalla Banca Proprietari Case, come sede della propria attività. Gli originali atti di fabbrica riportano i nomi dell’ing. Leonardo Pellini e dell’arch. Antonio Cavallazzi quali direttori delle opere, mentre Giuseppe Dugnani è indicato quale costruttore. Un edificio disposto su tre livelli, più un piano interrato e un sottotetto, caratterizzato da una elegante facciata. Al piano terreno, centralmente, si aprono tre ingressi affiancati, sovrastati da un balcone posto al primo piano. Le aperture di questo piano - in parte porte finestre, le tre che danno accesso al balcone centrale, più le due poste alle estremità con accesso a piccoli balconcini, e in parte finestre semplici - sono sormontate da timpani e intercalate da medaglioni con teste scolpite. Le aperture al secondo piano sono invece costituite da una successione di cinque bifore, affiancate da una coppia di trifore, poste rispettivamente all’estre16 L’edificio di via Santa Maria Fulcorina a Milano, nuova sede della Cassa di Risparmio di Ferrara. The building situated in via Santa Maria Fulcorina in Milan, the new head offices of Cassa di Risparmio di Ferrara. vizio, l’edificio si è presentato con una consistenza, con caratteristiche architettoniche ed edilizie e con l’impianto distributivo corrispondenti a quelli originari, fatte salve alcune modifiche interne di modesta entità. Uno stato di fatto così riassumibile. Il piano interrato è destinato a caveau, con sale per cassettisti e locali termici. Il piano terreno si presenta con un ampio salone centrale destinato al pubblico, con illuminazione zenitale proveniente da un lucernario (strutturalmente modificato rispetto a quello originario), con colonnato su tre lati a delimitare la zona degli operatori bancari. La destinazione del primo piano è, sul fronte, ad uffici di rappresentanza, mentre gli uffici amministrativi sono ubicati mità sinistra e destra del fronte. A testimonianza del suo valore architettonico e storico, un decreto ministeriale del 15 febbraio 1960 ha sottoposto a tutela l’intero immobile, fatta eccezione per una porzione acquisita successivamente all’edificio originario. Di questa porzione, costituita da due locali al solo piano terreno, in adiacenza verso sudovest, manca ogni documentazione per risalire all’epoca di costruzione, ma si tratta comunque di un’acquisizione avvenuta anteriormente al 1940 Progettato specificamente quale sede bancaria, con sportelli per il pubblico, uffici amministrativi e residenza annessa, l’edificio, si diceva, ha sempre mantenuto questo utilizzo, pur attraverso una successione di utenti diversi. Ed è forse grazie anche a questa continuità che, al momento dei lavori di ristrutturazione edilizia, che esamineremo in questo ser17 sul retro. Il primo piano è costituito da tre corpi di fabbrica posti attorno a un cavedio centrale, che corrisponde al lucernario del sottostante salone per il pubblico. La destinazione del secondo piano è a residenza con annesso studio. In origine a questo piano era anche segnalata una “portineria notturna”, unificata in seguito alla residenza. Infine il piano sottotetto, raggiungibile mediante una botola con scala a scomparsa ricavata nel soffitto del secondo piano. I collegamenti erano assicurati da una scala di rappresentanza che dal salone 18 per il pubblico, posto al piano terra, dava accesso al caveau, nel piano interrato, e agli uffici di rappresentanza, posti al primo piano. Una scala secondaria permetteva anche il collegamento con il secondo piano. All’interno di questo vano scala trovava posto anche un piccolo ascensore, la cui installazione è stata realizzata, con ogni probabilità, in un momento successivo all’edificazione. A livello del secondo piano sono presenti delle terrazze praticabili, che occupano una parte soltanto della superficie del piano sottostante. Edificato nel 1910 come sede della Banca Proprietari Case, l’edificio è stato oggetto di recenti interventi di ristrutturazione edilizia, curati da Giuseppe Luraschi, che hanno riguardato principalmente il recupero abitativo del sottotetto e la manutenzione straordinaria delle coperture. Built in 1910 to host the head offices of the Homeowners Bank, the building has recently undergone some refurbishment work headed by Giuseppe Luraschi which have concerned the penthouse floor and the roofing. Il tetto, infine, presentava una copertura a falde in tegole marsigliesi, con volumi tecnici in lastre ondulate. L’intervento di ristrutturazione edilizia ha riguardato la manutenzione straordinaria delle coperture e il recupero abitativo del sottotetto. Per quanto riguarda la copertura a falde sopra il sottotetto, si è provveduto alla ristrutturazione dell’orditura principale in legno, alla verifica delle travature esistenti e al loro riposizionamento nello spessore della struttura secondaria. I travetti in falda sono stati sostituiti con pannelli lignei a pacchetto (composti da legno - isolante termico - legno) di pari spessore. Tutto il manto di copertura in marsigliesi è stato riposizionato, con la sostituzione, ove necessario, delle tegole non più adatte con nuove tegole colorate a somiglianza di quelle esistenti. Completamente sostituita anche la lattoneria in rame. Sul fronte dell’edificio posto a nord-est sono stati aperti degli abbaini. Sul fronte opposto, a sud-ovest, dei terrazzi praticabili. Interventi questi che non hanno comportato alcuna modifica delle altezze di colmo di gronda, né delle linee di pendenza delle falde. Il sottotetto è stato recuperato, con la realizzazione di una unità residenziale collegata ai servizi generali esistenti, dopo il rinforzo strutturale del pavimento. Un discorso a parte riguarda la realizzazione di un nuovo vano ascensore per il collegamento dei vari livelli, dal piano interrato al secondo; intervento diretto anche all’eliminazione delle barriere architettoniche. L’ascensore posizionato nell’anima della scala, che come si è visto era stato inserito in un momento posteriore rispetto all’edificazione dell’edificio, è stato rimosso perché obsoleto e di dimensioni insufficienti. La sua sostituzione non è avvenuta nello stesso luogo, bensì realizzando un nuovo vano di corsa, in adiacenza ma esterno al vano scala, sacrificando dei vani accessori esistenti e dei collegamenti interni ai pianerottoli della scala. Fra i vani sacrificati dei servizi igienico sanitari, che sono stati comunque riposizionati in altro loco per lasciare inalterata la dotazione ai vari piani. È stato così messo in opera un nuovo ascensore oleodinamico di collegamento 19 20 dal piano interrato al secondo, gli stessi piani già serviti dall’ascensore precedente e rimosso. Non è stato infine previsto alcun collegamento con il sottotetto, reso ora abitabile, e questo al fine di evitare di dover costruire un volume tecnico, emergente la copertura. Il collegamento con il sottotetto è stato però realizzato con il prolungamento della scala esistente, realizzato con una nuova rampa in tutto omogenea a quella in essere. Ovviamente anche la copertura di questo vano scale è stata modificata, sostituendo le originarie lastre ondulate con tegole marsigliesi, del tutto analoghe a quelle di copertura del corpo di fabbrica principale. Come si è descritto, la planimetria dell’immobile si presenta come un quadrato al cui centro vi è un lucernario piramidale a base quadrata. Ed è proprio intorno a questo elemento che si è sviluppata una parte importante dell’intervento di ripristino. Il lucernario e il colonnato che ne sorregge la struttura portante, sono infatti una parte molto caratteristica dell’ampio salone a cui si accede direttamente dall’entrata. Ma il lucernario originale, a forma piramidale, era stato modificato in un lucer- 21 nario a sezione a lanterna, modifica apportata per dotarlo di griglie d’aerazione. È stato quindi riprogettato un nuovo lucernario a quattro falde, conforme quindi a quello del progetto originario, ma migliorato nelle sue qualità termoisolanti, nel rispetto delle norme per i consumi energetici. Il sottostante velario in carpenteria metallica e vetro è stato invece recuperato senza alterazione, ed è stato messa in sicurezza ai fini antinfortunistici. Il raccordo del nuovo lucernario con la struttura esistente è stato realizzato mediante l’utilizzo di piastre in ferro saldate alle vecchie travi. In questo modo, sfruttando la struttura in ferro esistente come appoggio perimetrale, la nuova “cupola” si caratterizza principalmente per il nodo centrale oltre che per la presenza di profilati con canali di raccolta acqua integrati. Tutto ciò è stato possibile con l’utilizzo dei nuovi profilati di Alcoa Teknowall W50p. Grazie alle loro ampie sezioni portanti non è stato necessario l’utilizzo di rinforzi supplementari o di elementi di sostegno. Il nodo centrale ha una doppia funzione: sostiene i quattro montanti diagonali e contemporaneamente ha lo scopo di garantire una ventilazione corretta del vano inferiore. La parte a vetro è stata realizzata con vetri camera rispondenti alle esigenze di sicurezza, utilizzando vetri antisfondamento, e di isolamento termico, utilizzando vetri riflettenti temperati. L.M. Based on the request for a permit dating back to December 1909 and an occupancy licence issued by the Municipality of Milan in September 1910, the Homeowners Bank had the building erected to host their head offices. The original building documents bear the names of engineer Leonardo Pellini and architect Antonio Cavallazzi as work managers, while Giuseppe Dugnani is indicated as the property developer. A three-storey building plus an underground level and a penthouse floor, characterised by an elegant façade. Right in the middle of the ground floor, the balcony on the first floor overhangs the three entrances. The apertures on this floor - partly French windows - three giving access to the central balcony, plus two placed at 23 the two opposite sides with access to the small balconies - and partly standard windows - are topped by gables and spaced by medallions with sculptured heads. The openings on the second floor, instead, consist of a series of five mullioned windows, flanked by a pair of threelight windows, placed respectively at the left and right end of the front. Mounting evidence of its architectural and historical relevance is provided by a ministry decree dating from 15 February 1960 which provides for the preservation of the entire property, except for a portion annexed to the original building subsequently. Of this portion, consisting of two rooms on the ground floor, heading south-west, no documents are available to trace back the date of construction; what is certain is that the annexation dates back prior to 1940. Specifically designed to host the bank 24 head offices with branches open to the public, administrative offices and annexed residence, the building has always performed this function while the usership have changed over the years. Probably it is also thanks to such continuity that, upon the refurbishment works illustrated by the present report, the building features the original architectural and building characteristics as well as the original layout, except for a few minor interior transformations. Below a description of the building space distribution. The underground level houses the vault where are found safe-deposit boxes and heating plants. The ground floor is a large lobby intended for the public with overhead lighting coming from a skylight (the structure being different from the original one) with a colonnade running on the three sides delimiting the area destined to the bank operators. The offices found on the first floor of the front are entertainment offices, while the administrative offices are situated on the back. The first floor consists of three blocks opening round a central atrium which corresponds to the skylight of the lobby underneath. On the second floor is found a residence with annexed study. Originally this floor also comprised the night-time porter’s lodge, eventually annexed to the residence. Finally the attic, reachable via a trapdoor with fold-away ladder accommodated in the ceiling of the second floor. Connection to the various floors was ensured by a stairway which, from the ground floor lobby, gave access to the vault in the underground level and to the entertainment offices on the first floor. A secondary stairway also ensured connection to the second floor. Inside the stairwell is also accommodated a small lift the installation of which un- doubtedly occurred after the construction of the building. On the second floor are also found practicable terraces which only occupy part of the surface of the underneath floor. Finally the building featured a Marseilles tile double-pitch roof, with technical volumes made of undulated slabs. The refurbishment work has concerned the extraordinary repairs of the roofing and the rehabilitation of the attic for habitation purposes. As to the pitch roof above the attic, it has been necessary restructuring the wooden framework, inspecting the existent beams and have them repositioned in the secondary structure. The pitch joists have been replaced by wooden panels (consisting of wood - insulating material - wood) of the same thickness. The Marseilles tile covering has been repositioned by replacing, where needed, the old tiles with new coloured tiles resembling as closely as possible the current ones. The copper work has also been replaced completely. A major role in the refurbishment work has been played by the skylight overhanging the central lobby. A skylight that has been restored to its original configuration by the use of modern materials. 25 garret windows, while on the opposite side, south-west, are found some practicable terraces. None of those measures have implied to modify either the height of the eaves trough or the slope of the pitch. After accomplishing the structural reinforcement of the floor, the attic has been transformed into a dwelling unit connected with the utility block. Some considerations apart concern the installation of a new lift for connecting the various floors, from the underground level to the second floor; a measure also meant to the removal of architectural barriers. The lift, which had been installed in the stairwell after the construction of the building, has been removed because its size proved inadequate. The substitution of the lift has not occurred in the same site. In fact a new shaft external to the stairwell has been built while taking advantage of auxiliary space and the in26 ternal connections to the staircase landings. Of the space wasted, the toilets have been positioned elsewhere in order to leave the facilities on every floor unvaried. A new oil-pressure lift has thus been installed connecting the underground level to the second floor, the same floors previously reached by the earlier lift, subsequently removed. No connection with the attic has been envisioned, which has now been transformed into a living space, in order not to have to build a technical volume, protruding from the roof. The connection with the attic has been possible by the extension of the current stairway, made by a new flight of stairs in keeping with the current one. Of course also the roofing of this stairwell has been modified, by replacing the original undulated slabs by Marseilles tiles, in every bit similar to La nuova piramide del lucernario è stata realizzata da Polinfissi con l’impiego del sistema Teknowall W50p di Alcoa. Il lucernario è caratterizzato da un nodo centrale in appoggio diretto sulla struttura perimetrale in ferro esistente. Un nodo che assolve a una doppia funzione: di sostegno dei quattro montanti diagonali e di garanzia di una ventilazione corretta del vano inferiore. La parte vetrata è stata realizzata con vetri camera antisfondamento e riflettenti temperati, per la sicurezza e per il necessario isolamento termico. The new pyramid of the skylight has been accomplished by Polinfissi by the system Teknowall W50p by Alcoa. Thanks to the wide section of the profiles, it has not been necessary resorting to supplementary bracing or bearing elements. The skylight is characterised by a central core resting directly on the existent iron structure. A core that fulfils a double function: sustaining the four oblique uprights and ensuring the appropriate ventilation of the space underneath. The glassed section consists of hardened smash-proof reflecting double glazing used for safety and insulating purposes. those of the main building block. As described earlier, the site plan of the building is a square, in the middle of which is a pyramid-shaped skylight with square base. An important part of the refurbishment work has focused on this very element. The skylight and the colonnade sustaining the bearing structure are a very characteristic feature of the large lobby which can be accessed directly from the entrance. Yet the original skylight, designed in form of pyramid, has been transformed into a skylight with lantern-shaped section. This change has been necessary in order to fit it with ventilation grids. A new four-pitch skylight has thus been designed, in compliance with that of the original project but improved as to its thermo-insulating characteristics, in compliance with energy-saving standards. The metal and glass framework, instead, has been restructured entirely and fitted with accident-prevention measures. The connection of the new skylight with the existing structure has been possible by means of iron plates welded to the earlier beams. In this way, taking advantage of the current iron structure, the new “dome” is primarily characterised by the central part, besides standing out for the presence of profiles with integrated water collection systems. This has been possible thanks to the use of the new Teknowall W50p profiles by Alcoa. Thanks to their wide bearing sections, it has not been necessary resorting to extra bracing or bearing elements. The central core has a double function: it sustains the four oblique uprights and, at the same time, it ensures the appropriate ventilation of the space underneath. The glass section has been made with double glazing in compliance with safety and thermal insulation standards while using smash-proof window panes and hardened reflecting glazing. L.M.
